Motel is so desperately in need of refurbishment. Room described as Deluxe!!! Bed (OK, it’s comfortable enough) springs creak with any movement. Lumpy bulky bricks for pillows. Bedding not pressed so looks like previously slept in and hole in blanket. You can hear every footstep from the apartment above. Hanging wardrobe is over the bed. Bathroom is disgrace with openly rusty heater and cheap plastic fascia stapled round door frame. Bath tap driped constantly which indicates, to me, the total lack of care and attention. Bath shower totally unsuitable for anyone with mobility issues. No bath mat, tea towel, hair drier or complimentary initial supply of coffee/tea provided in basic old kitchenette. Heating/cooling unit works, but fan noise is excessive.

No argument regarding cleanliness. The room was spic and span. The cleaning crew do a yoemans job despite working with second rate building and décor materials. The ersatz pergo floor is buckling from being washed so many times. The range and fridge were so clean they looked new. The coffee maker should have been replaced many years ago, however. The comfort level is that of a 2 or 3 star hotel. The mattresses are passable, a motley assortment of pilllows are provided. The bedspread is of better material and absent the 70’s pattern featured in the pictures. Sheets are mid grade . An extra set with a velour blanket are provided for the pull out couch. Daily exchange of bath sheets with matching washcloths as well as an extra long hand towel takes place. They are rough and old, Often smelling of cigarette smoke. But there is no restrictions on their use at the pool or beach. There is no daily room service. Daily provision of low quality barsoap shampoo and conditioner with two trash bags tucked in 2 disposable drinking cups are dropped off. (We were 5 people).broom and dustpan are provided as the sole cleaning tools. A 2 oz bottle of dish soap Is also provided. There is a plunger and toilet brush available. This seems to be on par with the availability of workers being limited since Covid. We requested a roll of paper but were told they don’t offer that. The location can’t be beat and we met locals who refer to it as the best section of the beach. There is an ATM in the office, but no business room. The Wi-Fi can be slow. The pool is the nicest we have ever used and is rarely populated. Parking is plentiful. There is little interaction with the staff. A salty Mainer, Paul is in charge of reception and is irascible and jaded after working for decades in the position. Don’t expect much from him. The head of the housekeeping staff, Khari, is lovely and accommodating. She also serves as the security officer. She appears to work 12 hour days, 7 days a week. We hope she is appreciated. We used the tip envelope to provide compensation which we expect she does not get in the form of salary.

Copley LaRiene Motel is all about location. OOB is a beautiful beach. Having said that, this motel was awfully disappointing. Price was NOT low, The room was clean, there were plenty of towels, and the AC worked well. The parking lot was managed by a lovely seasonal worker who was a joy to deal with. The walls must be paper-thin because you can hear all conversations, laughter, other sounds you do not want to hear at all! Inconsiderate people are around…beds were comfortable; yet, there were metal spring sounds each time you turned. Watching TV was uncomfortable as there was no comfy chair to sit in, and one bed faced the other way. There was no in-room phone, coffee pot, or stove. Bathroom shower lacked any shelving, bathroom also had neither shelving (as for toiletries), nor towel racks, or wall hooks. There was no closet. Many reviews say the rooms need updating; but, that does not delineate how minimal this place is! Because the room is so very, very basic, there was no place to put a broom, dustpan, and brush; so it was just leaned against the small table. I think that’s where you could eat(?) Copley LaRiene is very unimpressive, not very comfortable, and certainly NOT quiet. If your room were to be Oceanside, at least you could have your morning coffee viewing the ocean. Wait! That could not happen because there was no coffee pot! We won’t be back…There are many other places from which to choose.

Stayed in one of the 2B/2B Apts with full kitchen and little balcony off bedroom. Great for morning coffee (bring filters) and sun. Nice privacy for family, beware there are stairs in unit. Tons of towels and supplies daily. Great location on beach. Easy walk into town for meals or shopping. Pleasant staff.

We stayed at this motel from Wednesday-Saturday 1.5 weeks after Labor Day weekend. We got the double queen bed with kitchenette and ocean view and stayed on the bottom level in the building closest to the pier. It was a great view and the entrance to the beach was just a few steps away. There are nice Adirondack chairsKitchenette served its purpose for what we needed and the room was nice. Bathroom was decent too. We notice things but we aren’t super picky people so I won’t go into details. We would stay here again for sure. One thing we didn’t know was that old orchard beach is very quiet during the week in September until about Thursday and Friday when things liven up for the weekend. More stores opened and there was a car show Friday and Saturday. Cute town and everything is in walking distance from the motel, we didn’t even use our car. Restaurant selection is slim as well and we had to hunt for what places were open and for what hours. Due to the COVID unemployment issues and seasonality, you may want to consider when you want to visit. We enjoyed the quiet but glad things got lively.

Stayed 2 nights with my girlfriend and 2 daughters...had a wonderful time! Pool was fantastic; very clean, and the proximity to the pier and beach access was great! The owner was very nice and accommodating. The new Adirondack chairs outside each are exceptional! I definitely recommend staying here!

This is the only positive thing I have to say about this hotel. If you stay there, be sure to get an ocean view room since the non ocean view rooms look nothing like the picture. We had 2 queen beds with a ‘kitchenette’ squeezed in the corner. No coffee for the coffee machine, no ice unless you make it yourself, some silverware in a plastic cup, with a place to hang your clothes over the bed! Really? What if it’s raining? Pillows were hard as a rock. if I could have, I would have cancelled our reservation.

$250/night after for Labor Day? Not worth it even though it's located right on the beach. Needs paint and updating all around. A rusty shower enclosure, no in-room coffee maker - it's a kitchenette, no ice machine ("we took it out"), a miniature pool that looked green. And terrible management attitude. We wanted to cancel our last night - didn't want a refund however. We would have taken a gift certificate to use in the future. They could have kept our money and we'd end up coming back and buying a second night when we used it. A win-win right? Nope - not in the eyes of this near-sighted owner. So now we'll never be back. In the words of the manager - "it is what it is."

The property is off the beach only a few steps away from the beach, great if you have children. The minute you walk into the room, it smelt fresh and wonderful.. unlike another motel we stayed at in Old Orchard Beach. It was definitely worth what we spent, considering it was right on the beach. The beds were comfortable and clean.. so were the towels. I loved that the floors were hardwood. The kids enjoyed the cable. The front desk person who checked us in was very helpful, kind and prompt. If you can get the oceanview rooms, EVEN better!

After reading some negative reviews I was skeptical of visiting. However, my whole family loved this hotel! We were on the 2nd floor literally footsteps from the beach. Our rooms were newley updated with beautiful flooring, very comfortable beds and pillows. The refrigerator was bigger than expected, the room itself had a lot of space for our family of 5. I will say the only down side to this place is the room where the indoor pool is in is SO HOT!!!! You felt like you were sufficanting inside the room, and water. Heated pool was a understatement. When back to OOB we will definitely check this place out again!
