The owner of this B&B is not hospitable, and not reasonable. In the middle of a pandemic when Wellesley Reunion Weekend canceled, she was unwilling to refund full cost of weekend. She would extend use but no way we are traveling in coming months We lost entire weekend cost. It is not worth hiring a lawyer but be careful dealing with this owner.

Most B&B's have an air of warmth and hospitality. This wasn't the case here. I arrived after dark. There were no lights on. When I entered and found the light switches, I was at the bottom of a stairs. There was a door to the right and a door to the left, both with large conspicuous locks on them. I climbed the stairs to my room. The hallway was narrow and filled with odd books and other items. My room, to the right, was small and a bit cramped. There was no where comfortable to hang out. The only space available to me was my small room. The bed was comfortable enough, but the rest of the experience wasn't one I would care to repeat. Breakfast was reasonably good, although I'd been given two choices the night before and what I was served was neither of the choices I'd been given. And I had been told there were things in the room that weren't there. It was only as I was leaving that I discovered the closet had been made into a sort of pantry area. It was a very odd experience.

Room Tip: I think the suite at the top of the stairs to the left is more spacious and has its own bath....

We stayed one night, my husband and I had the master bedroom with private bath and my son a second room with shared bath ( nobody stayed in the third room). This is not your typical B&B. There is no separate breakfast area like at others B&B. Rooms are equipped with microwave, fridge, and coffee maker. I can’t comment on the breakfast as we didn’t pay the extra price. We did take the hosts advice and had breakfast at Captain Marden’s which was delicious! It’s a little odd taking our shoes off and the entry was very small, we were stepping over each other to take shoes on/off. The rooms were nice but seemed crowded with furniture. The beds were very comfy. The host really tries for her guests to have a good experience. This was a nice place to stay but have realistic expectations.

Thanks for your review. This is an opportunity to invite guests to view the videos on YouTube by typing Wellesley Bed and Breakfast 2018 tour Also Wellesley Bed and Breakfast (Followed by any individual room name: Honeymoon Romantic Room, English Garden Room, Royalty Room) I appreciate that you mentioned it’s a shoeless home. I try to keep the outdoor dirt from my living areas and request that shoes are left by the door which is only awesome if everyone complies. People have sprayed things like roundup and pesticides in public places and I prefer green living indoors without poisons tracked through my home in my living areas. Upon request, I also offer plastic bags for shoes in your luggage when packing to depart. Additionally I use organic laundry detergent for washing linens and towels which is wonderful for anyone with sensitive skin. Most of my ingredients for breakfast which you declined are also organic. I honestly wish when I travel that I could find guest homes with similar high standards. I am thrilled that you enjoyed Captain Mardens Restaurant nearby as they feature a fish market in the same building. My favorite breakfast entree there is the Maine Catch which is eggs Benedict with crab meat under the eggs. You can also order any fish from the fish market and have the chef cook it for you! It’s an amazing experience. I enjoy making dining suggestions since we are very fortunate with great chefs in Wellesley. To respond to your reservation which was booked without a meal plan - I offer various price points on line via third party booking engines for different size rooms but if breakfast is included it is stated clearly and if a meal plan is not included, it’s always an option to select after the reservation is made. Transparency is very important to us and often guests have plans to meet friends for breakfast so in an effort to offer the best price points - breakfast is NOT offered on various booking engines so that you can more easily compare lodging rates only. Guests seem to appreciate the opportunity to make their own choices and enjoy the price points which we offer. Yes, Breakfast is via room service and your room had a bistro table. I consider that a luxury! Guests pay extra at hotels for room service. Room service enhances your chance to relax with your own coffee maker right there in your room to enjoy when you first wake up. Extended stay guests especially like the mini refrigerator and the microwave - a chance to enjoy your favorite snacks without going out every time you are a little thirsty. The location here is amazing - one reason we have so many repeat guests. Next time you visit - just ask me for more restaurant suggestions. I welcome a chance to provide recommendations. Please visit WellesleyBedAndBreakfast Dot Com Anytime.

Caveat emptor. This is not a traditional bed and breakfast. You are renting a bedroom; in my case, quite small with a shared bathroom. There is no common area! Breakfast can be ordered for an additional charge, and delivered to your bedroom at either 8:00 or 8:30 am. There is no television, which was disclosed ahead. The rather small house is in a safe, convenient area. It is very clean, but showing its age (e.g., you are advised not to plug in more than one electrical appliance at a time). And by the way, there is a $50 fine for wearing shoes in the house.

Thank you for your feedback. This provides an opportunity for clarification. When making a reservation, each room is clearly identified as featuring either an en-suite bath or a shared bath - not a surprise. The rooms are all various sizes and priced accordingly: king bed, queen bed or full size bed. Everyone can select the best fit for their reservation subject to availability. To view rooms prior to making a reservation - visit YouTube by typing Wellesley Bed and Breakfast and selecting either the 2018 tour or the videos of individual rooms. The continental hot item from the oven option is optional via an additional fee in efforts to reduce the lodging fee for those guests who have other plans for breakfast. To insure that each guest has the opportunity to enjoy a hot continental breakfast item - I offer choices. Often a guest may opt for a continental breakfast that is not hot from the oven which can always be arranged. I have found guests really appreciate room service so they can continue relaxing. Alternatively, each guest has the option to select the bistro table dining experience in the garden - subject to weather conditions. Each room features amazing flexibility on multiple fronts which appeals to visitors coming in from overseas who may be suffering from jet lag - especially for guests who want to enjoy a coffee during early morning hours or sleep in and still enjoy hot coffee when they wake up. How is this managed? Each room features a mini refrigerator with organic half and half creamer and a coffee machine with a tea collection in the common area. Oh yes - during the Fall season some guests prefer the air conditioner and others prefer heat. It is challenging to satisfy everyone so each room has ability to use the air conditioner - available seasonally - or use a space heater for extra warmth. The Fall season is the most challenging time to accommodate every guest temperature preference which varies greatly from guest to guest - and for that reason - I have requested to use only one heating element at a time - to avoid flipping circuit breakers. To extend all these options - is a rare find in terms of maximizing the comfort for every guest. A reminder to use only one heating element at a time is actually the way these amenities are possible. Yes, you are correct - there is no common on site lounging area since we have 3 amazing coffee shops all within a short stroll: Quebrada Bakery, Cafe Nero, White’s Bakery plus Maugus Restaurant - a Mom an Pop breakfast place. My experience is that guests are thrilled with the handy location including many ethnic and American restaurants within a 5 minute walk to choose from.

Margo was a lovely and gracious hostess. So accommodating to our schedule. The breakfasts were delicious, fresh, and nutritious. The perfect way to start our day. You can’t beat the location and proximity to restaurants, etc. The rooms were cozy and charming. We loved it
