I’ve done almost 3000 trip advisor reviews and I don’t give a 5 Star unless the establishment has a edge it is really worth the rating. This is even better and here is why: 1) Staff - couldn’t be nicer. Totally focused on the customer. Nothing is a problem. Top marks. 2) Rooms & location- Walking distance to the town, loads of parking and the rooms are amazing. Spacious and well appointed. Toasty and the gas fire super. Beds comfortable. Dressing gowns high quality. Toiletries are high quality. Great gardens. Top marks. 3) Food - breakfast, the juices, food and snacks all wonderful. Top marks. 4) Ambiance and feel - relaxed, enjoyable and quietly pampered. Top marks. 5) Price - well worth every penny. It’s the Hamptons! 6) Other reviews - Yes there is a train track close to the rear of the property. Depends on your attitude....we enjoyed it and there are not that many so it was fun. I can see why others may have an issue with it however so request the Main house.

Property's Favorite Review
We absolutely loved our quiet 2 days in the Hamptons prior to a trip to NYC. The warm welcome, the atmosphere, and Room 19 were all wonderful. A short stroll allowed us to shop, dine, make a quick CVS stop and even get a massage and manicure nearby (although we had a short drive for the latter two). It was also a great 'launch' location for further Hamptons exploration. We so enjoyed the extremely comfortable furniture, feather bed and fireplace (fell asleep in front of it one night while watching the World Series;) along with yummy snacks delivered to room. Thank you also for taking our wine requests and having two perfect bottles of wine in our room upon arrival! You made some nice choices and made it easy peasey for us. Oh and how can I forget the incredible breakfast, along with Chef's description of sourcing local flavors and ingredients, and even her favorite type of skillet- bonus! (except now I've forgotten and would love a reminder..) Thank you all for making it feel like home, if only for a short while. Book room 19! Loved the separate entrance and the beachy fresh decor, although there were a couple of fabric stains that probably should be tended to. We loved the room.

Train renovation noise kept us up all night long and hotel is well aware of this and still rented out the room. When I told the manager the next morning he called me an ass and told me to leave the property.

We are in the Hospitality Business and pride ourselves in delivering excellent service. We would never speak to a guest in this manner. After carefully checking our records we are unable to identify any such incident, this is not a guest of the Mill House Inn. Regarding the actual work performed, there was little if any excessive noise from the train construction, it was a quick process that was well managed by the LIRR. Our team managed Reservations at the Inn to keep our guests away from any possible noise. All in all it was a quick process and no ones travel plans were adversely affected.

Our second trip this year, about 17 years in a row now! another mid week stay that found the inn lightly occupied after Columbus Day; works great for our dogs and us. First name basis with staff makes it feel like a home away from home. Still familiar and Very good but changing... Breakfast menu changed, with more emphasis on local food and sourcing but fewer options. Still good but at the nightly rates, not the ample spreads we had here 10 years ago. Fruit plate now a tiny cup, smaller entrees, more coffee and snack choices may appeal to some.

Great location. Walking distance to center of east hamptons. Boutique service with hard working staff. They try really hard with snacks all the time free drinks free breakfast etc. This is an excellent bed and breakfast place if that’s what you are looking for. Not super fancy but warm and well meaning.
