Thanks so much to our innkeepers, Wilfred and Veda. We had a great time during our stay in July 2020. Extremely clean and welcoming rooms, loved the outside second level deck for relaxing. They followed all protocols for the C-19, rooms sterilized clean, 24-hour intervals between renting them. Our stay with them was enjoyable and relaxing. Great conversation and the food / breakfast was as delicious, nothing rushed, just an all-around relaxed and enjoyable time. They could not have been nicer.

I knew from the moment I saw the pictures and reviews that I wanted to spend my birthday weekend here, and learning more about the property, and especially the Caribbean owners, made me insist upon it. I could not be more grateful for the days I spent at Arbor View House. When we walked in, we were treated more like family than guests—a sentiment that despite the necessary social distancing measures, only grew over the days we spent in their lovely home.

Although we had the lovely Champagne suite with a private deck, engaging with Wilfred, Veda, and the other guests was so fun that we voluntarily took breakfast each morning together on the patio and talked for ages, learning more about each other and our personal histories—and you haven't lived until you've heard Wilfred's stories! He's a fount of knowledge and wisdom, and each recommendation that he gave us for local dining (Oysters Friskafella!), orchards and farms (Harbes!), vineyards, bike-riding (Dan’s rentals!) and pie (Briermere Farms!) were spot-on and made our stay that much more memorable. Veda is so kind, warm, witty, and lovely, and even surprised me with a special birthday breakfast.

Indeed, Veda’s cooking, a delightful fusion of Caribbean (channa! Ackee and saltfish!) and American (quiche! Sausage and peppers! French toast!) brought all of the guests together in joy and was the only thing that could get me out of those sheets. I have traveled extensively, and stayed in some of the finest hotels—although Arbor View House is a small bed and breakfast, the luxury of their sheets rivals the very best of hotels.

The décor was tasteful, charming, and a credit to the historic nature of the building—and yet somehow still looked completely renovated and fresh. The gas fireplace was an especially nice touch, as was the antique vanity desk and vase of fresh flowers cut for our stay. Modern touches included the light dimmers and relaxing whirlpool tub. Everything was immaculate, sanitized, and functioned beautifully, and it was a huge comfort to see how seriously they took COVID-19 while ensuring that we could still have a full and wonderful stay. Although we would have been able to enjoy even more amenities were it not for COVID (e.g. massage, robes), we did not feel that our stay was in any way lacking. Rather, it makes me that much more excited to return.

Overall, I genuinely felt like I was leaving friends and a new home when we had to leave. Whenever I am in the North Fork again, I will be sure to see my new Aunty and Uncle!

Thank you to Wilfred and Veda for the amazing stay at your bed and breakfast. Your hospitality, knowledge of area, great conversation and amazing food made our stay very enjoyable. The house and rooms are spotless, coffee is served to your room every morning and breakfast was served outside on the patio. The food was outstanding, something different and more delicious every morning.

My girlfriend and I stayed there during President's Week. We loved our stay, there is something unique about a "mom and pop" run business. We loved their attention to detail and catered our breakfast to what we would like to eat with a hint of something new to us. The room was amazing and cozy! Room we stayed in was the The Merlot Room very nicely situated and very clean. The grounds of the property seemed well maintained, we wished we could have explored it but way too cold for February. The location of Arbor View was like 7 minutes to Northport, with plenty of amazing restaurants to choose from. I would definitely recommend staying at the Arbor View, for us we liked the owners and their dedication to making our stay as pleasant as possible.

Our experience was superb at this wonderful black owned business. The food was amazing, the room and house was spotless and the Inn keepers were so nice to talk to and very knowledgeable about the area. Excellent hospitality, clean and comfortable accommodation More than my expectations from a B&B.

Words cannot express how absolutely wonderful this bed and breakfast is. The inn keepers have a vast knowledge and are the perfect host.If you love to have lively conversations, this is an added bonus. You will be more than accommodated and more than likely will not want to leave.The beds are comfortable you will sleep well, and wake up to the lovely sounds of birds. The breakfasts served are scrumptious and you will not leave the table hungry. Me, personally I am a stickler for cleanliness and this place is dust free, and the B&B is decorated with beautiful tasteful art and plants. We have stayed in a lot of inns but this one was the worst. We booked it because of the high rating.
First off you can see the entrance to the inn then when you drive in the driveway you see abandoned cars and a shed that needs to be torn down. When we entered the inn the innkeeper wanted to sit down across from each other and talk. He asked us where we from what we do etc. then he proceeded to ask me where I’m from. I told him I was originally from Germany and my husband is from here. He told us then that he always liked Germans and get along with them because they’re more worldly but not so much with the Americans which we thought was very rude. Then we told him that we are tired and would like to see where we sleep. He then took us upstairs to our room where he told us that breakfast is at 9:30 am. My husband looked at each other and then said to him that we won’t have breakfast because it’s too late. After we came back later that night we couldn’t get the fan to work or the A/c. It was so hot and we couldn’t sleep and also the bed and room smelled moldy. The next day we told him that we wouldn’t stay the extra night and we asked him to refund at least one night and gave him constructive criticism which he all acknowledged and thanked us for it. We got our money back after calling him for several days. We will never stay there again and don’t understand how he has such a high rating. We should have gotten a full refund.

Thank you for your feedback. However, I must set the record straight about what you wrote. The so-called shed is a historic barn that is older than the house. The barn and the attached are currently undergoing restoration. The original owner built the house circa 1790 on the National Register of Historic Places. We are proud to be the current caretakers. Some research indicates the barn predates that date. We are in the process of restoring the barn, and the construction is ongoing. We are not able to demolish it because of its historical significance. The cars in the parking lot are old but not abandoned. They are all registered and running but have been parked under large trees with falling leaves for a few weeks. One is a classic. When guests arrive, we ask them to take a seat to get to know them and discuss their dietary restrictions. This process we find to be beneficial to guests since many have preferences. We also provide guests with info on the area and help them make reservations. We talked about our many overseas visitors from Germany; we had not had any since Covid and were looking forward to them again. We serve coffee at 8 am, which we deliver to their room. We serve Breakfast at 9:30 am, but we have accommodated guests' requests for an earlier time. They did not request a change in the breakfast time. We have traditionally, upon request, offered an earlier modified breakfast. The guests never requested or reported that they could not operate anything in the room: the fan and the fireplace work. The room is also Air Conditioned, and the A/C works. As reported by many guests, our house is not moldy and spotless. They were not entitled to a refund. We were very generous, but in retrospect, they did not deserve the consideration since they lied in the review.

My original plan was to stay three nights, but I ended up staying four. This is a lovely 19th century house and the couple who operate it, Wilfred and Veda, know how to run a fine accommodation. Her Caribbean style breakfasts are worth the trip in itself, although I found it rather late for me to have it served at 9:30 am. I guess she would have to start very early in the morning otherwise to put it on the table earlier. My room, while a bit small, was beautifully appointed and the whole place and grounds abound with plants and greenery. Only other item: please tune the piano!😼

Arbor View House is a beautifully restored historic home that was a fantastic addition to our weekend trip to wine country. Wilfred and Vida are incredibly warm and caring hosts. The house and room was sparkling clean and very comfortable. The breakfast was delicious, very substantial, and prepared caringly to match our tastes. Wilfred and Vida even gave us extras to take away for snacks during the day.

My husband and I celebrated our 5th Anniversary at Arbor View House in East Marion, NY. Even before we arrived, the proprietors made sure that we were treated so well. They listened to our dietary restrictions and gave us many recommendations for restaurants and wineries to explore in the area.

When we arrived at Arbor View House, we were blown away by the beautiful landscaping, twinkly lights in the garden and grape vine leaf covered pergola. Then Wilfred greeted us and we saw the beautifully appointed Bed and Breakfast. The decor and attention to detail in the restoration is gorgeous!

We were in the Merlot room which was decorated with fresh flowers and more gorgeous furniture. The room had plenty of outlets, a great tv with Netflix ready to go, cushy towels, bottled water and a wine opener - everything we needed.

During our stay, the breakfasts on the back deck were a highlight! The cuisine, prepared by co-owner Vida, was superb and original. I’ll never forget the homemade blueberry cream cheese breakfast pastry or the delectable crab cakes with remoulade.

The best part of our three night stay at Arbor View House was getting to meet the owners, Wilfred and Vida Joseph. The love, care and attention that they pour into Arbor View House is obvious. As a guest, I was graciously welcomed and had many wonderful conversations with Mr. and Mrs. Joseph. Their recommendations for wineries, restaurants and unique places to visit in the area were all amazing. It was a pleasure to get to meet them.

I highly recommend Arbor View House and I can’t wait for our next visit!
