Me, my husband , adult daughter, her boyfriend and 2 dogs stayed in the kitchenette water view room for 5 nights . It was clean , the pool was nice temp as well as clean . Our first few nights we basically had the hotel to ourselves for the most part . Which was great . It did get busy Friday night and we checked out on a Saturday . Great place to bring your dog with you on vacation . We were able to use our own kayaks right from the property which was nice . It is a short drive to the beach (even road the electric bikes there ) as well as a short drive to shopping on Maine st . We did not swim in the water where the dock is on the property , not sure it’s even allowed . Hotel is short staffed as pretty much everywhere is these days but the staff that was there were very nice . Our room hadn’t been updated in quite a while but we were fine with that since it was clean . We will definitely be staying there again .

Very nice motel situated in a woodsy setting. Very clean. Has a nice pool and a beach on the inlet of the ocean. Staff very efficient and personable. We stayed at other motels in the area for much more money that were nowhere near as nice. We'll definitely be back.

We came up to the Cape for the weekend to see a former student perform in College Light Opera in Falmouth. Not being familiar with Falmouth, we checked into a dive in Yarmouth, because they accepted pets. (we always travel with our dog) The place was so bad, I could barely sleep, so we left at 7 AM the next morning. Now we were on Cape, at the height of the season - with the dog - and no place to stay. We were referred to Green Harbour by another innkeeper - and it was the best recommendation ever. The owner/manager accomodated us with no notice, even apologizing that they only had a very small room. It didn't matter. It was lovely. Spotless, charming, big comfortable bed, cable TV (it rained that night), etc. When the weather cleared, we were delighted to find the swimming pool and lakefront area right at the foot of the property. It was quiet, peaceful, very pretty and the owner was so nice to us - and our big old dog! I wish we had stayed here this past Columbus Day weekend, but we were trying to save a few dollars. Never again. It's true that you get what you pay for. But at Green Harbour Waterfront, you get more!

This is a very dated motel !!
Pro’s .. Has a great location
Con’s ..
Rooms are musty, not so clean and run down.
Boat launch is not really a boat launch(could not launch a boat from it). Had to go to public boat launch about 2 miles away !! The dock is rickety and full of bird droppings !
Barnacles on side of dock did a job on our boat!
No way near the value that they charge for rooms!!
Never again!!

I stayed at Green Harbor for a lovely three days with my mother this summer, and I really don't think I'll ever again need to look for another hotel/B&B in Falmouth. The grounds are charming, between the double sided gliders (two gliding love seats connected to each other), volleyball area, delightfully heated swimming pool (they had no problem with us taking down the dividing rope to swim laps), separate kiddie pool, beachfront with dock and fire pit, paddle and row boats, and adorable potted plants artfully scattered all over.

The rooms are well sized--ours wasn't huge, but quite spacious enough for two double beds, a desk/dresser, two chairs, microwave, mini fridge-freezer, coffee maker, large flat screen TV, closet, and of course the bathroom. I'm assuming most rooms on the second floor (looks like the first floor from the parking lot) have similar layouts. We had a balcony, which overlooks the pool/beach. The balconies are all connected in one stretch, but are divided into two room sections, so you don't feel like you're necessarily on top of your neighbors. Having glanced into some of the other rooms while walking around, there were also rooms with a queen (possibly king?) size bed, pull out couch, kitchenette and dining area, and then the usual other amenities. We didn't have any problems with the free wifi, or the DirectTV. Each room has a separate A/C unit, which are newer, pretty quiet, and adjustable via a wall control panel--more than I can say for most hotels I've been in lately. There are two vending machines (one with Pepsi based drinks and one with a variety of snacks--chips, candy, etc) and laundry facilities available to everyone. I didn't look closely enough to see if they were coin-op or not. Downstairs rooms have charcoal grills in addition to the above mentioned. There is also a driveway to bring boats right into the water--I don't know anything about getting boats into water but it seemed pretty straightforward and easy from what I observed during my stay.

Couple of things that I particularly love about Green Harbor: 1) Family owned and operated. You can see the dedication everywhere (maintenance appears to be great, rooms are well cleaned), and it really lends to the B&B feel, even in a larger setting. Everyone was incredibly friendly and helpful, even when answering our silly questions, like calling about the wifi password (oh wait, it's printed on a sign in the room--I should have looked), or coaching us through using the A/C controls (wait two seconds and it will start, make sure it's on the snowflake setting). 2) Clean! I didn't see any stains, damages, dirty floors. The bathroom floor in my room had a few scuff marks, but the floor was otherwise clean and unblemished, and smooth beneath bare feet. 3) Calm and quiet! Even with fairly large families staying along side us, Green Harbor was 100% peaceful and relaxing. The beach front is along Green Pond, which leads out to the public beaches and ocean (about a mile down the road), but I find the slight separation to be much nicer than being along the "main drag." Great for boats, kayaks, or taking out the paddle boats, and nice to see other Falmouth residents taking their boats out, or relaxing on their docks. As I currently live in busy, loud, crazy Boston, it was very nice to get some peace and quiet. 4) Convenient location. Not smack in the middle of things, but I was fine with that. It's only a few minutes' drive to Wood's Hole, to the shops and restaurants downtown, to the beach, or to the Supermarket/gas stations. What more could you need?

Rates seemed reasonable, from what I can tell. I visited in peak season, and I imagine prices are even better just before or after the busy summer season. I would love to come in late September-early October and see it in the fall! I'm sure it's gorgeous. So what are you waiting for? Stay at Green Harbor! I definitely recommend it.

We spent 3 nights in this fantastic place in Cape Cod. The site is beautiful and rooms are big and well equiped. Amenities are excellent: swimming pool, bbq area, nice garden, small boats to enjoy the river. However its biggest asset are the owners and staff. We got our luggage lost by our airline and they were extremely helpful in the process of getting everything back.
This is the kind of people you would always like to meet when you are on your holiday!! We left with the impression that our stay was far too short!!!

I almost don't want to write this review because then I'll have an even harder time booking next time we visit! Our family of 4 decided to visit Cape Cod from California and since we have never been to the east coast, we had no idea where to stay. We found that a lot of the hotels were quite pricey and seemed very bland and "cookie cutter". I came across Green Harbor by chance and fell in love with the idea of it, it looked like a fun, relaxing and inexpensive place to stay...I had no idea that it would be the reason our trip was the best trip we've ever been on! Upon arrival, we were greeted by Milton, the owner who made us feel right at home. He was so helpful and directed us to a great place for dinner and ice cream that night. When we got the the beachfront room (with a kitchenette) we were so pleased by how clean the room was and how much room there was for all of us. The room opens right to a grassy area with bbqs, picnic tables and then beyond that was the beach. We felt like we went back in time and were having a "good old fashioned family vacation" bbqing almost every night, roasting s'mores over their camp fire and paddle boating around the harbor was just some of the things we did while we were there. Everyone from the staff to the other guest were friendly and made us feel like we were among friends. We are so glad we found this place and so glad we didn't stay in a typical hotel. It turned our hotel stay into an experience and our kids will never forget our wonderful trip to Cape Cod! We will be back!!!

As mentioned in all reviews, this place has outstanding service. At the same time, it's important to have a clean and comfortable room. This hotel is very old and has some inconsistencies in room quality. The rooms are also a little small compared to modern hotel rooms.

We booked several rooms for a family wedding, but they were not all of the same comfort and quality. It seems that if you book a "beach front" or upper-level room that they are better maintained. We stayed in a pool level room and even though the room itself was very clean, there was mold and mildew in our bathroom. We checked with some other family members and they also noticed mold in their closet. The family members who stayed in the upper rooms didn't have any problems.

For a family get together, this is a great place. The grounds are well-kept and the setting is lovely. Just make sure to get an upper-level or beach front room.

Starting with the positives, the owner greeted us nicely upon our stay, the room was clean and the room was clean. He made suggestions where to eat and buy groceries. This is a small, locally owned hotel located just outside of Falmouth. We stayed in a room with a small kitchenette by the river. There is an outdoor pool and small paddle boats to explore the river. However, what bothered me the most was the mildew and moldy smell in the rooms and the hospitality area (albeit maybe this comes from being by the river). To compensate the hotel sprayed a very strong air spray which caused headaches. Fair to stay, I mentioned this to the staff, and they stopped spraying it however, the air conditioner emitted a musty smell as well. I was told by other guests that they liked the cottages at the top much better. The room and furniture was dark, dated and uncoordinated. The refrigerator was located about 3 feet from our heads as it was right next to the bed, which caused us unrestful sleep. The mattress was uncomfortable and lumpy. Every time my husband turned, I almost fell out of bed. The beds were uncomfortable and small; the sheets were old and had little fabric balls on them (most likely washing them repeatedly with towels). The sofabed had a huge dip in it which my son just fell into. The kitchenette was adequately stocked albeit much of the silverware seemed to have disappeared; we had to share! The outdoor furniture and grill were old and dirty. The pool was ok. The beach was littered with duck droppings and is not suitable for playing in or by. I have a dog so I really appreciate having a hotel that allows pets, however, we found that the pet owners did not adequately clean up after their pets, which is a shame. Our internet did not work properly; we were told it was because the router by the river rooms had some intermittent problems. The hotel had that old time local feel, which is appreciated BUT.... All in all, I would not stay here again. Given the reviews (and the price--yes it is summer on the cape), I was extremely disappointed and expected a nicer room/bed and updated property.

I was hesitant to stay here judging by the pictures online. I was pleasantly surprised though once we got into the room. The guest office where you check in was pretty bad, it smelled of moth balls, and I had to stand there a good 10 minutes before someone notices me trying to check in. I made noises, stomped my feet, shouted hello, and no one acknowledged me. Finally, after 10 minutes a lady came over and she didn't even seem to realize I had been waiting for so long? Anyways, we went to our room and I was surprised at how clean and inviting it was. It was spacious, and although it was very outdated, it was comfortable. The back deck off of the room was the big bonus that made this place so worth it. We were able to sit on the deck and enjoy some evening cocktails while looking out over the river. I'm sure this place is different in the summer than in October, but we quite liked the lack of people. If I came to this area again, I would book another room here. The price was great, and the location was wonderful.

I believe there was a small one in the bathroom, but I truly don't remember as we were only there for 1 night. Try calling the hotel for confirmation.
