Rustic and inviting 1 & 2 bedroom cabins nestled on the bank of the Pemigewasset River. We offer cozy fireplaces, 14 channels of HBO, many other channels as well as Wi-Fi (upgrade to Fiber is in progress!). Our screen porches and decks overlook the river and several cabins have kitchens or kitchenettes. We are open year round and are pet friendly. The property has two outdoor community firepits and a small playground. Within walking distance to a water park, and a short drive to White Mountain National Forest and Franconia Notch State Park with endless hiking trails, a bike path, boat rentals, ski resorts that offer year-found activities, scenic drives, waterfalls, zip-line courses and performance theatres. In the winter we have direct access to NH snowmobile trails, guests may park their trailers on site. You can see Franconia Mountain Ridge from the property and hear the roaring Pemigewasset River.

This was the most relaxing weekend ever!!! We both coach high school sports in the Fall so we're extremely busy, so I figured I would book us a weekend away, to just relax with no agenda. Pemi Cabins was the perfect escape!! The cabin was so cozy, we had a fire going the entire time and the view from the screened in porch was absolutely amazing! The bed was super comfortable too. Football, a fire, and a few snacks and we were in heaven. We even had a small snowstorm which made it even better. We are definitely making this our yearly tradition! Kelly & Chris

Property's Favorite Review
We have been going to Pemi Cabins for 5 years now, typically in the fall and winter just to see the beautiful White Mountains. These cabins are adorable and the fire place in the cabin is utterly perfect! You can lay in bed and listen to the river and watch the fire spark all night long! One of the most relaxing weekends yet. We visited the Cannon Mountain Tram, had an excellent meal and drinks in town at Merland's and walked a few trails too! Pemi Cabins is rustic and well maintained. We are always excited to visit and love the new owners, too! We will be back in April 2024! Going to try a spring time visit now too!

This place is better than any hotel I've ever stayed at. It's clean, the staff is amazing and the cabins are cozy. I've been many times and will keep going back! I highly recommend this place for family or a romantic night.

The cabin and bedding were clean. Sadly tho, cabin #2 has a serious slant in the floor which was disconcerting. It has two bedrooms but no kitchen. It would be more comfortable making one bedroom into a living room and the living room into a kitchen. There was no hot water and the barbeque and utensils were filthy. Lastly, while this property backs onto the river, but is actually located quite close to RT3 which was not ideal. I think there is better value for money elsewhere in the surrounding area.

Hi Deana- Sorry to hear you had a poor experience. We had a temporary issue with the hot water which was promptly fixed. As for the lack of kitchen and proximity to Rt. 3, that is correct (and very clearly displayed on our website and elsewhere).

We’ve been coming here for a few years now and it never disappoints. Great little cabin with a deck on the river giving you the sound of water flowing 24/7. It’s so peaceful and amazing. Cabins are always clean and inviting. Close to all local attractions without the noise of a touristy area. It’s out favorite and we look forward to coming back as soon as we leave.

Stayed in Bear’s Den. Spacious yet cozy cabin that provided plenty of room. The uniqueness of building a fire and having wine by it combined with hearing the sounds of the river behind us while we slept was very different from just another stay at a normal hotel. Morning coffee on the back screened in porch with the river running also added to the experience. Came up to hike, see the foliage and be one with nature so this stay was the perfect fit for the area and weekend away. Thanks!

Marie and I love our cabin number eight. We've stayed at other cabins there. They are actually very cool. It was nice to meet two of the owners when I checked in on Friday October 6th. They were both very nice and friendly. And the chocolate chip cookies were good too!! My concern about cabin number 8 and the fireplace wasn't a concern. It worked very well. We had a fire in there on Saturday night. Looking forward to the new owners and what they may do in the future. Thank you all

We enjoyed our stay at cabin #3. It was very clean and cozy and the staff were very friendly and welcoming! We chose that cabin specifically because it had a kitchen and we were able to prepare all of our own meals. The kitchen table area overlooked the river and was quite peaceful. We are looking forward to staying again in the future.

Spent a couple days/nights in cozy cabin #5 with my mom as a leaf peeping getaway. Accommodations are simple and effective for the cabin style experience. I love this unique space and have stayed several times. Very comfortable and clean! Because of its quaint nature, WI-FI is on the weaker side which is nice to repel distraction but if you do need to get online to do some work you can drive to the main drag about 5 mins away and either sit in your car or at a cafe which was easy enough. This could have been user error as i have used the ease of a “starter log” in most of my fire place experiences. I just couldn’t get the logs hot enough to catch blaze long enough to burn through them. Maybe ask them if using a fire starter stick/log is ok to help if you’re like me.

Hi Lindsey, we're so happy happy to hear you had a great stay! Not sure if you heard, but we just purchased the property from Rick and Kim last week and plan to make a number of improvements - one of which will be lightning fast WIFI! I'll do some digging on those fireplace starters as well. Thanks again and hope to welcome you back again soon!
