I booked here for a last minute weekend trip. It is now a Rodeway Inn/Quality Inn. Being a choice hotel member, I booked here. Positives of this hotel were price and location. We did Storyland, drove up to Gorham, and did Santa's Village next day and this location was great for our itinerary. Plus it is near many restaurants like Subway, Mcdonalds, chinese and pizza shops. Wish I checked out the little store and ice cream shop across the street. There is an indoor pool and hot tub, but were very crowded Fri and Sat night. Kids still enjoyed it, and the pool was very big, but no towels available both nights. Breakfast was nice, quick grab amd go items like muffins, coffee, fruit, yogurt, cereal, juices. Room was ok, but definitely needs more lighting. Had to open curtains during day and a little too dark when sun down. Negatives, could hear room above us stomping around (must have had some kids), Gorham had many ATVs around since near trails amd legal to drive on roads, parking lot a little tight with many ATVs and big trailers,only had 2 towels in the room for a reservation for 4, now I did not ask for more as I had some with us, and a 3rd towel was left Sat am, but 4 towels should be in a room for 4 guests and the unexpected destination fee added to the bill at checkout, increasing the nightly stay an additional 6.54 a night. Still was a good value, but I personally hate when places tack on a fee, unless I am aware upfront. I think the hotel should either include this in the room rate or indicate at booking the hotel has an additional destination fee of $6 per night as it increased my bill over $13. Now an additional 6.54 is not bad considering the pool and breakfast and low prices, but would be nice to indicate that on the reservation confirmation. I booked directly through choice hotels. Overall if I come up again to do attraction in that area, I would consider this hotel again.

First and foremost, this hotel was very clean and that’s most important to me. Overall, it was an OK stay at best considering the price and amenities it advertised vs what you get. Two night stay, no housekeeping in between days. Had to retrieve my own fresh towels. They have done a lot of work to update it but the work was clearly not done by the best professionals. Very shotty work when you examine it further (poorly patched holes in the wall, new floors had spaces near edges, failed to update things like the faucets). My two main problems were the advertisement of a pool and a hot breakfast. The pool is in a building next door that is a different company, some rec center, not actually the hotel. You have to go outside, which is terrible this time of year with kids, to get to it. Also says heated indoor pool, far from heated it was freezing. Warning signs all over the place to basically respect the members. Second the “Free hot breakfast” is only one option of an egg/cheese/sausage croissant that you have to microwave yourself. Unacceptable to advertise that as a hot breakfast. Other guests were also extremely disappointed with this while we were there. Stayed here for a Santa’s Village visit, about a 25-minute drive away. It’s a 3/5 solely based on what else was available in the area but a much lower rating if it was located elsewhere. Front desk staff were nice. Check in\out had no issues.

I stayed at this hotel recently and was disappointed at how much the room cost versus the value of the room, etc. The bed was lumpy and uncomfortable and the pillows were fairly flat. There were what looked like orange soda stains on the heater and coffee stains on the nightstand. I began to wonder if the room had been cleaned at all following its previous occupants. The ceiling light blew and I needed to have the bulb replaced because it was one of the main sources of light in the room. However, the maintenance person and the desk clerk were yelling at each other because of this and I regretted having mentioned the problem. All that being said, i was glad to have a place to stay that was located so near to the venue of my meetings.

For $225 a night I expected more than a room that smelled like a smoker had been in there last. There was also no elevator to the second floor, and our room was across from the main hotel. When we asked for a different room, we were told there were none. A nice maintenance man came and sprayed some kind of deodorizer in the room, but it only helped a tiny bit. Breakfast was pretty spartan, I know it is the time of Covid, but even a banana or apple to complement the cereal (or something other than the packaged sweets) would have been nice. Front desk was okay, but we did not have a good experience with our room. Seemed to be a town full of ATV's, did not know if there was an event going on. Good thing was a great farm to table restaurant down the street.

This property is unusual that it shares the common facility )lobby, pool, front desk) with the rodeway inn. Seems that the inside facing rooms are the "Quality Inn" and the pull your car up to the front door are the "Rodeway inn".
It generally met my expectations as a roadside motel other than the deceptive business practices the owner/management is engaged in and it's unfair to the public.
If you book the property, no where on the website or on the payments page, or on my emailed confirmation does it disclose that they will be imposing a "destination fee". I had the cusotmer service people from Choice hotels verify this with me after my stay. Never mind the discussion of being assessed such a fee at a roadside motel (not a resort), but the first time I was informed of this fee was while checking in for my non cancel-able room.
After checking in and getting online, I verified that there was no indication or mentioning of this fee anywhere. It's entirely deceptive and a "bait and switch" that is harmful to any guest. I spoke with three different desk clerks about it and was given three different explanations of what it was for. One description said it was for the breakfast and the pool. The website clearly states "free breakfast" and the pool is clearly listed in their amenities list as no additional charge. Other explanation was that it goes to the parent company (Choice hotels) which Choice stated was false, and the third was that it was a local tax going to the community - also a false claim.
They also promote they provide a "Free Hot Breakfast" the "hot" consisted of a waffle maker and a toaster - another deceptive ploy.
I dont know what market pressures inspire the management to do this to the public. To the best of my knowledge the other hotels in the area do not do this. But it is simply wrong. Be honest with your guest, let me know the cost and fees, and I can make an informed buying decision. You may have got an extra few bucks out of me on this trip, but you will not get me as a return customer. I choose to do business with honest businesses

As at least one other recent review has mentioned, the property is in the midst of an ownership and/or management change, and some things are more hit and miss than is reasonable to expect. I assume that in time most of those wrinkles will be smoothed out. And also mentioned by someone else, the outdoor pool in the photos is no more. Has been filled in, looks like they are working toward eventually setting up a common outdoor space in that area. There are an indoor pool, hot tub and other health club amenities, though.
As to the room specifically.... Ours was in a very old wing, definitely not much to look at from the outside. There are newer blocks, and ones that are being renovated, so if it matters to you I would clarify when reserving. In our case, the room we did get, while rough around the edges, was clean, comfortable, and odor (must/funk/etc) free. It met our needs and was reasonable for the low rate I booked.
The desk staff was responsive to the few small things that came up. If you can get a good rate and are ok with the potential for a few glitches, go for it. If on the other hand, you are fairly demanding or particular about things, might be best to wait a bit and see how the reviews trend as time passes and the ownership changes and upgrades progress.

Thank you for the review. We have joined the Choice Hotels Brand. We still have the same owners and management. We are working on getting out all the "wrinkles" out. You are correct that eventually we will have a common outdoor space in the area that the outdoor pool was at. I am happy to hear your room was up to your satisfaction and that the front desk staff was responsive with the few issues that arose. We are all learning a new computer system and need to get use to having 2 separate properties. We are the first dual brand in New England and we will have this mastered very very soon. This hotel was not very impressive. But I’ll start with the positive. Our room was a good size room. Had two stands for suitcases. The staff were friendly. Sink separate from bathroom.
Now to less positive things. Our room looked rather old. As we entered the room, some really weird smell hit us. Not a clean smell. The smell stayed until we left next morning and I bet is still lingering there. Lol. The carpet had some stains on it and needed vacuuming. The bathroom was very old. The floor tiles were cracked, the bathtub had a lot of black spots on it (where its cover chipped off). A spider that ran out of the shower curtain when I shook it didn’t help. Lol.
The breakfast was advertised as hot breakfast, which typically means eggs. But there were no eggs or sausage or anything warm. If you wanted warm, you could make a waffle (and it was not tasty), make instant oatmeal, or make a cheap toast.

I won’t be staying here again. After waiting 2 hours to check in because the rooms weren’t ready, the room was still filthy and reeked of smoke even though it was a “nonsmoking “ room. I would have asked for another room but I had to leave early and couldn’t wait another 2 hours for another room.

It's funny I see all these wonderful generic reviews... yet when I went last weekend we were greeted by cockroaches! Yes multiple... also have pictures. Oddly enough, even this did NOT get us a refund. Considering we were checked in at most 45 minutes the least that could have happened was a refund of the time we did NOT stay....

Great place to stay in upper Whites. We enjoy staying here because it is close to many great hikes and attractions. Clean, newly painted with freindly staff. Pool and gym facility are a great add. Walking distance to several nice restaurants.

Contact the Better Business Bureau please they need to be stopped god only knows how many other people they do this too!
When we stayed there, we had a room on the second floor. We needed it quiet since we were running in the Mount Washington Road Race the next day and needed a good night's sleep. We found the second floor, main building to be fine. And quiet. And the interior building doors are really heavy so they block out noise well.
I do believe they have some smoking rooms available.
Do not even attempt to smoke anywhere near this hotel. They charged a $200 fee to my moms debit card accusing her or my sister of smoking in the room, which is a complete lie. Not one person smoked in the room. Smoking was done in a vehicle off property. They will rip you off. The manager is a jerk, it's their word against yours. Poor customer service.
Yes! We brought our dog and she loved it! She had a blast hiking with us. Pets are put in the older section of the motel, so you wouldn't be in the updated portion connected to the lobby. The facilities were fine though! I would call the front desk just to confirm though.
