Beautifully maintained gardens and guest rooms just off the main street make this a great choice to stay in Ptown. The hosts, John Jay and Patrick are warm and welcoming. I felt right at home. Breakfasts are fantastic, a cut above your usual B&B fare and cooked to order by Andrew when you arrive in the dining room. Quiet seating... More

INNKEEPER’S FAVORITE REVIEW
5 of 5 stars Reviewed May 20, 2016

Every detail about this lovely inn on Cook Street in Provincetown is wonderful. Great location, close to town but far enough away to feel like you're not in the heart of it; beautifully appointed rooms and overall decor - every touch is lovely, unique and classy. Beautiful gardens behind the inn that you'd never know are there, along with lots... More

We enjoyed visiting Ptown for the first time, and highly recommend staying at the Inn at Cook Street. The room was first rate, and very comfortable. The location is in a quiet side street off of Commercial St. which runs along the bay. Both John Jay and Patrick have created a warm and welcoming environment for their guests. They are... More

Don't even look anywhere else! 5 ●●●●●●●●●● on August 19, 2016 Cook street inn was fabulous. The innkeepers John Jay and Patrick were friendly, but not obtrusive and helpful with whatever you needed. Andrew comes each morning and makes breakfast---WOW!! You have choices every morning- we were there for several days and didn't have the same thing twice!! His cranberry... More

We stayed there before (and are going back again next week) and found the place to be well maintained, beautiful, and the breakfast was great. It is not in the center of town and we see this as a positive. We rent bikes and leave our car behind. Everything is 5 minutes away (walking or by bike) and it is... More

We have just returned from our fourth fabulous stay at The Inn at Cook Street, where we spent a week enjoying the understated elegance and welcome that has made it the only guesthouse in Ptown we would ever consider staying at now. Innkeepers Patrick and John run a tight ship - they're attentive and thoughtful and they both clearly love... More

Patrick and John's kindness, warmth and attention to every detail make this the only place we will stay. We have been here before and loved it so much that we decided to get married in the gardens in the back yard. It was an intimate gathering and everything we dreamed of. Looking forward to going back end of October.

We just returned from 8 nights at the Inn on Cook St. in Provincetown, MA, The Innkeepers, Patrick and John, are wonderfully welcoming. They are friendly, helpful, smart and full of great conversation and humor if you like, On the other hand, they are very protective of their guest's privacy and seek to make everyone's stay a great experience. We stayed here for three nights in July. We felt truly welcomed by Patrick and Jon. It seemed to matter to them that we had a good time in P'Town and at their Inn. The room was comfortable, there was outside seating and a beautiful kitchen dining room where fresh cookies and coffee/tea were offered throughout the day. Breakfast was... More
