Rustic and inviting 1 & 2 bedroom cabins nestled on the bank of the Pemigewasset River. We offer cozy fireplaces, 14 channels of HBO, many other channels as well as Wi-Fi (upgrade to Fiber is in progress!). Our screen porches and decks overlook the river and several cabins have kitchens or kitchenettes. We are open year round and are pet friendly. The property has two outdoor community firepits and a small playground. Within walking distance to a water park, and a short drive to White Mountain National Forest and Franconia Notch State Park with endless hiking trails, a bike path, boat rentals, ski resorts that offer year-found activities, scenic drives, waterfalls, zip-line courses and performance theatres. In the winter we have direct access to NH snowmobile trails, guests may park their trailers on site. You can see Franconia Mountain Ridge from the property and hear the roaring Pemigewasset River.

My wife and I recently stayed at Pemi Cabins in Lincoln New Hampshire. The dozen or so cabins are directly on the bank of the Pemigawasset River and close to U.S. Rte 3.
We missed the summer crowds and were there the week after the peak of foliage season, so missed the leaf peepers as well. Despite being later in the shoulder season the location was full.
Our cabin, number 12, had two bedrooms, living room, kitchen and bath. There was a small porch out front and a deck in the back overlooking the river. On the deck was a gas grill.
The cabin was roomy, clean and well-appointed. There was everything we needed in the kitchen. The bathroom well-stocked and the shower produced plenty of hot water at good pressure.
The other cabins had fireplaces but we got a cabin without one as it was the only available. The cabins have been there since the 1940s and have the classic look. Outdoors was a common area with small grills and a pizza oven. They are pet friendly.
We enjoyed our night there and next time will stay longer to enjoy the heart of the White Mountains.

We love these cabins! We have stayed in several and all have different feels to them. The screened in porches are great, the fireplaces, and the different kitchen services (coffee make, mini fridge, and 2 stove-top burner). You can tell that the property is well cared for and that your room fees are going towards upgrades/maintenance, as well as preserving the cabins original feel. Plus, we can have our dog here, who loves it just as much as us.

My husband and I absolutely loved our accommodations! The bed was comfortable, shower had ample space, and we had everything we needed to enjoy a meal in private away from the crowded restaurants. We had a wonderful family getaway at Pemi Cabins! The rustic charm and cozy atmosphere made us feel right at home, and our kids loved being so close to nature. The cabin was clean, well-maintained, and equipped with everything we needed, including a fireplace that kept us warm during chilly evenings. I grew up going to these cabins in summers and winters and I don’t remember being as uncomfortable as I was during our stay in Jan24 so maybe my standards have changed, but the bedding is unreasonably thin for there not being heat in the bedrooms and there is no coffee maker or any cups or mugs or cutlery which I found really odd and uncomfortable. We had to buy coffee from a coffee shop to microwave in the morning and got extra takeout tubs from local restaurants to bring back and serve our snacks on. My mom slept on the couch and the rest of us had the 2 bedrooms and it was boiling hot in the living room and freezing cold in the bedrooms. So we left after 1 nite even tho we paid for 2. If I ever go back it will be in the summer or will just be me and my spouse in one of the open rooms.

Rustic vacation spot, dog friendly. Fireplaces in each cabin. Value for purchase, friendly staff and on Pemi River makes sleeping very pleasant and cool in summer months. Fireplaces anc grills available and can mingle with other travelers if you choose to do so.

I have visited the Pemi for approximately 18 years every Dec with my children and now my grandchildren. We would travel to Santa's Village from here. So over the years we have stayed in almost every cabin. All very cozy and rustic at the same time, which is exactly what we were lookinging for. You can't beat the sound of the rolling river right off the porch of the cabin.
I must send out a huge thank you to Cindy
( who wears many hats at the Pemi ) she has always made our trips extra special. We were always greeted with such warmth and kindness. A special welcome note would be waiting for us on the table, sometimes some baked goodies. My kids and later my grandkids would go down and visit with her in the office and she always took the time to make them feel at home.
Another reason we love this place is that we could bring our dog with us, this was very important to us.
I can't recommend the Pemi Cabins enough. If you want to create lasting memories, this is the place.

My friends and I recently stayed at The Moose's Antler cabin, and it was an amazing experience! The cabin was cozy and well-heated, and having a fireplace made it even more special, especially with the snow falling outside. The location is perfect—close to top ski resorts like Loon and hiking spots - you are right at the Franconia Notch State Park. We had an unforgettable time and will definitely be back

This is a very rustic but cozy place. The bed was very comfortable. We were in Unit #7. It had a small sitting space with a fireplace and couch for 2. Then you walk into the small bedroom with a queen bed (if I were to redesign, I'd knock the wall down and open everything up because it's a squeeze), and beyond that is a galley kitchen--no screened in porch for this unit. It's a tight space but had everything we needed--the kitchen was well stocked and had 4 burners. The shared spaces are fantastic! We loved the fire pit and even met some very nice people. My only complaint is that our unit didn't have the outdoor Adirondack chairs. We brought our own, thankfully, because the weather was fantastic. I called us the parking lot dwellers. :-) We brought our chairs down to the river for breakfast and cocktail hour--our dog loved wading in it. Fantastic weekend.

No it does not. I think the higher number cabins might. I suggest you call Pemi directly. Hope this helps.
