"The Hospitality of an Inn, Hidden in a Motel." Every room overlooks beautiful Lake Sunapee with a screened porch or patio outside each room. Clean, comfortable non-smoking rooms with private baths, air conditioning/heat, refrigerator, microwave, coffee maker, color TV, WiFi, alarm clock and hair dryer. Fire pit, deck, stone patio and gas grill available. During summer we are a short walk or one minute ride to Lake Sunapee State Beach for swimming, canoe/kayak rentals, a shaded picnic area with grills, a children's playground, and a public boat launch, . You may also want to take a cruise on Lake Sunapee on either the MV Mt. Sunapee (afternoon cruise) or the MV Kearsarge (dinner cruise). In the fall, when looking out over the lake from your room, you have a gorgeous view of the colorful foliage from the nearby mountains. In the winter, we are 1/2 mile from the entrance to Mount Sunapee Ski Resort for skiing and riding or 20 minutes to Pat's Peak for skiing, riding and tubing with night skiing available. Around the corner is the State Beach where snowmobilers gather at the beginning and end of their day. Come visit us for a night or a week. We look forward to meeting you.

Detailed Reviews
Found this online on our trip from Portland to Lake George as a resting spot. I only hope the lake George resort is as nice as this place. Conveniently located close to the beach and restaurants and cleaner than any higher priced hotels we have stayed at. We’ll definitely be back. We usually stay at Quality Inn or Comfort Inn but The Lame Inn has us thinking little local places are better.

The title of my review pretty much says it all. Rooms are clean, beds and pillows are comfortable. Looking out the window at the lake and sitting on the deck is worth a million bucks. Did it in the summer, fall, and even this winter when it was -3 degrees in the morning. Close to the beach (while either sunbathing or walking on the frozen lake), Mt Sunapee, and several nice restaurants within a few minute drive. Steve and Cindy are great hosts. Already booked for next summer and fall and might squeeze in a trip in the spring to make it four seasons in a row.

This was our fifth or sixth time staying here. The rooms have a beautiful view of the frozen lake in the winter. All is clean, quiet, nicely decorated and everything in fine working order. Steve, the owner, is always wonderful to deal with. Easy check-in/check-out.

After reading reviews we decided to book here for a weekend get away. The view was very nice although there is no lake access that we were made aware of. While the room was clean it was definitely dated. The bedding was nice and the mattress was comfortable. We were on the bottom floor and the room was musty and damp perhaps because of recent rains. The furniture is worn and the bathroom very tiny. The patio is really the asphalt walkway outside the room and the light above our section was burned out. There was an ice bucket in the room but we never saw an ice machine nor did we hear about a continental breakfast as a number of reviewers mentioned. It seemed if you wanted to sit by the fire pit that you would have to build the fire yourself. For any of these an information sheet in the room would have been helpful. Our only interaction with the innkeeper was when picking up the key upon check-in.

Thank you for taking the time to review our property. We would have preferred to have spoken with you directly while you were here. Our aim is to provide clean rooms and comfortable bedding at affordable rates along with a beautiful view of Lake Sunapee. A quick call to the office would have answered many of your questions; we provide a phone in every room. An ice machine is available in the office, there is no beach access due to the state beach being fenced in, the fire pit is available for guest use and when asked, Steve will set it up with kindling and start the fire with guests providing wood unless we have some available. The room could have been a bit musty due to having so much rainfall this summer; the air conditioner usually takes care of this, but when we are made aware, we have dehumidifiers for this purpose. Regarding no interaction with us except at check-in, many of our guests want a quiet get-a-way so we have learned to “stay in the background” unless called upon for assistance. Covid-19 has changed the way many lodging establishments do business from daily cleanings to individually wrapped foods to no information in the rooms. We can no longer have a continental breakfast because the food must be individually wrapped and prepackaged such as Little Debbie snacks. Covid-19 also changed our beverage service, so to be sure our guests had morning coffee or tea, we put coffee makers in every room. Hopefully, we will get a chance to change your opinion for the better.

We stayed overnight at the Lake Inn on Sunday, October 1st, as we were attending a wedding at Mt. Sunapee (about 3 minute drive away). We needed to check in a half hour early - no problem with a phone call to Cindy and Steve to let them know we'd be arriving early. Our room was ready, exceptionally clean, very quiet, all the amenities (microwave, refrigerator), plus the most incredible view of Lake Sunapee! It was cold so we didn't get to enjoy the screened porch off our room, but it was wonderful to wake up and see the Lake in the morning. Our bedding was quite luxurious, a very comfortable bed. Coffee and breakfast pastry available in the morning, and trays to bring it back to your room. Ample parking. Great wifi. Both Cindy (met in person) and Steve (talked with on the phone) were terrific. We stayed in room #1, on the end, very quiet. We certainly would stay again.

Thank you for your review. We pride ourselves on our clean, comfortable accommodations. We were not satisfied with industry standards of 180-200 count sheets; we use 250 count sheets for a softer feel and more comfortable sleep. We also launder our own linens so we can be sure they are up to our standards. We are so glad you noticed.

A friend and I decided to go snowboarding at Mt. Sunapee and not long after on the ride back to Massachusetts my car broke down on 103! With help from another NH resident we made it to the Lake Inn, which is very close to the mountain, and we were so thankful they were able to accomadate us. Steve the owner was very helpful when we explained our situation! The room we stayed in was very cute and cozy as any mountain/lake stay should be!! Our room had a porch and I was greeted with a beautiful view out the large window when I woke up in the morning. I experienced a wonderful nights sleep. After grabbing some complementary coffee, tea, and pastries we were ready to try to walk back to the car but the owner's offered us a ride. It was so heart-warming that they cared enough to give us a lift and to make sure we got to the car okay. With everything that went wrong on the trip I am so thankful that there is still kind people out there to help you out when you need it. Customer service, hospitality, and all around good people is what you'll get when you stay at The Lake Inn.
Thanks again guys! :)

Cindy and Steve are as nice as mentioned in reviews. The rooms are clean and workable.
We had an ever changing reservation and Cindy worked with us all the way.
Views from top level are great with screened porches that keep the bugs out.
The 20% off breakfast at the Double D gives great priced breakfast that are very good eating.
Only negative is we wished the bathrooms were bigger.
This is a must stay in Sunapee area.

My husband and I were looking for an affordable alternative to the usual chain hotel and hit the lottery when we found this one! It only a couple of miles away from Mt Sunapee Ski Area and that makes it a perfect location for skiers. When we first entered the room we were mesmerized by the breathtaking view of the lake!!! Above and beyond all of that, we truly enjoyed the warm welcoming demeanor of Cindy and Steve. We borrowed several movies from their extensive collection every night and that made our stay even more enjoyable. We highly recommend this little gem in this perfect location with the perfect hosts! Enjoy your stay :-)

Thank you for your response. We are glad you enjoyed your stay. When we bought the motel, it was mainly because of the view! We can fix the other issues, but the view is phenomenal and very calming. We hope you will come back to enjoy at another time.

The best thing about this motel is it's location close to the state beach and Sunapee mountain. It should be noted though that although you can see the beach from your balcony, there is no direct access. To get there you need to drive. ($5 fee pp to get in)
The rooms here are quite small and the bathrooms are tiny. This is obviously an older motel and needs a little TLC in spots. The drapes had a few holes in them, the front door was beginning to rot on the bottom, and the carpet had a few stains. Beds were ok but the pillows were extremely hard. The electrical outlet in the bathroom would not accept a plug from the blow dryer so had to do my hair sitting in a chair near another plug. The view from the balcony was nice but there is a board connected to the screen which partially blocks your view of the water. To see the lake you have to stand up or squinch down. The internet connection was extremely slow and is nonexistent if you want to stream video. Breakfast was as basic as it gets. The owners seemed friendly and were helpful in giving directions. All in all, we would not stay here again.
