We chose to stay here during a two-night getaway, right before the start of the season/holiday weekend. I chose it because of its past reviews, it is pet-friendly (& we were bringing our dog) & the price was right. We couldn't have asked for better. Cindy was very kind & helpful from the time I emailed with a few questions, to when I called to make my reservations and even in waiting for us with a later arrival (10pm). Our accommodations were a bit tight, but served our purpose well and CLEAN! The best part, we had AMAZING hot water and pressure for showers!! Worth it's weight in gold. It's located very close to the beach/attractions, and the neighborhood was quiet and clean while we were there. The staff was very friendly and quickly responded to our request for some extra toiletries. I thank them for a great stay, recommend others to try them out, and we would stay here again without hesitation.…

We stayed in a room in the 'C' wing, and the room had two small bedrooms, which provided privacy as we travel with our adult son. The room was spotless upon our arrival, as were the entire grounds. The room had a small kitchen, a full size fridge, and microwave. The motel is located one street behind the main boulevard, just below the Town Hall. Not right on the beach, but within about 3 blocks of the beach. Excellent value, much more affordable than the beach-front motels, and you are really not giving up much by not being right on the beach, especially since you are so close to the other activities.

The Villa is an amazing place to stay. Bob and Cindy are very accommodating it is a clean and friendly atmosphere, and a home away from Home, Just a short walk to the beach, and a walk down a short ally to the main strip. Our first visit to Maine and we wanted a “home base” from which to explore the southern portion of the state, with a seaside feeling. Beach Villa was this and more! From the military discount, which we greatly appreciate, to the kind and personal communication with the owners before and during our stay-we could not have chosen a better place, sight unseen. I didn’t want to leave and I definitely want to go back! We try to go different places and see new things with each vacation and we did not have enough time to explore all that we wanted to - so we know where you will find us when we return - it’s only Beach Villa for us! The accommodation was super clean, had everything we needed, even to cook in our room! The bed was fabulous - and this is important-the water pressure in the shower was fantastic! That’s one of my top priorities and it was 5stars plus. Bob and Cindy are very nice and knowledgeable too - they made us feel at home. Old Orchard Beach is a sweet town with a feeling of stepping back in time without forgoing any amenities. If you can’t decide where to go - go to OOB Maine and stay at Beach Villa. We felt very comfortable in our clean room. The owner is friendly and welcoming - there were even complimentary pancakes offered to us one Sunday morning! The location of Beach Villa is ideal and close to the action/restaurants/beach.

Nice little room we had. Very clean. Only minor complaints were that Shower was super tiny and could not move around much without hitting the wall and I am not a big person. Room was lacking some of the basic stuff that a motel normally has such as a box of tissues, paper towels (considering there is a kitchen) and a blow dryer. Could have also used a measuring cup. Overall a pleasant stay. Checking in and out was easy and staff were friendly. And just steps away from the main strip, 5 minute walk to the beach. Would def stay again but in a bigger unit. If you want a clean, basic room at a very affordable cost, this is your place.

I just experienced my 10th year with the Villa, and well I could go on for days on why this is by far the best place. This is like a home away from home at an affordable price, and just a short walk down the ally to the main strip with a 5 minute walk to the beach. Bob and Cindy are very friendly and for sure accommodating. What other hotel/ Motel offers poolside movie Wednesday or Sunday Morning poolside pancakes. I am not sure I would spend my fourth of July anywhere else, n now even visit a few other times during the year.

We stayed for 3 nights in July, the owners are so nice, they want to make sure everything is great. It is a 5-6 minutes walk to the beach. The room has everything needed, fully equiped kitchen, bathroom, wi-fi, BBQ outside

We stayed at the beach villa for 4 days this July and oh my what a hidden gem! Not only is it still close enough to the beach and all attractions in downtown OOB but Bob and Cindy were incredibly sweet and hospitable. They even helped us with Triple A when my fiance locked his keys in the car! My son really enjoyed the movie night by the pool and our room was just perfect. It really is a home away from home and I didnt want to leave. You also cannot beat the price for the location and the customer service. We will definitely be returning.

Cindy and Bob are very friendly hosts and good people. They will make their best to accomodate you at last minute advice. The location is perfect. A little walk through the alley and your on the main street and not far from the beach and at the same time far enough to enjoy a quiet place. Table with chairs on our balcony, pool, BBQ, patio with tables and AC are really appreciated. We came in late June (last low season rates for the summer) and are going back in August. I highly recommend that place.
