Our family of 4 visited New Hampshire for the first time in Aug. 2020. We didn’t know what to expect. We were pleasantly surprised with our stay! Patrick, the innkeeper was more than just a host! Prior to our visit he was incredibly helpful with booking our visit. He helped us with all of our questions and he was there to greet us upon arrival. He is super friendly and welcoming, and made us feel like regulars! The lake access was great for small children and big kids alike! The town is within walking distance and there’s tons of fun to be had there, restaurants, arcades, sight seeing options etc. Highly recommend renting a boat to see all of Lake Winnipesaukee. This place is wonderful. Patrick, the innkeeper, is very personable and friendly. He got my son, his friend, and I into a 2BR cabin at the last minute during peak season. The cabin is immaculate. On their website the Governor’s cabin (C2) appears to have 1 Queen bed and a pull out couch, but it actually has 2 bedrooms and a pull out couch. The bedding was clean (no bugs or critters). The location is right on the water, right next to downtown. I slept like a rock and do not feel sore or like I have a crick in my neck. I cannot wait to plan my next trip here already. Thank you!

This place is amazing and if I could give More then 5 stars I would! We rented four units and it was perfect for all of us. Perfect location. Patrick was so nice. If I have the chance to go back, I will!!!

This is the third year in a row in some way, shape or form members of my family has stayed here. We keep coming back because it is perfect. The cabins are nice, clean, a little rustic, but cozy and, best of all comfortable. The beach is great and quiet due to the "no visitors policy" but active and scenic as you watch the boats cruise by heading to/from the Weirs Bridge. All the hulabaloo of the Weirs is within an easy ten minute walk so you feel like you are in the middle of everything, without being cramped. Best of all is the owner, Patrick. He ALWAYS has a smile on his face and a helping hand if you ever need anything. He just adds to the many reasons why we keep coming back. It says a lot for a place, when you see the same families, during the same week, every year. Proctor's is obviously doing something right, for all of us to continue to come back. My family and I would recommend this place to anyone and everyone.

Pros: - Owner (Patrick) is a super nice guy. - Swimming beach is great. - Able to take our large family in a bunch of different cottages & suites - Walking distance to Weir Beach boardwalk/shops/etc - No Wake part of the lake Cons: - Very small cabins. I mean, tiny tiny (even for Lake Winnie in which every cabin lakeside is pretty small). - Next door is a condo apartment building with a roofdeck and folks on it are loud, and they have poor taste in music. Across the way is a restaurant with an live band which is more enthusiastic than skilled. Put them together and it's not exactly a rustic lake experience - At least in our cabin, cleaning between guests was haphazard. Comforters & drawers had sand in them. Shower was moldy. Lots of small things were broken (lights, window shades, doorknobs, etc). No big deal individually but overall impression was of a place in need of some TLC - Smoking is allowed on the beach and our week, almost every other adult guest smoked - We saw a mouse in the kitchen
