The property is located on Route 28 in Yarmouth just east of Hyannis. There are sidewalks on both sides of the road, a park across the street and salt marsh behind the property. It is an older hotel but has been renovated. All the best features of an older hotel are present, a large outdoor pool, a large in door pool, and a Jacuzzi. The room was equipped with a refrigerator, double the size of the usual cube refrigerators I usually see. This was my first visit. You can walk everywhere from here, restaurants, stores, etc. I only went out for breakfast, but noticed that you can walk to DiParma and even the Yarmouth House was just 0.9 miles from the hotel. The hotel staff stayed late to check me in and I was also allowed a late check out for an additional small fee. I plan on visiting again!

When we booked this room, we were hopeful that it would be a good place as a home base for our vacation. When we pulled into the parking lot, I was a bit nervous as some of the outside looked dated. This was prime example of never judge a book by its cover. The rooms were clean, and modern. Our room had a small balcony that overlooked the back of the property (unfortunately our balcony overlooked the maintenance staging area, but it was still nice) The indoor and outdoor pools were well kept and the staff was friendly, helpful and quick to respond to any requests. The beds were comfortable and the site was quiet. It was nicely centrally located for most of the cape, especially hyannis and yarmouth.

Cape Sand Inn was a great deal for two people looking to spend an affordable weekend on the cape. The rooms were pretty clean and decently sized. No frills, no fuss kinda place. Management was great and we had no issues. I would stay here again!

Was able to squeeze in a few days off during peak season so expected to pay premium prices. Still, it was hard to swallow how much this glorified "Motel 6" charged. Ended up paying $1282 for 4 nights (the Sat rate was $378.59!). The condition of this motel made me wish I had booked Motel 6 or Super 8 instead! The room and grounds were dated and not in good repair. Our room on the ground floor was fronted by a tall trash can, and water splashed down from the window boxes being watered from above level. The bathroom was the worst: no bath fan, no counter, no operational windows which looked like it hadn't been cleaned for 50 years... AC by window had dirty old vents that couldn't be directed, and the noisy (but necessary) dehumidifier had a water reservoir that had to be emptied multiple times, including when we checked in. [Whoever cleaned the room between checkins didn't empty a full/stopped dehumidifier.] Said disgusting bathroom window had no shade so super bright light from 4am on made it hard to sleep. Rough thin towels probably from Dollar Store. No housekeeping unless you request it. TV channels has no ESPN!
To be fair, there are some good points: friendly staff, comfortable beds, and my son did like the outdoor pool (indoor pool has no ventilation)

The room smelled terribly as if the carpet had gotten wet and was never cleaned. There was a noisy dehumidifier in the room which was our responsibility to empty. The room was filthy and very dimly lit! The cleaning staff walked into our room twice unannounced while we were still in it.

My friend and I chose the Cape Sands Inn based on its price and the good reviews that we read. We weren’t disappointed. The room was clean and fresh with newer rugs, nice paint, and very comfortable beds. They also have both an indoor and outdoor pool and they looked very inviting though we didn’t take advantage of them. It was not a luxury hotel, but it was everything we needed as a base for our stay at the Cape and it provided good proximity to Hyannis, the ferries to Martha’s Vineyard and Nantucket, and many good restaurants. The staff were accommodating and friendly. We could tell the owner is committed to continual improvements of the property and I would definitely recommend it to anyone looking for a nice clean place to rest at a reasonable cost.

Stayed here with another couple the week of August 20th, 2023. Stayed here based on reviews. Let me just say the problems started at check in .First off the front office staff is not helpful at all. We had booked 2 king rooms but we were told only queen rooms were available, NOT WHAT WE BOOKED. Next we had 2 rooms on 1 reservation. We went to pay by splitting the reservation, each couple paying for their own room the front desk clerk said she would not do that. We had to pay all on one credit card because they weren't willing to split the reservation. I have done this numerous times at other hotels without a problem.
As for the rooms they are in desperate need of a good cleaning and a coat of paint. The bathroom in room 214 is disgusting, mold on walls, stains on walls, scratches on the walls. A/C vent was rusted on the inside. Our friends room smelt damp and musty with mold around the fire detector on the ceiling. Same condition bathroom, except they had mold around the shower head. There is no housekeeping here. They do NOT replace dirty/used towels from the room unless you go the the front office and ask. Most places today bring clean towels etc. in a plastic bag and leave it outside your room. Not here...Also people are allowed to smoke both cigarettes and Marijuana outside their rooms, no enforcement of any kind of smoking policy.
To me the photos and advertisements posted for this hotel were greatly misleading. I cannot recommend nor would I ever stay here again.

The Cape Sands Inn is a great choice if you are staying in the area and need an affordable option. For the best price book directly on the Cape Sands Inn website. We found the room to be very clean. The king size bed was comfortable. There was also a table and two sturdy chairs in the room as well as a mini fridge and a coffee pot. Upon arrival I was also told where to find a communal microwave if we needed one as well as free ice. Both the indoor and outdoor pools were clean. The fire pit with chairs were a nice touch.

We were able to walk to several restaurants from our location. We drove to Seagull beach in under 10 minutes and enjoyed a day on the beach. We also saw two beautiful swans in the body of water across the street from the hotel.

The only negative was the bathroom. It is older. They set up a dehumidifier to try to help with moisture and you may have to empty it when you stay there. I don't think there is much more they could do about it and if they updated all of the bathrooms I'm sure the price would be much higher. I did not get a deluxe room. We booked a standard king bed room. I don't know if the bathrooms are the same in those rooms.

All of the staff were extremely friendly and helpful. I don't think you could get a more affordable option in the area.

we have been going to that area for many years and have seen many changes. I am happy to say the new owners bobby and george have made a big improvements at the motel. I don't think you'll find a better value .you will notice the maintenance man lenny is always doing something to keep the property lookin good.

One of the first things you notice is just how clean the rooms are. While they are still recovering from the Tornado of 2019 much has been accomplished. It was a little cool during our stay so we didn't use the outdoor pool but it was well maintained. There is also a nice indoor pool to enjoy. We were able to speak with the co-owners and heard about their continuing efforts to get everything done as far as rebuilding the wing that was damaged. The staff couldn't have been more helpful overall. The location worked out well for us with a couple of restaurants within walking distance and being so close to Hyannis center for additional dining options. We will be returning in the future.
