Rooms are spacious, it is a fifteen minute walk to the center of Rockport, very nice swimming pool where you can swim from 7:00 am and which is large enough to swim laps. Parking in front of your room. A few negatives: our room was a bit further away from the main building and the WiFi did not work at all in our room. In the lobby and by the pool. Rooms are not cleaned during your stay. I don't think it is a problem that the beds are not made, but we were there for 3 nights and then a trash bin could be emptied once and toilet paper replenished. That would have been possible, but you had to ask at reception first. Breakfast: everything pre-packed, way too much plastic: disposable plates, disposable cups, disposable cutlery, all packaging for bagels, muffins, cookies, etc. etc. And then the fork, spoon and knife are also packaged together. For example, half don't even use the fork and everything goes straight into the garbage bin (not even separated waste, all in all). So much waste and for nothing. That's really not possible these days. And I also missed some healthy things for breakfast, fresh bread for example instead of pre-packed cookies and muffins or natural yogurt instead of all those fruit yogurts. But apart from this, our stay was fine and you can rest assured in this hotel.

We had booked a room with 2 queen beds for us and two children. On checking in, we were told that they had overbooked the rooms so we were given a suite at no extra charge.
Good points: the suite was very spacious and the upstairs bed was very comfy. The fitness centre was great and very clean. We enjoyed the walk into town each day (about a mile). The outside of the inn was lovely with some attractive plants. We could park right outside our room. The pool was a good size (and mostly completely empty) and we liked sitting by the fire pit. The breakfast had plenty of different items including fresh fruit and yoghurt.
Not so good points: had to go and ask for bedding for the sofa bed. We were given a sheet with a rip in it, only one pillow and pillow case, a duvet cover but no duvet and a blanket. I went to ask for a duvet and was given a thin throw instead. The pool was freezing - my son’s lips actually turned blue! There were no instructions for how anything worked. We battled with the air conditioning and the shower, but worked them out eventually!

I spent 5 nights at the Inn and I was impressed. The room was clean and comfortable. I stayed in the main building. There are motel type rooms (entrance right to your parking spot) which looked comfortable. Right now, they do not have maid service during the week but if you put your trash or towel out side your room they gladly replace them. The pool was very good and there is an outside seating area with a fire pit. Also a grill for guests. My only complaint was that the breakfast a little sub par. Oatmeal packs but no milk except for coffee creamers. Hard boil eggs daily (yeah) but no scrambled or meat.

This place was a big disappointment! The pictures on the website make it look like a beautiful boutique hotel nestled in the hills of a beach town. Nothing could be further from the truth. The place is run down except for the lobby and breakfast room. We were given a suite - which is located in a detached building behind the hotel. The room was very worn-looking (furniture all banged up), dust covered, the walls had food splatters and other unidentifiable matter on them, and the carpet was filthy. We had to wear our flip flops 100% of the time we were in our room. The bathroom smelled like sewer and the air conditioning did not work correctly. It kept turning on and off no matter what temperature we set it for. There was another building of suites behind us. Both nights families with kids were outside yelling, screaming, laughing, listening to music, and playing until well past midnight. All the connected buildings to the hotel and pool were rustic and smelled like a lumber yard. The pool water was cloudy and not inviting at all. The landscaping around the building was overgrown and the two plastic chairs outside our room were full of water and gross. At $300 a night to stay in a glorified campground cabin, it is not worth the money. The complimentary breakfast was what you would expect, but I will say it was fresh and offered a nice variety of packed breakfast fare, juices, coffee & tea, fruits, yogurts, and bagels and muffins.

The pros of this hotel is the location. It's a 5 minute drive to the beach and downtown area, and there is free parking. Also, the staff was very nice and helpful. But sadly, the staff could not make up for what is an obvious lack of investment or care in this hotel during the height of summer. It is not a 3 star accommodation.
We went to Rockport Inn & Suites in mid-August with two children and had planned to spend 3 nights. The accommodations were so uncomfortable that we left after 1 night and cut our trip to Rockport short and headed to Boston early. The rooms are incredibly dated and poorly maintained. Stained carpets, torn wall paper, broken appliances, poorly lit and dim rooms. Even the outdoor fire pit area, which looks beautiful in pictures, is filled with stained furniture cushions.
There was supposed to be breakfast included but when we arrived, there was coffee but no milk (we were told that they no longer offer milk because it spoils too quickly), there was peanut butter and jelly but no bread (we were told, sorry, they don't have bread), and what we were left with was pre-packaged (wrapped in plastic), unhealthy breakfast danishes and overcooked hard boiled eggs.

I've been staying at this hotel for 10+ years but over the past 2-3 years it has really become an unpleasant place to stay. At first I thought I had a one off experience but after visiting 2 more times I've realized this to be the new norm of a dying hotel. I've had one visit we're the room was still dirty from the previous occupants, 3 experiences with broken AC/Heating units, my vehicle was vandalized in the parking lot and the staff told me they don't have cameras on the property and "don't really know what to do". The breakfast that was a staple feature of this hotel is now a gross offering of 1-2 kids yogurt cups, around 10 packets of oatmeal with no milk of hot water, prepackaged bagels with no toaster (mind you they still proudly advertise a "deluxe continental breakfast with waffles" online). There is no housekeeping, meaning you will have to empty all your own trash, borrow a vacuum and go to the front desk for any towels you will need (my last stay was for 11 nights with a family of 4 so it became a huge inconvenience). Truly this hotel used to be an absolute gem but has turned into a dud. Just another money hungry company with ever increasing cost and ever dwindling services.

This hotel was a major disappointment, based on the pictures and reviews from last year, had expected a decent facility for the group tour we were on. But found outdated uncomfortable rooms including a bathroom in which you can barely close the door, no housekeeping unless you specifically ask, no towel bars despite their request to “save the environment”, uncomfortable bed, horrible pillows, broken lamp, an extremely unappetizing cold breakfast that is almost all plastic packaged, no elevator. As the more recent reviews state, it is like staying at a Motel 6 or a campground motel (notice that management hasn’t replied to all the
bad reviews this year!). Staff barely grunt at you—and no one inquired how our stay was as checking out. Strongly recommend you look somewhere else in this beautiful area, hard to come back from a wonderful day in Cape Ann to this place.

We’ve been coming to this hotel on and off for years upon visiting Rockport, but I noticed a definite cutting of corners, certainly in the breakfast buffet. Take a look at their online photos and you’ll see two hot serving trays, and a cold cereal dispenser. Both of which are missing now so it’s sort of false advertising. What is available is pre-wrapped pretty awful bread and industrial bagels, and a few other items. The coffee was pretty poor as well. I certainly don’t expect a hot gourmet breakfast when a hotel advertises continental breakfast, but something better than this is what you usually find these days. I fully expect that they will blame this on Covid, which is become an easy thing to say to sneakily reduce costs. They need to step up their game here.
Plus we were told by the front desk clerk sorry, no room service, due to staff shortages. I will bet this is just another way to save a few bucks on labor costs. And…the Wi-Fi had no signal.
So our next trip to visit Rockport I have a feeling we will look elsewhere to stay.

Centrally located in town. Unlike other hotels/inns you’re assigned your own “unit” which is very nice. Decent size, simple flat-screen tv, comfy beds, microwave, small fridge and bathroom. No views out the windows of the rooms. This not a modern room—simple, no upgrades (granite, tile, etc.) and does the trick.
The lobby is very nice. Free breakfast is very simple—hard boiled eggs, yogurt, fruit, coffee/tea/water. Plenty of parking too.
Overall the price is right. If you just want a comfy room without frills, etc. this place will do just fine.

The first thing that comes to mind is their amazing staff! They could not have been more helpful - or nicer! Our room was clean and spacious, our bed so comfy! The Grab n Go breakfast was fresh fruit, juices, yogurt, bagels, muffins and bars. My husband is a picky coffee drinker and he enjoyed theirs. We brought our grands and wanted to stay there primarily because of their indoor pool - which we all used daily! It was a great stay at the Rockport Inn and Suites and visit to our beloved Rockport! We will be back!

It's about a 15 minute drive
there is ample parking in Rockport and Glouster in parking lots that you can then walk to any shopping, entertainment, etc.
