I had booked a room (wife, our large dog, and I - for three nights) at this location (last weekend in April) for a number of reasons. 1) They were one of the few places open this early in the season, 2) Pet friendly, and 3) The location - right across the street from the beach. Then I read some of the reviews. But it was too late, the trip was in a few days, and it had taken me some time to set things up this far. Well, I should not have read the reviews at all... 1) Traveling off season to a location such as Old Orchard Beach (AKA "OOB") is an experience that few really appreciate. It is a location make for crowds, yet it was nearly empty. From the hotel, to the beach, to the eerie low-rent closed amusement park in town. Almost all empty, except for us. Loved it all. 2) Pet friendly. If you are not traveling with a pet, then maybe you deserve really high-end accommodations us pet-lovers never seem to be accepted at. Yes, the exterior of the Grand Beach Inn has seen better days, but when your dog pees in the flower bed, no one seems to make a fuss. Us pet owners take the good with the bad. 3) If you are going to OOB, this hotel is in a perfect spot (except for the zillion dollar condos right on the beach). Directly across the street is a stub-road that has a walkway to the beach. So you are about a few hundred yards (three-to-five minutes) away from a walk on the beach, any time, day or night. Right turn on the beach and you can walk to the pier in under a half hour, left turn and you can do an out-and-back hike of nearly two hours to the breakwater. Less than 1/2 hour drive from the Eastern Trail - an excellent rail trail that cuts through a marsh in one direction, and a forest in the other. Good for two days of hiking at least. As far as the other reviews... The staff was very friendly, and the management was attentive, if not a little nervous about any possible dog damage in the room. We brought our own dog bed, and our own blankets in case our dog decided to jump up on a bed at night. So no problems there. There is a restaurant on the grounds that seems to be a different business altogether, and that place seemed to attract a few odd characters, but they were gone after a few hours, so that problem went away. Room was clean, having an almost full kitchen is a huge convenience, especially if you want to save a little money by shopping at Hannafords and making your own breakfast and lunch. Other than that, a great trip, great room, wonderful sights to see, and a successful stay. One other thing.... You HAVE to try Rocco's Pizza in OOB.

rooms are WAY TOO small for the price. youre better off finding an apartment for cheaper. charge you ridiculously expensive fees for pointless stuff. You get fined $250 every time for smoking on the property even though staff smoke on property. OVERPRICED!OVERPRICED! staff is friendly.

Spent two nights during March break with our kids. Nice clean property, although a bit dated, that allows pets which was great as we were traveling with our dog. Gorgeous new england beach. Will definitely come back in warmer weather.

We needed a place to stay due to an issue we were having at our cottage. My wife and I booked a room here. We went to the room and the place was not at all what it portrayed in pictures. It smelled of smoke, wiring on floor was completely yellow and stained. Regardless, we dropped our bags and immediately got a call letting us know that our issue at cottage was resolved. We went back to the front desk and asked for a refund. Literally 15 minutes after we booked. They explained that their policy is no refunds for early departure. Although, the woman at the desk said that in our case, if we handed the keys back, knowing we wouldn't be going back to the room, they probably would work with us. She told us to call Monday and speak to the Manager. We called on Monday and the Manager said there was nothing they could do. So, they essentially stole our money. I have no problem with them telling us up front and having us keep our room. But they took our keys back with intention of working with us. All we did was drop our bags, and then come back to get them 15 minutes later. On a scale of 0-10 for customer service, they get a 0. The most ridiculous experience ever and would never recommend this place to anyone.

Staff great. Room which was cabin, was decent. The bed was very very firm.. privacy and location was awesome. we could walk to the beach and to downtown. Overall, good value. I would return. Nothing super fancy... but again, good value.
