My spouse and I had the somewhat unique experience of staying in two rooms at this inn during our "Women's Week," first-time trip to Provincetown, two nights in a small room and two nights in a large room. If I were rating the first room in this review, I would be giving a pretty poor review, as the room was small and missing many basic amenities for guests' comfort, e.g., lack of a luggage rack, nowhere at all to hang your towels in the bathroom, a damaged ceiling in the bathroom, etc. Definitely not worth the price charged. But because the fireplace was not working in this room during our first two nights, the innkeepers moved us to a bigger, more expensive room on the harbor-side of the inn, which turned our stay into the difference between night and day. Ah, not only were there basic amenities missing in the first room, but there was the working fireplace, the comfortable couch, the gorgeous sunsets and sunrises. This saved our whole stay to the point where we felt relieved and happy to pay the extra costs! I would give an enthusiastic review for this second room were it not for the other minor aspect of the lack of breakfast items we could eat; we advised in advance that we were vegan but no accommodations were made for us (when the innkeeper replied before our stay, he basically said, "the continental breakfast is what it is!" when all we were hoping for was some oat milk for our coffee and cereal) so we could not enjoy most of the continental breakfast offered, except a few bananas and on the last morning when peanut butter appeared to enjoy with the bagels. In the end, we were pleased with our last two nights, but we agreed that we would probably not return to this inn. Others who are non-vegan might enjoy, but we strongly advise: Stay in one of the larger, harbor-side rooms and go elsewhere if you can't get one of these rooms!

My recent stay at the Anchor Inn Beach House was not my first visit, but it had been over 12 years since my last visit, and the Inn had changed owners. Would it live up to the wonderful memories I had from my prior visits? Or was my memory clouded by time? Fortunately for me, my friends, and for all its future guests, my memory was accurate, and the Inn has only improved with age (and with new owners!).
My partner and I were there for 2 weeks, and we could have easily stayed for 2 months. As other reviews have mentioned, the Inn is perfectly located on Commercial Street, just a short 5-minute walk from Macmillan Wharf (and the tourist shops), but not too far west where you feel isolated from the wonderful restaurants, cafes, cabarets, and shops that Provincetown has to offer. The Inn changed hands about 12 years ago, and is now run by two lifelong friends, who place an emphasis on service, comfort, and cleanliness. I found them both accessible, friendly, and extremely helpful.
We booked 3 different rooms (there were others in our party), and each room was beautifully decorated, comfortable, and most importantly impeccably clean. My partner and I run a couple AirBnb properties in Venice Beach and Joshua Tree and we know and understand how hard it is to keep a rental unit clean, let alone this clean. We were truly impressed, and the cleaning crew deserves a big special shout out (that’s you Andrea and team) for the wonderful job they did. During a summer where most inns are not offering ANY daily cleaning service, the Inn has their regular staff who have worked for them for years at full force. Their efforts were recognized by all in our party, and were very much appreciated. I have stayed at several different inns in Provincetown over the years (Brass Key, Crown Point, Beacon Light, etc.), and none of them are as clean, comfortable and relaxing as the Inn.
Two of the rooms we booked overlooked the Provincetown Bay, and were fantastic. If possible, do yourself a favor and book one of the 3 suites on the top floor that overlook the Bay. The view alone is worth the price, and that’s before you fall asleep in the four-post king size bed, after lounging in one of the 2 couches in front of the fireplace. I’ve stayed at 5-star hotels all over the world, and this suite is now one of my top two of all time (the other being a suite at the Intercontinental Fiji with a private pool overlooking the ocean). Trust me, the Inn’s website does not do this room justice…. jus

This sophisticated inn is conveniently located on busy Commercial Street, within walking distance to shops, restaurants, and other attractions. The rooms are neat and crisply appointed. The large front porch and lobby have plenty of seating for enjoying coffee and continental breakfast or casual chats with friends.
The inn was quiet for our stay midweek in the off season. Enjoyed waking up to a panoramic view of the harbor and pier from our balcony. Very convenient to be able to leave our vehicle parked in the lodge's private lot. Michael is a gracious host. If you need anything or have any questions, just ask.

For over$400 a night this is far from a welcoming and charming bed and breakfast. Make sure you don’t get the room in the front - it’s directly on the front porch. You can’t open the shades because you are directly looking at the people rocking on the front porch and the shades don’t even totally block out the sunlight. Coffee was cold and bagels and English muffin in thrown in the table and left in their Market Basket plastic wrapper! Hosts aren’t always available during normal hours and are unfriendly.

We stayed at the anchor Inn beach house in August 2022. It was our 2nd time to stay in this lovely hotel. First time was during the off season a few years back. This time we went during peak season when prices are steep but expected for that period in ptown. We had the ocean view room like before. The location of this hotel can’t be beat . Staff is friendly and the place looks homey that’s why we love staying here. Breakfast is included and when we were there they served a quiche that was one of the best I’ve ever had.

We stayed at this property in late June midweek. The Beach House is situated a short walking distance from where the ferry from Boston drops you off. We had rooms that faced out onto the water and the King Suite even had a nice balcony with a table and two chairs. The rooms and bathrooms were very clean. Continental breakfast was served each morning from 7-9am and was more than plenty for us. We also enjoyed the front porch with its rocking chairs and small tables with chairs for enjoying a drink before dinner while people watching. The proprietors are lovely people and are very helpful with recommendations. We would love to stay there again.

So reassuring to see the owners taking the pandemic seriously; social distancing, staff and owners wearing masks, etc. Right on Commercial Street with shops within walking distance, beautiful water view from the balcony, relaxing atmosphere, large room with comfy chairs and a sofa. Some obvious wear in spots; scratches on the floor, the wood tub surround could use a coat of fresh paint, stains on the decorative trunk that serves as a coffee table, etc. In off-season, there's a minimal Continental breakfast available - go next door to Bayside Betsy's for a more substantial meal..

We returned to the Anchor Inn Beach House this past July and actually had a better stay than we did the summer before. Everything seemed a bit more polished, and relaxed. Relaxing is my favorite part of staying at the this inn, as I live in Los Angeles, and it takes a lot of effort for me to get to it. And it is worth every bit of effort it takes. This is the perfect place to stay for ANY trip to Provincetown. The rooms are exquisitely clean (thank you AGAIN Andrea & staff!), the beds are extremely comfortable and luxurious, and most importantly it is reasonably priced. And nothing in Provincetown can compete with the front porch at the Anchor Inn! It is the envy of EVERYONE who uses Commercial Street. Also, the spectacular views from the rooms over looking the harbor (on the back side of the inn), and the gentle sound of the waves that lap at the shore just a few yards away.
The other thing I find remarkable about the inn is that during each of my stays over the past several years I see other guests who I have met there before. I understand that there are other inns and guest houses available in Provincetown, and I have tried them, but they just don't compare to the Anchor Inn Beach House.
Big thanks to the owner's Chris & Michael who really help make this place special. Just read the other reviews....you will not find a more memorable or better place to stay in Provincetown.

This property was excellent in all aspects. Super central to everything. All the people staying there were super cool to everyone else. The staff was top notch and friendly. The continental breakfast was great. The housekeeping was the best I've experienced in a LONG time. One thing - put rails in/around bathtubs to enter and exit cuz I'm old! LOL! Definitely will and would stay here again.

We have stayed here several times, and every experience is a great one. Amazingly friendly owners, great location, well-appointed rooms and the best porch rocking chairs in town.
Michael and Chris who own the inn don't just greet guests. They treat them like family. And Michael's mom, Sandy, is like a den mother.
This week there was a storm that led to restaurants being closed. Rather than asking guests to fend for themselves, they had pizza delivered for lunch and a bbq for dinner.
That says it all!
Thank you Michael, Chris, Marco and the entire housekeeping staff. Anchor Inn is just the best!

I'm not sure to be honest. I didn't notice signs out on the balcony
Check in is anytime after 3:00 p.m. and check out is at 11:00 a.m.
From where the bus arrives and departs we are about a 5-7 minute walk. There are also taxis available as well if you would prefer not to walk with your luggage.
Thanks for checking with us. We do have limited parking available on site for $10 a day. When you make your room reservation we would ask if you would need parking for your stay with us and reserve you a parking space as well.
As the others suggested, I would call and talk to the owners!
