We have stayed at Top Mast for many years. We return every year because it is consistently a wonderful experience there. It is located right on the bay with a deck off the room; at night, we open the slider, and fall asleep to the beautiful sounds of the ocean. Our room is always clean. The beaches are beautiful and clean. We love that each room has a little kitchenette. We can eat breakfast and lunch in our room, and spend our money on a delicious dinner at one of the many restaurants in the area. Most of the time we have had great weather, but on the occasional rainy day, there is an indoor pool and hot tub. Top Mast is family run, and is very accommodating, I recently left a personal item in our room upon check-out. They quickly mailed the item back to me, with no hassle. I would highly recommend Top Mast for a consistent positive experience.…

Back when I was a kid, my family traveled to Cape Cod, from Michigan, every year for about 10 years. We stayed in cottages in Orleans during that period. I returned once about 32 years ago, and found that area to be very crowded, and after years of taking my own family to Cape Hatteras, I felt that I would not visit Cape Cod again. However, my daughter visited Cape Cod last fall and stayed here at Top Mast. Her words to me..."Mom, you would love it there!" She knows, after all of the years in Hatteras, what I love - lots of open beach, small resort with a cute little village area and a view of the water. I took her at her word and booked 5 days at Top Mast. We opted for the week before Memorial Day. Prices were still off-season, but tourist season is just beginning to ramp up. The people at Top Mast were very quick, and so friendly with their responses to my emails and questions and helped us make the best choice for our stay. We arrived and were greeted by a very friendly young woman at the counter who promptly took care of our check in. As we opened the door to our room, we were thrilled by the view out the door wall...Cape Cod Bay in all its glory. The room was immaculate. 2 Queens, efficiency set up (kitchen area was perfect!) Counter space, fridge, sink, stove top. Bathroom was very clean and chock full of towels and washcloths as well as soaps and signs that anything you may have forgotten could be supplied. The balcony provided two chairs with table in between (all attached) and a view that was heavenly. The staff was friendly and helpful. We were there for 5 days, and it really was a fabulous time. The adjacent restaurant was terrific. And Top Mast is a perfect base to visit anywhere in Cape Cod. There is a view of Provincetown from the beach and the Bay provides a calm and restful water retreat. The beach is fabulous. One of the guests told me that Top Mast has been there for at least 30 years! It does not feel like it has been there that long. Everything feels clean and new. Driving distance to the ocean side beaches is 10 minutes at most. Walking the beach on the bay side is great - I recommend it highly. Mind, we were there just before Memorial Day, so things were still pretty quiet. I loved that about it. But, if you like more action than that, it began to kick in over that Memorial Day weekend. Sorry for the delayed response but after that "quiet" early part of the season when you were here it has been very busy ever since. You will be very surprised when I tell you that this is my families 51st year running Top Mast. My parents started it in 1971, and now my sister and I run it along with them every season! We are constantly renovating and upgrading based on our customers feedback such as yours. We have been enjoying Top Mast Resort for 11 years with multiple visits each year. We have been always treated like we were their only guests and their only job was to make us happy. This past weekend, however, they went above and beyond what you would expect as a guest. After checking into our room on Friday afternoon, we went to go out for a ride and found that my truck wouldn't start. Two AAA service trucks later determined that my starter had died. The last driver (in a service van) suggested calling AAA back to request a tow to a dealer about 40 miles away that "might be open on Saturday." Long story short, I decided to change the starter myself. Karine at the front desk sent the resort owner, Al, and his head maintenance man, Roy, over to check on me and ended up loaning me more tools. Roy even dove under the truck and personally got the starter more than half way out! On top of that, Al and Roy contacted Al's son Jason with my truck's info, and he picked up a new starter from the parts store 20 miles away on Saturday morning! And Roy helped me put it in! My husband and I have been going to the Top Mast Resort every summer over the last 15 years... it is always a fantastic vacation. The rooms are clean, the staff is friendly and helpful and the beach access is just a few steps from our door. They hold up to their name as a resort because the saltwater pool is beautiful, tennis courts, patio and fire pit all offer a lot of options without having to go far. We have stayed in various motel rooms and one of the beach houses and the accommodations are always consistently maintained and well kept. Plus the Top Mast Cafe offers a breakfast, lunch and dinner with plenty of variety.

Top Mast Resort is always clean, respectful and on the bay! We stayed upstairs this time. Kitchenette, private porch with Adirondack chairs, views and charm. It’s the perfect vacation destination for couples, singles or families. There is a spa that has a heated pool, kiddie pool, sauna, hot tub, showers, bathrooms, towels, beer and wine, tennis courts, outside lounge chairs, gazebo, you name it, it’s here!

I've been going to Topmast every May with family and friends for 30 years. Always a wonderful time! Beach side efficiency units are spotless and stocked with everything you need. Staff is friendly and helpful. Slider opens to the porch and the sand with the ocean spread out before you. You can see the Provincetown monument from the porch and the sunsets are spectacular!! This year I left behind my phone charger when I checked out. One phone call and it was put in the mail to me at no charge (pun intended)! Can't wait to go back next year!!! 💕

This is a basic no frills resort motel, but the wonderful helpful staff bend over backwards to make sure you are comfortable and enjoy your sta.y I did!. Fell in love with Top Mast. My beachfront motel room was on the 2nd floor with a balcony and fantastic view of the bay. Appreciated the refrigerator, microwave, and even a toaster!! My room was impeccably clean. Good Wi-Fi, and bed was super comfortable. I was there off season but the weekend seemed to be almost full and I never heard noise from the room next-door. The sea is literally at your back door. Loved sitting on the balcony in the morning and evenings. A slice of paradise. I can still smell the salt air. Highly recommend!! Thank you to everyone at Top Mast for a fabulous vacation!

After having to cancel booked rooms elsewhere due to mold, stopped here and asked to see the rooms before we checked in. No mold!!! Plus they offered to use natural cleaners for us if we asked in advance! Plus the price was much better than we'd expected. It offers far more than we had time to do, but we loved the clean and stylish indoor pool/hot tub/sauna and watching the sunset from our porch - with our feet in the sand! Plus the friendly staff made us feel right at home. What a gem! A+++

We were somewhat disappointed with the layout of our unit, with no comfortable place to sit, other than bed in front room or kitchen chairs. Porch chairs are atrocious and not at all comfortable. Strangest soap we have ever experienced, very dry and does not produce any lather. Beds were very hard, but ok.

My family and I have been coming to Top Mast for 18ish? years! It’s our favorite place! Always immaculate grounds and rooms, that has never changed! Friendly housekeeping staff and office staff! Beautiful beach! Sometimes our family ventures off and thinks “maybe we’ll pick a different vacation spot this year” but WITHOUT FAIL, February rolls around and there is never a question, we are reserving our rooms and house and counting down the days until we get to “our beach house”. I am 29 now and was 10ish years old my first trip to Top Mast. I am beyond that I have now a 11 year old son who has vacationed at Top Mast every summer for his whole life and a 2 year old daughter who is now beginning her summers with Top Mast! There aren’t enough words! It’s our spot, and will hold a very special place in all of hearts for years to come! If you have the opportunity to visit, DO IT! I bet you’ll be back every summer there after. — special shout out! I left a brand new pair of Birkenstock sandals in our room this summer, we had recently moved and couldn’t remember if I left them at the hotel or lost them in the move, almost 2 months after our trip, I decided to take a shot in the dark and email Top Mast to see if my sandals had been recovered! They had them!! And mailed them right out to me and received them next day! Above and beyond in all aspects. THANK YOU!!…
