About the only thing positive I can say is that the location is good and the air conditioner is awesome. It's downhill from there. The three double bed room we stayed in had no chairs to sit in and no lamps. No ice available, and not even ice cube trays in the freezer. The bathroom is tiny. No space in bathroom to place toiletries. The blankets smelled bad and the undersides did not look clean at all. The sheets, however, were very clean so we slept without the blankets. The covers on the box springs, however, look like they haven't been cleaned in years. Will definitely never stay here again.

Stayed here because Booking.com said it was one of their "top properties" for the area. I want to know what the other properties are like then. I will say, the employees were very kind. I found the room dirty (towel on the floor in the bathroom turned black, room smelled like someone vomited after drinking and wasn't cleaned well enough). I didn't expect luxury for the price but sadly I cannot recommend this hotel. In fact, I ended up not even staying the night. We left early because I just couldn't sleep there.

The motel is in a great location and easy to get in and out of on one way street. It's a basic motel, no frills. Had small microwave and fridge. Also a sink which was on top of an old fridge that was pretty dirty and should be removed but it wasn't a bother. Rooms are typical small motel rooms and fairly clean. Staff was helpful with issues in getting tv remote to work. We were on first floor and it was loud above us and next to us but we don't expect total quiet when in motels. You could hear everyone walking above us and talking next to us. Price was great though for off season, wasn't expecting a fancy place for the price. No blowdryers though so bring your own. Also bring any plates or cups you may use for the microwave etc. Parking lot is tight and small, big vehicles will have tougher time fitting in there. Parking is free on their lot though.

I had 2 night stay with this place and let me start by saying this place is terrible! Small room, Small bathroom, dirty stained sheets. Ants all over the place. Very rude staff! Old man had a attitude fo everything. They called the cops on people get them kicked out no refund or anything. Would rent that same room a hour later without refurbishing it. They charge 15 dollars for extra people. At that when have you heard of a motel where you are not allowed to have guests! Ive been to many motels in seaside and this is the first time where i was not allowed to have any guests and there reasons were ridiculous "oh because its a liabilty they need to have a room with us" bs they are just greedy cheap rude people and scam artists. I tried to leave after 12 hours and refused go credit me back any money. WORST motel expierence i ever had! These people shouldnt be like that and should be considerate of people spending their money there and should provide good customer care 117 a night for nothing place should be 49.99 a night and thats just being nice considering how run down the place and with the worst most rude and disrespectful cheap staff they have! How do you catch an attitude for asking for toilet paper. Small parking lot this was bad for a 2 star hotel more like a 0.5 star hotel! Only good thing about it was being half a block away from the boardwalk and club. I ended up losing my money and went to the Glendale across the street. Very sad place please improve the facility and improve on your bad staff you shouldn't be making a persons stay horrible at a bad motel where they decide to spend their money to vacation or have a good weekend with your mean rude staff. Its despicable and horrible of you people to make a persons stay there a horrible and uncomfortable experience. Fix your bathrooms toilets, sink, and shower my bathroom ended up being flood all this within 12 hours of staying there. They need to shut you people down!!

Quiet and clean place to stay. Must be recently updated. Rooms have contemporary decor and clean new bathrooms. Staff was very friendly and check in literally took minutes. There are also some good restaurants close by. Hope to come back.

I stayed here for prom weekend since they have a “good deal” and you can be 18 to stay there. When we got inside it smelled musty and the sheets had stains on them. I also found a roach when I went to the bathroom during the night. The owner was really nice though.

My daughter and I arrived about 9:30 Wednesday evening. This happened to be in hour and a half later than I had told them at the motel. They actually have great customer service. It is a small family owned motel which I can only say nice things about When making the reservations I spoke with Sam, the owner who was very helpful. After arriving we spoke with Frank the son and Bina, the daughter who were just as accommodating. It is very close to the boardwalk and the beach in a great location close to Seaside Park but yet still in the Heights. Our room was very clean with tile flooring which was nice rather than old stained carpeting that many of the motels still have. Close to everything as we did not have to move our car for our 3 night stay. We will be back!

Was very easy to get to from highway. Parking on site was great. We could walk to the beach. Hotel staff was friendly. We had room 14 which had stairs by the ffront office but we were in the back so no one walked by. Felt private with exterior cameras for additional safety. Room was clean. Love tile floors instead of rugs. Everything worked well. Fridge, microwave stove top with a sink. Took my teenagers for an overnight beach getaway. We each had our own bed. Loved that! Great location. Seemed family owned which made you feel at home. Never got in the pool. Went Sunday left Monday.

Franklin Terrace is only about 2 blocks off of the boardwalk, so it was the perfect location! We arrived around 3:30am and they were kind enough to let us check in at that time. The room was clean. It had a table with 2 chairs, fridge, stove top, and kitchen sink. There was free parking and even though the location was so close to the boardwalk it was quiet for sleeping. I would stay there again.

Last minute trip to Seaside. Staff friendly when calling to make reservation and when checking in. Room a little cold which was to be expected given the season but heat worked well. Room a little outdated but clean! Need upgrade and new linens. Overall very pleased with the stay!!
