Overall a great experience! Clean room from the bathroom to the bedroom to the balcony. The best part of the BPI is the views of the Winni broads looking east towards the White Mountains. Relax on the balcony or the new deck on the upper building and watch the boats go by! ...and then ask Tony to take you for a boat tour!

Location, location, location, we couldn't have asked for a better location, views are amazing, the boat docks right outside of your room. Terrific customer service by Tony and his staff. Restaurants close by, easy to find, with great options. Would absolutely book this location again.

First and foremost the view of the water and mountains was absolutly amazing.The room was very clean.The desk clerk was very nice and helpful.The deck outside the 2nd floor rooms are very private and relaxing and up high enough to enjoy the beautiful lake view.The main porch for all the rooms has 2 round tables with umbrellas and also has a nice view of the lake.The only drawback was that there were no coffee makers in the room,but there was a main one down the stairs that did not work.We had to go outside the hotel for coffee.For the most part we had a nice relaxing visit and we will definetly be returning.

This is a great place, great location, friendly staff. Great view of the lake. Private beach front property. Plenty of near by restaurants to choose from conveniently located on Rt. 11. My 1st visit here. I plan to return.

The pros: Spectacular view of the Lake, good price, clean room, easy drive to decent restaurants. The cons: Nothing in the way of amenities. No staff in the office (telephone number taped to the door), a coffee pot and ice chest and microwave in the stairwell landing (no food at all available) not communal areas (except an outdoor deck), no tissues or glasses in the room (really - no glasses or cups at all) and we ran out of toilet paper. Knowing it is a clean barebones motel and not an inn, I would stay again.
