We love this small inn. The location is perfect for walks to town, dinner and the beaches. Our morning walk to Egypt Beach area were memorable. The staff is wonderful. Breakfasts are yummy. Very COVID safe. Our bed this time (Room 7) was not our favorite (two twin beds placed length wise). The bathroom was clean and very nice. They have beach passes for all East Hampton beaches, chairs, umbrellas and coolers if you want. It’s expensive but the location is perfect.

We recently stayed at the mill house for a little “girls trip” with my sisters and mother. Kenny & Dawn were absolutely warm, welcoming and accommodating to all of our needs and requests. We were In the mood to toast with champagne and immediately the Inn contacted a local liquor store and had it delivered ASAP. Breakfast was fantastic and their beds are sooooo comfortable! Will be returning!

The place is in a quiet, beautiful corner yet just 2 minutes walk from all the village action. Our room was clean and cozy. Dawn at the front desk took excellent care of us, She was very sweet and caring, and did her utmost to ensure that everything was perfect!! Thank u Dawn ❤️

Repeat guest for 15 years at least. We missed last year but came back last week. Pandemic impacts are present with deferred upkeep obvious- grounds and driveway and privet looking shaggy with potholes and tall weeds in privet. I think COVID precautions implemented are now excessive and out of sync with NY guidelines especially given very premium pricing. Hygiene theater I think is the term.
Paying more and getting much less in service. No housekeeping in room during stay. Had to set our own trash out in hall. No water or beverages in room fridge nor glassware. All magazines and local papers removed from rooms. Substitute pillows from usual feather. No snack bar in main house. Though snacks were available for asking during service hours.
Breakfast shrank and now shows up with knock at door and paper bag sitting on floor in hall. Room trim badly needs painting and some carpentry repairs.
As a long time patron I want to give a positive review but these are real issues. I must say impressed with evening inn manager Dawn. Pleasant, remembers names even of our dog! And very communicative.

I recently stayed at The Mill House Inn (Sept 2022) and was extremely disappointed in the quality of the room, the dining and the staff! There was not a lot of good in the experience - especially when compared to when I previously stayed at the inn approximately 6 years ago and it was fabulous.
This time however, the room was worn out with fraying carpets, peeling leather chairs, broken luggage racks and an abundance of dust and cobwebs. The breakfast was provided on plastic plates with plastic utensils and paper cups. Now I realize we are still in Covid times, but spare me this ‘take out experience’… especially as restaurants within blocks are serving with real dishware and glasses. Might we say that th Mill House is exploiting their customers to save money all in the name of Covid, I think so. By the way, they don’t seem to have any trouble charging incredible prices for this below par experience. Never again for me!

My friends and I stayed at the Mill House several weeks back in September. Very unhappy with our stay. We were basically on our own the entire weekend. Covid restrictions with "contactless measures" were taken to a level of basically no service. The place is tired looking and in need of some TLC. The air conditioner wasn't working in one room, no coffee was available upon waking up and staff were non existent during the weekend. I spoke to the manager when leaving and was told he would speak to the owner and would be hearing from her. I also emailed the owner and explained my grievances. That was almost a month ago. NO RESPONSE.

We visited at the end of Aug’24 for a 3-night stay after 6 days in New York City for US Open Tennis. We made the booking (indirectly through an agent) following a recommendation by a friend who stayed there around 10 years ago.
On arrival we were greeted by Dawn (who claimed to be a ‘one woman show’). Initial impressions were of quirkiness and a touch of eccentricity, nothing negative.
After being shown our room, we could see the overall accommodation looked tired and a bit run down - doors sticking, décor and carpets generally a bit shabby.
A brief summary.
• Breakfast needed to be booked in advance and quite prescriptively as kitchen could not handle changes on the day. (If you think you might want toast then you need to order the evening before)
• No tea/coffee in the rooms. This could be made for you at certain times by the host/kitchen staff if anyone was available.
• Rooms were not serviced daily.
• TV sport stations for watching tennis timed out half- way through our stay. ‘Contract has expired for re-negotiation’.
• The place was soul-less which made me think occupancy was low (Labour day, high point of summer ?) and any guests did not want to hang out there long. The car park had a ‘tumble-weed'’ feel about it.
• We discovered our room rate at the end as we had booked the package with a sports specialist agent for the Tennis at Flushing Meadow,. Whilst this is down to our tardiness the room charge was easily double what we have paid anywhere in the world……..and we have stayed in a number of 4/5 star hotels in big cities.
On reflection, staff were generally willing to help and, in most cases, trying their best. The key issue is down to business ownership which we understand has been seen difficulties in recent years and hammered by Covid. The business is now cash cowing, and charging exorbitant room rates to stay afloat. The Mill House needs serious investment and a re-appraisal of how a Guest House should be run.

Very disappointing and very expensive. We travel often and never felt so ripped off by misled and overpriced accomadatons. Room

If it hadn’t been for the great location, friendliness of staff and very good breakfast I would have given this a 1 or 2 star rating. I reserved one of the lowest price rooms (still over $1000 per night before tax) and it was tiny, probably 12x15 feet with a bathroom that was probably no larger than 4x6 feet. The furnishings danced the line between vintage and shabby. There were plaster cracks on the ceiling, paint on window panes, frayed and difficult to operate window shades and worn/stained carpeting. Simple features like bedside accessible outlets or USB plugs were lacking. We did appreciate the beach parking pass.

I wish you had expressed your dissatisfaction immediately. Our rooms go from our 2 small queens in the historic main house to our America's Cup Suite 40 in the back house, at 1000 sq ft one of the finest suites in the Hamptons. I would have been happy to upgrade you into something larger. We have always felt our pictures depict our rooms accurately and we pride ourselves on our cleanliness. Wonderful place for a warm relaxing vacation. The rooms are well appointed, with the most comfortable beds and toiletries. The staff, specifically Kelli and Kenny this trip, could not do enough to make us happy. The breakfast choices are varied, with one choice better than the next. This is just a terrific place to stay.

Thank you for your inquiry about the Mill House Inn. We love dogs as well as children and both are welcome in our reception area and 'Nack Bar. Dogs seem to really enjoy the home made dog biscuits and 13 year olds love the cookies! There are may trails, we can give you maps, and the beach is open to dogs 24/7 in the off season.
