This place is no longer Holiday Royale, Renamed Paradise Royale since the sell last year. All the wonderful staff members have left, rude inept front desk clerks are here, invisible manager, sloppy maintenance, and inflated rents. Gone are the bills paid, the furnished apartments, weekly rents and affordable living. Crime has moved in as it looks like anyone with a pulse and the money are moved in.

My name is Joe I've been living at the Holiday Royale in Las Vegas going on 3 years. It's a hidden gem... Walking distance for shopping good restaurants fast food... It's located right outside the strip. A short 10-minute ride to the strip.. grocery stores are a short ride away.. it's a beautiful gated community.. I definitely feel safe here they have security at night.. the staff is amazing very courteous... A lot of the staff live here so that tells you this is a nice place to live... Brian the property manager ever since he took over about a year ago he has been amazing....he listens to you and you can tell he cares... Since he's been here they've been doing a lot of remodeling of the apartments.. now every apartment has flat screen TVs mounted on the wall you can actually pull the TV away from the wall about 3 feet and you can swivel it from left to right.so if you're in the kitchen cooking you could turn the TV towards there and still watch TV. In passing I mentioned to Brian the property manager that the carpet was looking a little raggedy.. next thing I know I get new carpets and even new flooring in my kitchen and my bathroom.. I call this place home... There are constantly doing renovation and the grounds the landscaping is pristine. A beautiful pool and picnic and barbecue area... There's laundry facilities and several locations throughout the complex... I encourage anybody that's thinking of making a move make holiday Royale your home.

We booked this place a couple of months ago on a referral from a friend. This place is BAD. We checked in and checked out an hour later and they would not refund our $250 deposit. So many things, I don't know where to start. The place is old and worn. The furniture was old and shabby. The table was a flip down that was too high to sit at but I guess that didn't matter because there was no chair. There were old bird droppings on the stairs. One resident had cats that were kept outside and it smelled. The price is deceiving because they don't provide anything - no toiletries, hair dryers, dishes (even though it has a kitchen) and you have to pay extra for sheets and towels. We wanted to have food delivered but couldn't. The place is locked up because it's in a bad neighborhood and the front desk is not open in the evening. It reminded me of an apartment one might stay in after losing your job until you had regular income again.

My daughter passed through Las Vegas over the Labor Day weekend and lost her phone at the airport and someone turned it in to security at this hotel with Brian Blazevicz. When I called my daughters number, he answered and asked if my daughter could come pick it up at the hotel, but she had a connecting flight to el paso. Brian didn't hesitate in helping us out to figure out a way to return it back to her in Riverside Ca. Even though we weren't guests here at the hotel, He went above and beyond what others would have done to make sure my daughter had her phone. He agreed to go on his own time the next day on Saturday to package and mail it immediately before the last pickup to make sure it arrived promptly. He sent a picture of the receipt and tracking number to me and she received it Tuesday morning after the holiday. Brian, I wish there were more people like you that aren't there just to do your job, but to have compassion for others and live each day with integrity. Trusting someone these days is getting more and more difficult and I can honestly say that those who come in contact with you each day will appreciate your honesty. I look forward to the day we can stay at this hotel as a family and will pass this information to others who may be visiting and vacationing in Las Vegas. Thanks again Brian for the OUTSTANDING SERVICE AND EXCELLENCE you've demonstrated as a representative of Holiday Royale Suites!!

I rented for a month. I knew I would have to pay a non-refundable fee of $300 even though I cleaned it well. I left the unit cleaner than I found it. I am still waiting for the refund of the additional cleaning deposit. I was told that I should report any issues I found in the unit within the first 3 days of moving in. On the second day I walked in and showed the young lady in the office my cell phone pictures of the multiple small holes in the couch and the really dirty air conditioning unit. I also completed a paper to report the issues with a focus on the dirty air conditioner unit. Due to the multiple smokers around my unit the second hand smoke was so severe. Between the smoke and dirty air conditioner I wound up with a severe asthma attack and had to go to the emergency room. I did report this and they then gave me a clean unit that same day. Due to the ongoing significant second-hand smoke from the couple across from me and a few neighbors near my unit I arrived home wheezing. I have been on prednisone and inhalers and will see my doctor again tomorrow. I had not needed prednisone for asthma for almost a year, so my asthma was well controlled. I was in class daily from 10 am to after 8 pm daily, so I didn't have time to look for another hotel. I liked the manager. Sadly, they mislead people by saying that there is no smoking in the rooms. My clothes all had to be washed when I got home and pillows had to be trashed due to smoke. This is an older building and even the manager admitted that the air conditioner will bring the smoke into the units. I share all this detail to prevent others with lung issues from being subjected to health damage. If you are a smoker or don't mind smoke, then this hotel is a good deal.

I was very disappointed with the first apartment I was given. I made the mistake of not seeing the room before paying. Attached is the photos of my room. The room was unsanitary and in poor condition for move in. I had unpacked already and began noticing the room's condition. There was a very distant unpleasant odor outside the room and in the room. Also note- there was mold inside the faucet sink and the sewer had backed up in the shower shown in picture. -rust in sink -a/c filter needed changed -light under front door where pests enter and air escapes -shower head was unsanitary -cabinets damaged/water damaged/dirty -previous tenant drew on bathroom wall and wasn't cleaned off I complained and we received another apartment in much better condition. We unpacked and we were made aware we would need to move from this nicer room to a lower rent apartment. This room cost more and we were shown a third apartment. The third apartment shown was not in condition to be shown to a tenant. It was unsanitary and had what appeared to be vomit across the tub. We were told the room would be updated with better appliances and a different bed and initially accepted this offer and then declined. I decided to move somewhere else after this. I unpacked and packed back up two times and never got a chance to be comfortable. I asked for a refund (the policy is no refunds according to the front desk) but was given a refund that cleared in 5 days. Take this review how you would like to and use it in your decision making here. See a room first and really look at the cleanliness and conditions before placing money down.

Affordable housing by the week or month. No lease u can leave at any time....wow. All is included in your monthly payment..All are furnished as well. Service is extraordinary. You need something done it's DONE NOW..The staff is exceptional. You will be living in a safe friendly atmosphere. What else do you need? Make reservation in advance. This a very popular place for obvious reasons....What else do you need....really?

I relocated to Vegas and stayed with a friend for a while, time came to find my own place. I moved here with basically nothing. I looked for furnished rentals, this is the best I saw. It's clean, quiet, gated, and in walking distance to a lot of restaurants, bars, and shops.

What I observed: •staff was 5+ stars, including maintenance, very friendly and accomadating •unit was clean, no bugs, in great shape •zero problems •very safe/secure- gate prevents non residents from entering the property (no intoxicated loiterers) •great location- very close to strip •great price I never leave reviews for places, but I had to for this one. HR was above and beyond what i expected and comes highly highly recommended for anyone staying in Vegas!

My husband and I traveled from Nebraska and stayed for the month of Febr, 2017, and had an accessible parking space very close to our ground floor unit. The courtyard received new sod while we were there, and the area was very neat and clean. Our unit was a one bedroom, and very spacious. The office staff was very polite and helpful, and we felt very safe at all times. We are hoping to we will be able to stay there again next February.
