I was under the impression that this place had something special or unique to offer. I thought it was going to be historical or have a pub. It’s 10 very simple rooms above a community theater. You must climb many (12?) stairs to get to the elevator. There’s no staff, which I did know about. The rooms are minimal and small. It is close to town but not the most centralized. The positive: the room we had was cheap and clean.

Spectacular location in downtown Portsmouth. This boutique hotel overlooks the water and is just steps from every restaurant. The cozy lounge area features a delicious nitro coffee bar which is free for all guests. Staff was attentive & friendly. Room was clean & comfy. Will definitely be checking out other Lark Hotel properties!

This place had a very Airbnb/hostel kind of feel. There was no staff present when we arrived so it was self check-in. The lobby/common area on our floor was very cute. The decor was very cozy and had a nautical feel. Unfortunately there was an alarm going off in the hallway which was kind of annoying (thankfully we couldn't hear it in our room). The room itself was nice. It was clean and decorated nicely. I ended up sleeping on the pull-out sofa bed, which was kind of lumpy but ok. There were plenty of nice restaurants nearby, and thankfully a few of them were open till 9pm because we got in pretty late. A word of warning: there's limited parking so we ended parking at a garage a few blocks away (it ended up costing about $30 for the night). For those with limited mobility, keep in mind that there are stairs at the entrance.

I'm a huge fan of Lark hotels and was excited to book this one. Could not be more disappointed. This is downright creepy, on the 2nd floor of a multiuse building with no staff on duty at all. You check yourself in and never see a soul. Tonight we came back from dinner to a drunk person outside the entrance and the whole budimg smelling like weed. Spend your money age a real hotel or inn. This is a bad idea.

We had some housekeeping and amenity misunderstandings but they were all fixed and/or resolved quickly and in a very friendly manner. Excellent location. Of special note to us was the excellent hot and iced coffee machine in the lobby/sitting area.

Let’s begin with the front steps. If you can’t carry your bags up 12 steps, you can’t stay here. Access is difficult for older folks. The “hotel” is not staffed. Prior to arrival, they give you the code to the door, you head to your unlocked room and pick up the key. If you’re one of the 6 people who reserved parking (10 rooms) you get the pass for parking at this time. If you have any problems, you are directed to text or call the number given. I had a problem….I’ll get to that later….so I texted and the reply text stated “Thanks for you message! We are able to respond to texts between 8am and 6pm. If you are guest with an emergency, please call……”. Really?!?! Why bother telling me to text. After two text messages, they did respond. Let me tell you about that! First, the AC for every room in the hotel is controlled by ONE thermostat located in the hallway. When we arrived it was set at 66 degrees. The outside temperature was mid-70s and went down to 58 in the night. Our room was FREEZING. The solution I was given was to turn on the heat in my room. THIS WAS AUGUST. After several more text messages, I was told to close the ceiling dampers. Good thing I was able to stand on a chair and close them. IF not, it would have been a really cold night. In all fairness, they did turn the AC to 68 degrees. To add to our frustration, the free WiFi didn’t reach our room (#6 at the end of the hall). Not a place that I will ever return to.

Don't do it. Do not stay there. Everything beside the location is a disappointment. It is not really a hotel- just ten rooms on a second floor with no attendant while guests are there (except for a few hours in the morning 8-11 for check-out). They tell you to drop your keys in the lock box if he is not there but they don't fit.... He is there after the guests have left and cleans the rooms. So when you are having trouble with the TV, there is no one around to help (I was only able to get one channel and the two lines of the instructions left on a sheet in the room just say that the Samsung remote controls the power and the volume and the Comcast remote controls the channels, so not too helpful). No channel list assuming you could actually access some. When you are freezing, there is no one no turn the air con down (it is central air con so you can't do it yourself) or give you an extra blanket. There is no one to help you navigate the city, recommend restaurants etc. The lighting in the rooms leaves quite a bit to be desired. There is an elevator from the first floor to the second (where the rooms are) but first you have to navigate 13 steep steps to get to the elevator and there is no one to help you.with a heavy suitcase. The rooms- I was in #2- are small and kind of dingy not to mention dirty. I am attaching pictures of the filthy soap dish in the bathroom and the spots on the chair. The internet is really spotty. In the evening and the morning there are so many people using it you either can't get on or you get bumped off.Even the plant on the window sill was having trouble surviving. I was so cold I had to sleep with wool socks, the bathrobe they lend you and a Patagonia in addition to my pjs. The only bright spot was that I realized as I was drifting off to sleep was that if I died before the morning I would be cryogenically preserved...

This is a really cute unique hotel. We loved the cute sitting area with the coffee on tap. The location was excellent and we could easily walk to plenty of places to eat and shop. The tv was definitely outdated but the bed was comfortable. We did like they had a small fan in the room. The room felt more like staying in a room at a friends house than a hotel.

Location is convenient to downtown, restaurants, shops and waterfront. Communication regarding parking, entry to the building and room was helpful. There is limited free parking across the street. However there are thirteen steep steps to enter the inn, with no elevator access from the ground floor. Navigating the steps with suitcases is not easy. The room ( #6) is small, with an even smaller bathroom. The sign in the bathroom leave towels To be replaced on the floor. The towels did not dry overnight so they were left on the floor to be replaced. The room was not serviced, so the towels remained on the floor when we returned that afternoon. We had to search out clean dry towels. The the bathroom was damp. The sink was partially blocked. After experiencing this lack of housekeeping, we were glad that we wiped everything down upon arrival during this pandemic. The bed is just ok. The walls are thin.

We do state in our guest communication emails that housekeeping services are to happen only before and after guests stays and not during, as added safety protocols during this time. Let me start by saying we stayed in the Ale house when the stay at home orders were just lifted. the customer service was beyond great ! he was so helpful and even gave us a discount because we are first responders. the Ale house is in the middle of everything, you can walk all over portsmouth in just a short time, the rooms were emaculate and the bed was very comfy. I would 100% stay here again.
