The house and pool are nice. There is no housekeeping service which I think is ridiculous considering the price. Also the soundproofing is terrible so if anyone is noisy (which there was at least one really noisy group staying at the time) it’s awful and the staff did nothing to intervene

I've stayed at The Madison twice now and can't recommend enough! The rooms are gorgeous, spacious and clean, wonderful showers (indoors and out), the pool is heaven. Wonderful staff takes great care of the grounds and guests. looking forward to my next trip out!!

If there was zero stars that's what this place deserves. I don't generally write reviews but felt compelled by an ongoing unresolved issue I've had with management since last summer. I've stayed many times over the years and it's always something with this place. The latest and longest issue started last summer when I had an emergency back home and left in a rush leaving behind several shirts in the closet. Seemed simple enough just call and they could send it to me. Of course I was willing to pay whatever the charge would be to ship it. The short of it is we spoke to the manager and several other people who answered the phone and got nothing more than lip service, they couldn't ship it for whatever reason and then they couldn't find it, then they did find it and they said they would meet someone at the Sayville side to pick it up. They would call us to organize where and when. That never happened, we called back countless more times and and each time was a different run around story from another clueless employee. Finally the lines went dead as the place closed for the season. We called a week ago as I will be coming to the island, again (not staying here, thank you) and another clueless employee answered but promised a call back. That was a week ago and we heard nothing. Today we spoke to the manager who remembered very clearly the situation and said an employee had "discarded" my clothes and "sorry there was nothing he could do". Btw the clothes were valued at $600-700. There are few places to stay in The Pines so not many choices. The location is great and for the most part it's clean. The negatives outweigh any positives in my opinion. Loud guests and the "free for all" that management allows to go on all night long is bizarre. I've been to a frat house but don't care to pay $500+ a night to sleep in one. I get a lot of people come to party on fire island and I'm no exception to that but 3 and 4 am screaming and partying is just obnoxious and disrespectful to other guests. All on top of the unprofessional and seems like transient staff no wonder it's run like a frat house but hey I'm sure someone is looking good in my beautiful Italian linen shirts.

Somehow I’d missed the review from July 2017 that talked about the extremely high prices for July 4th holiday when I booked the Dexter A upstairs bedroom this past January. My partner had never been to Fire Island and it has been 42 yrs since I was here. So after reading how expensive other rent by the night places were for old and tired accommodations I thought The Madison would be really something for the $620/night over the July 4 period. Pictures looked fabulous and most reviews were glowing. We found things a bit different. ...especially having a very comfy room in SoHo/TriBeCa at a Sheraton last week for $300/night during the Stonewall 50 celebration. The bed and sheets were comfortable. Although Mike, Edward and Angela were pleasant and accommodating, it’s difficult to overlook the price /night with these issues: Toilet was running upon arrival.. we didn’t mention it because we figured out how to hold the handle just right. SOMEONE should have noticed and mentioned when cleaning the room. Hang bar in closet can’t hang... Mike DID fix this after us bringing it to his attention. Vanity lights didn’t work-Mike also fixed this by REPLACING the missing light bulbs... how does this happen in a $620/night room? Mirror on floor ,as it was knocked off the screws on the wall. Bath fan hanging out of bath ceiling and doesn’t work- brought to Mikes attention but still didn’t work while we were there for 4 nights. No sink stopper- disaster waiting to happen with someone’s ring and water had to run while shaving . No soap dish- what a mess on the vessel sink vanity top. Shower curtain rod too high so water all over floor... we finally figured out we could adjust the rod after two days. One screw holding shower drain cover...didn’t stay in place. Spa was broken... no one tried to fix while we were there. Electrical wires hanging out from decking lights that were on 24/7. Other wires hanging around near double door main entry. No cover and wires hanging out of outlet behind refrigerator. Double door main entry hinges were loose so door wouldn’t close completely. Boardwalk entry door was always unlocked and door frame jam was falling apart as if someone had pried it open when locked ... not fixed while we were there. No bottled water greeting us for our use. No daily room cleaning. And, Deferred maintenance on decking that hadn’t been sealed in years.. splinters in feet waiting to happen. Upstairs outside deck furniture fraying, dirty and stained. Ashtrays full. I can just hear others saying there’s no way things could be THIS bad or we must be picky. I think this is the only time I felt like I just had to write a negative review so others might do more research before spending such an outrageous amount per night “for an exclusive gay experience “. You’ll notice most of my many reviews for other locations are very positive.

If you aren't going to rent a house for a week, this is the place to be! Great location right in the middle of everything, and a nice little property with a great pool and nice rooms. The best part, though, is the hospitality. It truly is a "guest house" where they take care of you and pamper you. Mike and Edward provided excellent service and made us feel most welcome. And Andrew, the owner, dropped in to check on everything more than once. The other guests are friendly and add to the home-y feel, without being on top of each other.
