In the thick of downtown Provincetown, just one block off Commercial Street, The John Randall House delivers a boutique experience in the heart of Cape Cod. Part art gallery, part bed and breakfast, this Victorian-style inn features contemporary paintings by local and national artists alongside stylish furnishings. What really sets this hilltop inn apart is its newly installed outdoor deck with views of the tallest all-granite structure in the United States, the Provincetown Monument, which commemorates the history of the Mayflower Pilgrims. Each of the ten rooms is equipped with a queen bed, cable TV, a refrigerator, and complimentary Wi-Fi. Stroll down to the veranda in the morning for a continental breakfast of homemade baked goods, fresh seasonal fruit, hot and cold cereals, milk, and juices. ( Once you've eaten your fill, head out to see Provincetown's finest features-what Lonely Planet describes as "untamed coastline and vast beaches" begging to be explored. Rising Sun Cottage at the John Randall House" is a fully furnished two-bedroom condo with all the amenities for a home away from home. Just one block off Commercial Street with its galleries, shops, cafés, gyms, fine dining and busy nightlife, the cottage’s central location makes everything conveniently close. But best of all, its secluded setting off the street provides a peaceful, private space to enjoy your stay in Provincetown. The Cottage comes with parking for 2 vehicles, air conditioning, washer/dryer, a front deck with gas grill on site, a full kitchen, a wood-burning fireplace, and much more. Recently renovated, this beautifully decorated home is part art gallery with a sophisticated boutique feel. Serenity Cottage at the John Randall House” our newly renovated cottage is a spacious, fully furnished one-bedroom condo with all the amenities for a home away from home. The design of the new cottage is eclectic and breezy while keeping with the overrall feel of all JRH properties. Part art gallery with a touch of beach flavor, this new cottage is a crowd pleaser.

When you're looking for a location in Provincetown you couldn't be closer to the center of all the action than at the John Randall house.

The rooms in common areas are exceptionally well appointed with beautiful art collected by Don the host and comfortable furnishings that make your stay cozy and comfortable. Remember, that this is a New England inn so don't expect to have the roominess you'd find in a Las Vegas hotel room, however the spaces are well planned out and offer everything you need to live comfortably in your room with all of your stuff. If you're looking for something roomier rent out one of the cottages which I have done in the past and been extremely pleased.

Don, your host, is well informed with recommendations for restaurants, shopping, galleries, and stuff to do in and around Provincetown during the day. He's got everything you need for a day at the beach so don't worry about bringing beach towels. He's also extremely kind and generous and has a caring energy that generates a sense of safety and acceptance and welcome through the entire space.

I felt immediately comfortable and in a special place. We even cooked a full brunch for friends because we felt so at home, yet on vacation. We are ready to make reservations again for next year. The owner was a pleasure to meet and he was very attune to the upkeep of the property.

My girlfriend and I were very impressed with our stay here. It's in a great location; close enough to Commercial street so you can walk there in under 5 minutes. Room was tastefully decorated and comfortable, and they took precautions in light of COVID-19 that made us feel safe. Don is an excellent host and we will certainly recommend to anyone looking to spend time in beautiful Provincetown.

My partner and i stayed at The John Randall House in June for a weekend getaway. We've been to Provincetown many times, but we've never stayed here before - and what a lovely stay it was!!! We stayed in one of the deluxe queen rooms on the ground floor of the main house and it was well appointed, clean, and very tasteful. The house itself is beautiful and immaculately maintained by Don. Don is an excellent communicator and lovely host. The outdoor areas are perfect for morning coffee... and we loved the parking for our car AND bikes. The location couldn't be better... minutes from everything Ptown has to offer. We've already decided to book one of the cottages for next summer to return with the rest of our family. Thank you for a wonderful stay Don!!

Location, location, location! Great location everything we loved walking distance. We had such a great time and never felt unsafe during this time of uncertainty. There were masks, gloves, and sanitizer readily available. The whole place was very clean and Don was a very gracious host. We will definitely come back! Thanks Don!

Don was very friendly and facilitated putting a bottle of champagne that our friends sent us in our room ahead of check-in. The room was nice and we had no issues with the shared bathrooms. There are bike rentals right next door and the house is a 2 minute walk from the main part of town and 5 minutes from the ferry while still being quiet and peaceful. We would stay here again on our next trip to Provincetown.

Hat's off to Don, our friendly host. He is very helpful with all sorts of advice and recommendations. Although the weather was cold and rainy, the excellent location meant we could dodge the rain drops to all kinds of fun places just down the street. Our room was cosy, clean and snug. We will stay here again!

First time out to Provincetown. Arriving tired and hungry our check-in was super easy. They tell you where they leave the keys for you and luckily there was fresh fruit to satiate my hunger. They serve breakfast every morning which was great because I work out in the morning at Mussel Beach. Cereal, juice, eggs, bread and more. They get these fresh pastries from the bakery up the road. I loved this. Their staff is very friendly professional. The property has different chairs and places to relax if you don't feel like being in the action. I loved we were close to the CVS and commercial street. There's the provincetown brewery right across the street (I don't drink) but if I did I'd be over there having a pint. Overall excellent location, and centrally located. If you're coming to Provincetown the John Randall house is where you should stay if you can get in. The owner says they book up fast during high season. I had a great time in provincetown and mostly becasue of this wonderful place.

Provincetown was one of my favorite trips! The John Randall house was in prime location and Don was an extremely kind and informative host. Great accommodations and assistance with all things. All the guests were respectful and nice to cohabitate with over a long weekend (Labor Day Weekend). Also, there’s tasteful art at this bed & breakfast! I would absolutely visit again!

First time staying here and oh so happy that we made this choice. Location couldn't be better, 5 minutes from all the activity on Commercial St but secluded enough that your rest time is quiet and peaceful. Room was clean and spacious, we stayed in Superior Queen Room 1 with private bathroom. Breakfast was varied and that 2nd or was it 3rd cup of coffee, while sitting in the porch area, always started our day off just fine. If you needed anything or just wanted some conversation, innkeeper Don was always there and was a pleasure to deal with. Nothing but good to say about John Randall House and next time we visit P-Town, we know where to stay. Forgot to mention all the beautiful artwork in common areas and room, an added bonus.
