Is this a B&B?
Full breakfast was available, but not included in our rate, Fresh cookies were usually available at the front desk. I guess I might call it a boutique hotel

"Rooms off the hallways in the alcoves are quieter."
"Ask for a room on the courtyard - much quieter"
"First floor rooms are equipped with a shared door to the room suite that reduces any chatter or noise from the front desk or restaurant."
