The Edwards Waterhouse Inn is an elegant bed & breakfast opened in June of 2012. It has seen many uses including a home, sanitarium, women’s college dormitory and apartments. The original house, constructed in 1850 by F.S. Edwards was a modest Victorian then transformed in 1895 by Dr. John Waterhouse into the magnificent Queen Anne Victorian it is today by literally wrapping a "house around a house"!

My family (4 adults) visited EWI this month under difficult circumstances. We were attending a funeral and coming from three different cities. Jeff & Maggie made our stay perfectly comfortable and relaxing, despite our being harried and under considerable stress. Rooms were impeccably clean and fresh. A delicious breakfast the morning of the funeral sustained us all for a very long day. We appreciated all the extra special touches that EWI offered beyond what other lodging options would have provided: borrowed umbrellas, fresh coffee at 6am, turn down service and custom breakfast menus, warm rooms and extra heaters to fight the February cold, and to-go sandwiches and coffee when we departed early in the morning. Thank you so much to Edwards Waterhouse Inn for making our stay so nice when we really needed comfort.

Just had a short but sweet stay at the Inn while in Fredonia with my son for a music event. Innkeeper Jeffrey was thoughtful, informative and generous, our breakfast was delicious and the beds (we stayed in the Gilt Room) were very comfortable. We hope to have the opportunity to stay again!

Excellent value with wonderful hosts! Well appointed rooms in a refurbished historic mansion convenient to the college, town and thruway. Breakfast options were different and excellent with options for standard fare. Will surely return.

This B & B has all that you could ask for and MORE! The owners keep it immaculate. You feel safe and welcomed when you’re here. There is a cute pagoda covered in twinkling lights in the rear of the house for an outdoor drink or two. The owner offered to make us an outdoor fire as well. The room had a fire going when we entered it after our long day of wine trail affairs; it was very welcoming and a great touch. Breakfast is home made in the AM suited to your tasting. If you desire a very clean place with all the amenities then look no further. EWI is it!
