Beautifully appointed rooms and suites include continental breakfast, parking, bike rentals, & soft sumptuous fluffy robes when reserving bed & breakfast accommodations. Every visitor is received with unprecedented warm hospitality. Large groups have options of reserving the whole main house on the estate and a guest cottage. The main house sleeps 10-12 for a whole house stay and the cottage sleeps 6 for a whole house stay. The estate is located directly on the Shining Sea Bike Path between Sippewissett and Falmouth Village, truly a bicyclists paradise and a stone's throw away from the Steamship Authority. Bikes are available on site and beach passes are available for purchase in the Gift Shack Gallery (our little gift shop on site), Helmets and locks are available for check out in the gift shop for your convenience. All fabulously appointed rooms have their own private baths.

My friend booked the two-bedroom house suite very last minute, and I am so glad she did. When other plans fell through, I found myself without a place to stay in Falmouth for my very first marathon, The Cape Cod Marathon. My friend swept in for the rescue, and booked a stay at the Frederick William House. Not only was the suite charming, spacious, and cozy at the same time, but the hostess Jeanette was incredibly accommodating. Regular check-out from the room was 10:30, but I knew I would not be finished with my marathon until around 12:30-1pm, and I also knew I would be desperate for a shower afterwards. After speaking with Jeanette, she easily offered a late check-out for me. Not only did she allow me to check out late, but she checked in on how the race went and offered her congratulations. Overall, I would highly recommend the Frederick William house, and my friends and I are already considering another stay here next year! The suite included a kitchenette, dining area, living room, and two bedrooms. Breakfast was included, and coffee/tea was available 24/7 in the adjoining main house. Best of all, my pup could stay, too!

We stayed here for one night and wish we could have stayed longer! This place is exceptional; all the hospitality and home comforts of a traditional American guest-house mixed with the high quality decor and rooms that you’d expect from a five star hotel. This place really is a hidden diamond and will definitely be returning for a longer stay. We highly recommend this hotel.....you won’t be disappointed!

This place seems charming, and maybe it is ... but buyers should be very aware of their cancellation policy and make absolutely sure you buy the extra travel insurance as the owner isn’t willing to budge from it. My young son had a medical emergency the Saturday before we were supposed to leave. After the unexpected trip to the ER, I learned this injury would leave him with a 7-9 week recovery period and extreme difficulty in traveling. United airlines, Southwest, two other hotels and a local car service that I had booked all had similar cancellation policies, but all graciously and thankfully made an exception for the unexpected medical emergency. I had hoped that this boutique hotel would extend the same compassion and understanding, or at least offer a credit to stay there during the next year, but no luck. They pocketed the $460 for the one night scheduled stay, and I learned a valuable lesson.

I am so sorry that you had a bad experience with our cancellation policy. Most all hotels have a zero refund policy for reservations cancelled the day of check in and the day before check in. We always recommend AIG travelers insurance to travelers who suspect that they may experience an unforeseen cancellation outside of the grace period. Our cancellation policy and all of the insurance is outlined on our cancellation policy page of our website. If you had the insurance, your trip would have been completely covered, your rental car, airfare, and hotels. Sorry.

We stayed here for 3 nights on a road trip round New England. The room was clean but quite small and the TV couldn’t be viewed from the bed because of the angle of the wardrobe/cabinet it was in(minor issue) We borrowed bikes and took the ferry to Martha’s Vineyard one day and just round and about on another-a nice little extra touch(with locks and helmets included if you want them). Only downside for us was the breakfast-it isn’t self service so you are limited as to what you can have. We got a tiny glass of fruit(mainly watermelon), a small glass of yogurt and granola and 2 slices each of undercooked toast with very little butter and jam. As the owner didn’t really interact very much with the guests I can’t really understand why she doesn’t make life easier for herself and just buy a toaster and coffee machine and let the guests make their own. Thank you for taking the time to review your stay. The suggestions are wonderful and help us to improve the stays of future visitors. We will try to alter the seating in that room so the TV is more easily seen. Unfortunately the self serve toast idea, although very great, is not allowed by the board of Health in this facility. I would have been happy to have gotten you more butter, jam and toast. We do have self serve coffee and tea service 24 hours a day, and daily desserts that are put out after 5:00PM. We have a hot breakfast choice that is $9.99 per person, on the menu if you do not like the included continental artisan bread basket. Thank you so much for all the suggestions. We will implement as many as we can.

We stayed for three nights. Jeanette made us very welcome from late check in to tourist information. We used the loan bikes to cross to Martha’s Vineyard using the cycle path at the bottom of the garden.
