We had a great time at Seascape!! We were in the precious moments room. Queen bed, private deck with ocean views and soaking tub for 2. Breakfast was great with fresh muffins each morning. We had a problem with our door and the hosts promptly came to fix it. You definitely need to like animals if staying here. Their cute dog and cats have free roam of the property and common areas of house. We will definitely be back!!

This B&B has an amazing view from rooms and deck. It is a relaxing and quiet place to stay. They gave us a free pass to go to Sandy Beach. My family and I also really enjoyed their delicious homemade breakfast. We stayed in the Garden Room and it was very clean and ready for us as soon as we arrived. We brought our little Yorkie who become friends with their dog Jake. I would definitely stay here again!

The home is neglected. The yard is overgrown, the home needs paint, decluttering, repair and updating. It has amazing potential as the pictures on the website show. The bed was comfortable and clean and nice towels. It is a great location for beach goers.

I don't like to write bad reviews, but I HAD to write something regarding this B&B. The home is older (actually historic) and hasn't been maintained on the outside. It must have been very pretty at one time. The inside is neat in the public areas. The elderly wife of the couple that runs it is sweet and her husband is pleasant (sort of). We were told beforehand that they have a cat, and I don't have a problem with that, I've had cats... BUT... they have feral cats (several of them) that are allowed to run in and out of the house and when you walk into the house, the inside of the house reeks of cat pee (that strong ammonia smell). Our room upstairs was very clean, the bed very soft, chocolates on the nightstand, bedroom furniture very pretty (1940's style) and the bathroom scrubbed with bleach. The cats are not allowed in the room, but the smell permeates into the room. We had to open our windows and turn on the ceiling fan which helped some. Breakfast was held in cute sunroom that could use a good scrubbing and the food was made to order and very good, I liked the homemade muffins. Unfortunately, we did not stay the next night, we left, I couldn't handle the smell (and neither could my husband). Most people that live with this kind of odor don't even smell it anymore, they get used to it, so I'm sure they can't even tell. It's a bit of a shame because it could be a very nice place.

My husband and I attempted to stay at this B&B for our 5th wedding anniversary. I read all the reviews on TripAdvisor and some others on the internet and thought this B&B would be the perfect place for our anniversary. We were excited because this is one of the few B&Bs in New Jersey that allows dogs and we wanted to take our dog to the beach. We were running about 30 minutes late and called ahead to advise the innkeeper, but there was no answer. When we arrived (after driving literally through a school parking lot) there was no one there. We rang the bell, called several times, walked around the property and no one would let us in. We peeked into the office which opened into the kitchen and I became concerrned. The office was a wreck and the kitchen was a disaster. There were cats walking on the counter and I am not certain if it had been cleaned. I decided not to worry and make the best of it. We have 3 cats and a dog and I understand that some times with animals you just have to let things go. After about 45 minutes of sitting in our car and periodically ringing the front door bell a woman appeared. This woman was missing some teeth and her remaining teeth were grey. She graciously showed us around the house. Our room was the Amish room. The bathroom for this room which we were told was an adjoining bathroom is not actually adjoining. A half wall was built in the hallway to link the bathroom with the bedroom. It is not private and very awkward. When we got into the room there was no air conditioner on and I told my husband that since it was humid we should turn it on. I looked inside the air conditioner (it was a window unit) and I saw black mold. I told my husband that I did not think we should turn it on. My husband said it would be fine. I turned it on and within 10 minutes my husband began wheezing, his face turned red, and he said he was very tired. We decided to leave to get some fresh air. After approximately one hour we returned. Within 5 minutes my husband couldn't breath. I did not want to spend our anniversary night in the hospital so we packed up and left. Not only did we never see the inn keeper, but we were then charged for our stay ($229) and we were there a total of possibly 2 hours (almost 1 hour in the car waiting for someone to let us in). We aren't picky people and we stay at B&Bs and hotels and have never had an experience like this. This is not an exaggeration. We don't stay at 5 star hotels, we have traveled in Mexico, Dominican Republic, Costa Rica, Belize, Cypress, France, England, Ireland, Italy, Germany, Kenya, and Tanzania and have had better experiences sleeping in a tent. I would not ever recommend this B&B to anyone.

Not everyone is comfortable at a B&B. The charm and ambiance that some folks love is not another's cup of tea. When I read this review, I sent an email to the guests and expressed my concerns that they had not mentioned their dissatisfaction when they were at our home. Had they told us the truth instead of leaving a note stating that their dog was fussy and they needed to take him home, we would have done everything possible to remedy any problems. We would have refunded their money or paid to put them in another facility if that was what was needed. They did not share their concerns with us until two months later?

I stayed at this bed and breakfast on the weekend of July 21-23,2006. I was very disappointed. They lied about the plain and simple room having a bath and shower. the Room was very small and clausphobic. However, the bed was comfortable. i was promised a view of the ocean, that was a lie too, i faced the parking lot. the light kept me up all night. My god, the pets, the owner kept were a nusiance. cats running around and annoying me and my girlfriend during your so called breakfast. One your dogs block the drive so we couldn't get out or in. The gourmet breakfast is a joke. Make regular continental breakfast, not this fancy stuff. I requested breakfast in bed, I never got it. They didnt charged me for that, I hope. Directions to this place was poor as well. One Plus side, they were accomdating, When I had a family emergency and I had to leave early. So i hope i wont be charged. The flowers i requested were pretty. I would never come here again in any season. I would tell my friends and family not to come here as well.

May, 2016-We arrived early and was greeted by Robert as Gloria was "too busy at the time". Our "GARDEN ROOM" was not ready so we quickly changed into swimsuits, were given complimentary beach parking pass and headed out. Returned to Seascape around 4pm and was shown to our room. Three different live bees in the window were just the beginning of our adventure. Room was dirty w cobwebs and many other live bugs which we spent much time getting rid of. Mirror in bathroom had toothpaste splashes all over it and filthy dirty. Jacuzzi did not work in shower. Had NO Wi-fi or cell phone service at all. Air conditioner was running so the moldy smell described in other reviews I have read was not too bad. The bed felt old and saggy and leaned up against a bookcase filled with old books and nick knacks. The fireplace did not work either. At 10pm we decided to shower only to find out there was NO HOT WATER! Took a cold shower and found three big spiders in the bathroom! That was it! We decided we just could not spend the night here and headed home. The scenery from our room was pretty as we could see Sandy Hook beach. We didn't see any of the other rooms in the house so I can not comment on them. The place is old and charming in it's own way, It's part of the beauty of a bed and breakfast. My opinion, if your going to have guests stay at your place, at least take the time to inspect the room to make sure it is clean and comfortable and inviting for your guests. Use a vacuume and suck up bugs and cobwebs! Maybe use some room fresheners too. Could only find two reviews over period of five years on this room before we booked it, that is why I feel compelled to write this review. Though I prefer not to be so negative towards someone's business, I feel it is only fair for the next guest to know what lies ahead here. I rely on these reviews all the time and I appreciate them.

This B&B should either be closed as a B&B or completely remodeled. The pics on the web site in no way reflect what you will find when you get there. Location: have to drive through a high school parking lot to reach the inn. We did not even stay one night because of the musty smell that hit us as we walked in. I have allergies no way I could stay here. Also place is simply cluttered beyond attractiveness. We will still charged a full night's stay even though we had to leave. Most places would not do that if customer isn't satisfied. JB

Thank you for expressing your opinion. You stated to us when you arrived that you are 'allergic to old'. We can't understand why you even booked with us. Our bed & breakfast was described on our website as being over 120 years old with antique furniture and period decor. Perhaps you did not understand that this meant our home is vintage and the decor is of the period. There are pictures of our rooms on the website and they are extremely accurate. We cater to guests that want to feel like they are going home to grandma's. You obviously chose the wrong place to stay. Most standard bed & breakfast's are by definition an old house restored for guests. Since you were here only 5 minutes and never saw the guest room, perhaps you didn't fully appreciate the large spacious room, the beauty of the ocean view, the beautiful landscaping and wonderful deck overlooking the ocean. There is nothing wrong with the upkeep of our house. It is meant to look like an 1889 farm house and it is lovingly cared for and kept fresh and dust free. We have inspection certificates that will confirm this. We are honored to have the original hardwood floors and the original plastered walls. We are sorry you did not like our B&B. We wonder why you would book in a vintage house if you are allergic to old. We will refund your deposit and hope you choose to stay in modern hotels from now on.

This is a lovely B&B with views of the ocean. Seascape is very accommodating providing a great breakfast and very comfortable beds. If you plan to stay at Seascape Manor when most of the rooms are booked, hop right out of bed and get in the shower early in the morning. If you don't, you will bathe in icecubes and don't plan on getting a warm shower before the afternoon! The upstairs showers seem to have problems that the owners won't acknowledge ... they either scalding hot water or freezing and you are constantly backing off trying to adjust the water between hot and cold. This is not an inexpensive B&B and other guests have complained, but the owners don't seem to care, maybe because there is no remedy.

I am very sorry that our guests did not have an exceptional stay at our B&B. We strive to make each visit very special and memorable. We do occassionally have problems as any 115 year old house will have, (that is part of the charm of such a property) but we do investigate and resolve them as soon as possible. The day these guests complained, we contacted a plumber to find out that one of the coils on the hot water heater had burned out and it was immediately replaced. We have not had any other complaints since this incident. We did give these guests a discount because of their inconvenience. If you encounter a problem while staying with us, please let us know as we will resolve it as soon as possible.

The website states "Experience elegance by the sea" but beware. First of all, you are nowhere close to the sea. It's located on the Highlands hills and it will take you 5/10 minutes to reach the closest beach (by car, in case you wanted to climb a 2000 feet hill by bike on the way back). As for the view, yes you can see the ocean from one side of the house, but the view is right on the ugly bridge that connects the mainland to the Sandy Hook island. Not the prettiest sea view I've experienced. As for the elegance, when you arrive you will have to cross a large school parking lot that let me down as soon as we arrived. The small park around the house looks like some company was digging gold or installing gas pipes recently and left the ground upside down. The room where we stayed felt like a lived-in space that was never remodeled for guests. On the plus side the personnel working there seem to be kind enough to listen to the guest requests and do their best to make the staying pleasant.
In summary if you are expecting a high-end, luxury B&B as described on the website, pass. The place ain't very cheap either.

Hi - Thank you for your inquiry. It is at least a 20 minute walk to get to Sandy Hook and the beaches span several miles. They do
have a Jitney that goes from beach to beach - from Memorial Day
to Labor Day. We have bicycles available to our guests - at no
charge.
We at SeaScape will pick up our guests from the SeaStreak Ferry -if we know the time in advance. There are taxis readily available at the Ferry terminal - we are only 1 mile away and the
taxi fare is $5-$7. It is possible to walk to 6 great restaurants in the area - in about 15 minutes. Again a taxi can be taken for about $5 - $7 one way. Sandy Hook Beach is about a 25 minute walk to get to the entrance. Sandy Hook offers a Jitney Service to go from beach to beach. There is no transportation to and from Sandy Hook - other than a taxi. We do provide bicycles for our guests - at no additional charge. SeaScape Manor is up on top of the hill and it is necessary to bike up the hill to get back to
us. If you are not an avid bike rider - that could prove difficult. We are small and have a small staff - so we cannot say that we will take folks to the beach and pick them up. If it works out that it is possible with our work load and schedules - we would offer guests this service. We do have many folks who come out on the ferry and utilize the bicycles and or walk to their destinations.
To get out to other areas such as Red Bank - it would be necessary to have a car. Enterprise Car Rental is in the area and does pick up their customers.
There are more places to choose from in the Highlands area.
