My partner and I stayed at Josephine’s for a Labor Day weekend wedding. Annemarie was super welcoming and made it feel like a home away from home. The check-in process was simple and hassle free. We stayed in the M&M room and it was cozy, clean, and comfortable with lots of closet space and a private bathroom. While some may think the location is the highlight of this b&b, I would argue that it was the gourmet breakfast! It was delicious, made fresh and locally sourced (using herbs, fruits and veggies grown either on the property or at the community garden just a stone throw away). Can’t wait to come back!

We stayed in the Suite on the ground floor. It was exactly as advertised. Large, comfortable, decorated with a multitude of quirky elements from a pachinko machine to photos of the sisters who lived in the house in the past.

Arrival and access were simple, the breakfasts were stunning and the conversation and hospitality just right.

Annmarie is wonderfully organized. Bob is a great conversationalist and server.

We hope to return.

My son and I had a great time staying at Josephine’s. Anne Marie, the owner, was incredibly helpful and gave us some tips and ideas that made our 3 day trip perfect, including the walk at World’s End. We stayed in the Twinz room on the top floor and it was perfect. Charming room with an extra single bed, lovely decorations and a very comfortable bed. There’s also a spacious sitting room on the top floor which was relaxing in the afternoon to read and enjoy a cup of tea. Breakfast was wonderful and Anne Marie used tomatoes etc grown from her garden. We loved our stay in Hull at this great B&B.

I am moved to write a review because I was swayed by the overwhelmingly positive reviews when I made the decision to stay at this Josephine's B&B. I certainly don't regret it, however I definitely did not find it to be at the level of a 5 star rating. This is a nice, small B&B with only three rooms. We stayed in the first floor suite ("Anna Rose") which had an unusual configuration but was fine. It was very clean and comfortable. Over night, there were rain storms and some water leaked in to the little sitting room. It didn't damage my husband's suitcase (which was in that room), so it turned out not to cause any real problem for us, but we were surprised that when we told the owner she didn't seem concerned or fazed in the least. I am not sure that this B&B is good value, but perhaps others find better rates through websites. (We booked directly through owner.) The breakfast was very nice. Overall, it was fine-- between 3 and 4 stars.

I had such a nice birthday vacation at Josephine's. The warmth and homey atmosphere was wonderful. The B&B hosts could not have been nicer and more helpful in wanting you to enjoy your stay. I felt like I was right at home. So much so~ I wanted to move in!!!!! I loved my room that AnnMarie picked out just for me. The breakfast was so good, everything to perfection. The location fantastic... so close to the beach and fine restaurants. I want to go back today.

I concur with the other excellent reviews posted here. I travelled to Hull last weekend for my niece, Kelly’s wedding to a wonderful guy, Will. The hotels in town were a little pricey so I found this gem after a little research. I stayed four nights. Annmarie and Bob were phenomenal hosts and cooks, great breakfasts every day. Annmarie lent me an umbrella and a beach mat, and had lots of great tips, as I was a first-timer to Hull. I took the ferry from Logan airport to Pemberton Point in Hull, and then jumped on a bus, which left me an 800 foot walk to the house. Downtown is about one mile or so from the house, and the beach is a little further, maybe another half mile. I stayed in the m and m room, as a single, which was the smallest room in the house, but fine for my needs. All in all, a great trip, and Josephine’s was a much better choice than the more pricey hotels!

Beautiful place and a great hostess!! We stayed in the Twins room on the third floor. Breakfast was made from scratch and delicious. Both close enough and far enough away from downtown Boston!! Also, the location is just south of Nantasket beach which is a very cool walk at sunrise!

We came to Boston for the first time from Texas and we happened to luck out by finding this little slice of peace and love.
Ann Marie and Bob were as friendly as can be with great suggestions of things to do and fabulous conversations each morning for our delicious breakfasts! They pour their entire hearts into this place and you can feel it! We stayed in the Anna Rose Suite. The bed was comfy, the place was clean and quaint and the feeling was peaceful and felt very much like home!
We would absolutely stay here again! We actually wanted to stay longer!!!
This is a fabulous place to stay.

The house is well maintained and filled with wonderful antiques. Our room was modest sized and very comfortable. Breakfast was tasty and served on antique plates with nice settings. The gurgling cod pitcher was especially fun. Our hosts Bob and Annmarie were very knowledgeable about the area, places to visit, eat, history…
We recommend this bed and breakfast.

I found Josephine’s by accident when searching for a place to stay while visiting my sister. Oh my did my accident turn out to be perfect! Clean rooms, terrific breakfast and the most friendly owner you could ask for. I felt right at home. I highly recommend!
