This trip was second to none. Very impressed with the cleanliness of the place and so private. The location was the best possible location for being downtown Saugatuck. Also, LOVED the dollar a minute chair massage right outside the building. So so nice and it hit the spot. I recommend it so much. I just left and miss it already. Please go I think you should. Lastly, the complementary parking spot was the best thing you never knew you needed, because you never need to worry about getting a spot in the busy downtown. Enjoy.

We are staying at the Bella Vita Spa and Suites for our first vacation to Saugatuck. The customer service provided by BV is beyond exceptional! Especially Amanda. We ran into a parking situation (parking spot is included with our rental) and Amanda answered our call on a Saturday evening immediately. I cannot thank BV enough for the amazing accommodations (clean, well stocked with the ‘hotel’ necessities, centrally located to amazing shopping and restaurants). Bella Vita is our new “go to” rental for our trips to Michigan’s West Coast!

We stayed at the Dunesville Condo, which is run and rented by Bella Vita through their website but is located at 315 Waters St. (not at the main hotel building). This review is specific to the Dunesville Condo. It was great, with some caveats.
PROS:
Modern yet cozy beach-themed decor
Lots of windows and natural light
Spacious
Comfy bed
Great location (across the street from the waterfront -- although no view of the water -- and within maybe a 4-5 block walk to everything in Saugatuck)
AC is powerful (only tried cold, although I assume heat works well too)
Free wifi
CONS:
Email confirmation said labeled parking space is available directly behind building -- turns out it was neither labeled nor directly behind our building (the lot was directly behind the building next to ours though, and the spot labeling had been washed away over the years)
Email confirmation told us the specific "unit" number (i.e. the apartment number) in this multi-condo building. While other condos had numbers, this one did not, making it harder to locate.
Email confirmation gave us door lock code but failed to mention that it only opens the door at the rear of the building, not the door lock of the main front door of the building (thank goodness we arrived before the front desk closed because we were able to call and find out how to get in)
TV set is big but unfortunately does not work (instructions on living room table mention DirectTV when they instead have Comcast cable box -- although in either case, the TV only gave static when the cable box was turned on)
NOTE:
They clearly state on their website that toiletries and daily room cleaning are not included. It turns out that this means they will give you towels, a quarter of a pump soap bottle for the sink, and lots of toilet paper. I wish they had said on the website that towels and toilet paper are included; luckily we didn't pack those, but I honestly had no idea what to expect until we arrived. Website could have been clearer so we knew in advance exactly what wouldn't be in the condo (bath soap and shampoo, but everything else except maybe a tissue box is in there).
OTHER: No breakfast included, but there's so much good food in Saugatuck that it doesn't really matter. It was a bit pricey, but not more so than most of the hotels and B&Bs in the area that are remotely decent.
CONCLUSIONS:
This place was great! Big, comfy, nice looking, centrally located. The only downside was that the website and confirmation email had lots of misinformation (wrong location of parking spot, said parking spot was labeled when it wasn't, said apartment number was labeled when it wasn't, gave door lock code that only worked for hard to find back door rather than also the obvious and easy to find front door, said it included cable tv when it didn't and the concierge didn't know how to make it work) or missing (didn't specify which toiletries were or were not included). Those downsides were more minor annoyances gotten out of the way fairly quickly, but they did make the hotel company appear to not know its own properties and seem much less professional than most hotels. They are also fairly easy to fix, either by actually fixing the problems (e.g., relabeling the parking spot, adding the unit number to the side of the building, recoding the front building door lock, fixing/actually paying for cable TV) or just warning the consumer in their confirmation email (e.g., clarifying that the parking lot is not actually behind the building, etc.).

The Pros:
Excellent location, walking distance to restaurants, shops, etc.
Decent size of the room.
The Cons
Dirty and run down bathroom. The shower head was covered in disgusting mold. The caulk on shower walls was dirty & covered in mold in many places, the drain was moldy (pics attached). It was so bad that for the first time while staying in a hotel we decided to go to a local drug store to buy flip flops & Clorox Bathroom cleaner to spray and disinfect walls & shower head before taking a shower.
Another issue was the sink. It was not draining so every time we used it we had to wait for the water to drain so it doesn’t overflow.
This was by far the most disgusting bathroom I’ve ever experienced while traveling. Saugatuck was completely booked so no chance to find another hotel.
Another little thing - the there was no hair conditioner & they provided only one tiny bottle of shampoo that was enough for one hair wash for one person & there were two of us. We didn’t notice until it was time to take a shower in the morning. Just a small but annoying detail. We also had to buy shampoo & conditioner while in a drug store that morning.
Just for reference we paid $590 for two nights (Tonino Suite) so for almost $300 a night you would expect at a minimum a nice and clean bathroom.
Another wrinkle was the parking. We received instructions to park in an assigned spot (each suite has a specific spot with the suite name/number). When we arrived someone was in our spot. Again, management didn’t resolve it and told us to park in another guest’s spot. That guest got mad and it was just unpleasant experience. The parking situation never got resolved for the rest of our stay.
This place needs better management & deep cleaning.

We stayed at Bella Vita Suites when it was new and it was wonderful. This time stay not so great. Upgrade is needed for the price. Bed is worn out and floor was not clean, lots of sand on floor. Check out is 12:00 PM but housekeeping wants in at 11:00 AM. This doesn’t make sense. The whole room needs a thorough cleaning. The private parking place is a great amenity but for $350/night I expect management to do a better job updating and cleaning rooms.

Very disappointed in the pedicure I received. There was nail polish all over my skin, she barely “buffed” out my feet, and we were rushed out of there with wet toe nails. I’ve never been to a salon that lets you leave with wet polish. So after a half hour back home letting my feet air dry, I decided to put my shoes on so we could enjoy the sites..bad idea. Got home some time later, took my shoes off, and not only did my socks stick to the polish, but my pinky toe was missing half the polish. Definitely would not recommend to anyone, especially for $60.

Reserved the Milano Suite. Received a written confirmation stating so. Upon arrival, we were escorted to the Florenzia Suite--Milano was occupied by another party. Supposed owner/manager Kevin was not available in person--only on phone. Kevin was extremely rude and unprofessional on phone stating that even though you receive a written confirmation requesting a room, it is not a guarantee. I stated that if my reserved suite was not available, Bella Vita should have called to inform me, giving me an option to cancel. Refrigerator in Florenzia did not work and smelled like a skunk. This was reported to service desk with no action taken. This was my second time here, but would never stay again. Extremely disappointed! Something has changed with this establishment.

We are so very disappointed to read this negative review and feel compelled to share with our future guests more details of this particular traveler’s stay. Bella Vita Suites has a total of six rooms, each of which features a king bed, gas fireplace, flat screen television, kitchenette and dual head shower. The only difference between any of our rooms is the way in which they are decorated; every room has the exact same amenities. When a room is reserved we immediately send a confirmation via email stating the dates of the reservation and the particular room which has been chosen. Our GUEST ROOM POLICIES are also included in the confirmation which state the following verbatim: “While we will make every effort to honor specific room requests; we cannot guarantee specific rooms”. The reason this policy is in place is to ensure that if a room becomes damaged beyond being able to be immediately repaired before an incoming guest arrives we are able to move a guest to room that has no damage. In our seven years of business we have only had to move a guest to different room a total five times. In this particular case, a guest who was staying three nights and who had checked in the night prior (to the above reviewer) had reserved a room whose fireplace had been damaged by the previous guest. So, being a chilly October Sunday, we moved the guest to the only open room that we had in order to provide everything we advertise: king bed, gas fireplace, flat screen television, kitchenette and dual head shower. The day before this reviewer checked in they were sent a revised confirmation showing the room change. Upon arrival, this guest became extremely agitated and could not understand that the room we moved them to was identical to the other room with exception of different bedding and wall hangings. We tried to explain that we would have done the very same for them had the room they reserved become damaged before they checked in. The broken refrigerator mentioned in the review was not ever brought to our attention until the guest was checking out at our front desk. Had this issue been brought to our attention it would have been dealt with and resolved immediately. We are saddened that this guest did not have an enjoyable stay, however, occasionally rooms are damaged beyond our control which is exactly the reason that we do not guarantee specific room requests. What we do guarantee is that you will receive the same quality of room that you are expecting which is exactly what this guest received.

My daughters wedding party included me in the "spa day" for a manicure, pedicure and short chair massage. I have had acrylic nails on for a month but literally set and picked all but three off while waiting for my services, trying to save time that would be spent soaking the acrylics off. The girl came out to get me. took one look at my nails and said she only had 15 minutes to give me and that was not enough time. She gave a disgruntled look at my toenails and basically said I was in the wrong place. Go to the shop down the street. After dealing with cancer for two years I will agree my nails looked neglected but that only means I need a little pampering more than most customers. I owned a small spa for twelve years and I know how I would have handled this situation. I would have done everything I could to make sure the customer felt important and special, even if it meant sacrificing a little more time. I will never return to Bella Vita after the way they made me feel.

As stated on the hotel's web-site, Bella Vita is located in the center of town. Before arriving at the hotel, I thought that would be a major convenience. In hind site, never again! My husband and I went to Saugatuck, for a relaxing weekend, but could not sleep day or night. General foot traffic, Harleys, Kilwins ice cream below, and smokers sitting on benches outside the room, made it impossible to nap during the day. The bar with the live band and the patrons standing outside, two doors down, made it hard to sleep at night.
Another problem with the hotel is that after the spa closes around 5:00 pm, the hotel is unattended. If any problem occurs, you're supposed to carry around the owners business card and call him. So when someones alarm clock was going off in a room that no one was in, at 7:00 am for an hour, I guess it's just time to get up.

We were going to stay at Bella Vita, but they hate children! I've never been insulted the way that the owner Lindsay talked to us. We wanted to relax with our children and luckily we found other accomodations in the area. This place is very noisy and I'm not sure how one would sleep on a main street across the hall from a spa. The smell is not good either. We were puzzled as to why we were treated this way since we were the only ones there! You think they would welcome the business in he winter.

Pretty much all of the suites are close to downtown to walk. We took our bikes and could get anywhere within minutes. Biking to the beach and Mt. Baldy also was within 15 minutes.
Suggest you call the hotel directly.
