We have stayed in more campgrounds than I can remember across 40 States so I have a reasonable idea of to expect. This was the most packed I have ever seen a campground, there was no e tea space anywhere. It deserves credit for being clean with a great play area, it also had $1 rides to the beach.

While many will disagree with this review a few of us experienced RV’ers will know exactly why I rated this RV resort the way I did. In fairness the park is doing its best to become a 100% seasonal owner RV park. The management should place the traveling RV’s in a separate part of the park away from the seasonal residents until this transition is complete. However until this is done, those of us who have been on the road for six months or longer and have stayed in more parks than we can remember, we are not looking for a park that crams your RV into a spot that will hardly hold a tent, hours of annoying loud music vibrating your RV and shaking your windows, huge hundred pound dangerous breed dogs being walked by children, teens having golf cart races, a safe place to walk your small dogs without having tons of children scaring them and laughing about it, neighbors acting like drunken fools at midnight, free WiFi that never works however you are offered an upgrade at an additional cost, etc, etc. I believe by now you get the idea. Don’t get me wrong, if this is what you are looking for in a RV park then this is your park. Matter of a fact it deserves a five star for managing to even fit a 32’ travel trailer in between several RV’s that are decked out with storage buildings, elaborate decks/sunrooms, fences and vehicles lining the small road. I can’t make this up, one of the sites on the end actually built a Windsor wall to prevent anyone from turning down “their” road. Because of this you have to navigate up to 20 vehicles that line the road then blind back your RV into a tiny spot. Most experienced travelers are seeking piece and quite which is a far cry in this park. The only reason I booked this park was because I had stayed in another Sun Resort in Mystic Connecticut that was perfect for my age group. That particular park was very quite and laid back with plenty of room to walk my two small six pound dogs without having to torture them to walk in the middle of the street holding their urine and poop while passing by RV’s with people glaring warnings not to allow your pet to not unleash its bladder or bowels on their little tiny spot in this world and the fear of getting mauled by huge dogs on chains not being watched by their owners. However it’s ok for them to allow their pet to drop huge piles on your campsite and keep walking. My wife and I felt like the park pooper scoopers. I don’t want this type of drama. All I want is peace and quiet. Why campgrounds think that experienced RV’ers want to deal with this is beyond me. I actually know exactly what a sardine feels like in a can after my stay here. The staff was nice, especially Phil, who by the way was doing his best to help me thread a camel through the eye of a needle while backing (for which I have over 40 years of doing so) however someone on his pocket radio thought something else was more important. However don’t trust what they tell you about sites being booked. I asked three times to move to a couple different sites that I watched empty my entire visit, however I was told they were reserved. Getting hooked up and pulling out was a nightmare with trucks and cars parked out into the middle of the street. Some campsites had as many as 12 people and five vehicles staying in one RV across from us. When I checked in I ask for a good quite spot. What I received was far from it. I believe I would have been better off boon docking at Walmart. The night before I left I had to walk around the park and politely ask people to clear their vehicles off the road to make room to pull my truck and camper out. What a nightmare. I’m sure the management will respond with something smart to say, however they will probably be right. I should have looked for a park that advertises large private campsites without seasonal RV’ers and without all the bells and whistles. To Sun Corporation, it’s only a matter of time before a small child gets mauled to death by a vicious dog, drowns in your pool where parents don’t stay with them, someone getting seriously injured by a child racing a golf cart or a child getting ran over by a vehicle from walking out between all the trucks and cars that line each side of the small roads. Your goal should be to look at Seaside in Mystic Connecticut and try to model that park.

I don't like to leave negative reviews so I will start by saying that most of the staff at the resort were VERY nice. My kids and I stayed in a cabin and the cabin itself was adorable. It was very cozy and cute, and the porch was really nice. However, it was filthy. I was shocked by just how filthy it was, because it seemed like a newish place and it would be very easy to clean. When we first checked in the kids immediately went up to the loft -- the main draw reason we booked there. They started yelling that there was something on one of the mattresses, and I climbed up to look. There was what appeared to be a large pile of excrement on the mattress. It was dried but had also soaked into the fabric. It was pretty shocking. I called the front office and they sent someone to pull the mattress and bring in another. The replacement mattress was also gross -- stained and lumpy, with a ripped cover. But no excrement and we just wanted to get on with our vacation. They didn't clean up after they took the mattress out, and there was no broom or mop, so I had to crawl around in the loft, stairs, and the living room with wet paper towels to clean up the debris that fell off the gross mattress. I also asked for them to send someone with a vacuum because there was dog hair EVERYWHERE, especially on the living room furniture and the bottom bunk. The floor was very dirty so we had to wear our shoes inside the cabin. The bathroom in the bedroom had a hair clump in the drain, a moldy shower curtain, and at least two old bars of soap melted into the caddy, along with someone else's razor. There was an old shirt stuffed between the mattress and the wall. The loft was dirty as well. I was expecting spiders and dirt, but not bandaids, finger nails, and piles of other people's hair. I don't understand why there was a cleaning fee when nothing was cleaned. The fireplace didn't work and it took two calls and an extra day to get it fixed. Even the can opener was broken. The cabin itself was cute, and we loved the golf cart rental. The pool was really nice, and the kids enjoyed walking to the store for candy. The residents of the RV park were great and very friendly to us when we drove around looking at everything. We had a fun time at the outdoor movie too. We loved using the fire pit and the grill was filthy (of course) but it worked fine. I would not book there again because of the really surprising grossness of the cabin, which is too bad because the place itself was kind of awesome. My kids loved it, but they weren't spending the entire time stressing out about excrement, hair, filth, and broken stuff. Not much of a vacation for me!

I have gone to this campground for quite a few years. Last year we went somewhere else and immediately regretted our decision! So this year we were excited to return. We loved the pools, splash pad, the overall cleanliness of the campground. We loved having a fire every night to sit around. We also loved to be able to rent golf- carts truly a highlight for my kids! The staff are super friendly! Now for the small amount of issues... we spent a little over $1300 maybe more to stay in a cabin for five nights. Always stayed at these cabins as we don’t have a camper. I believe for this kind of money the cabins should be 100% shipshape and I feel that they are really showing their age especially C8 which is the one we stayed in. I actually requested this cabin because we’ve stayed in it before and we really liked it. Overall the cabin just seemed a run down ( The mattresses need to be changed the showerhead needs to be fixed, needs paint, the locks on the doors are all busted etc) which I would have no problem with if I was paying motel prices but that’s kind of top dollar and the place you’re staying at should reflect that. I also brought my own toilet paper and paper towels just in case but we were told to bring linens and paper goods which I didn’t think would count as paper towels and toilet paper and when we got there, there was only one roll of toilet paper in each bathroom and one small thin roll of paper towels (we had six people in there) and by the last night I had to go to the front desk ask for more and they wouldn’t just give it to me they needed somebody to come to me and come to our camper and give it to us. When the gentleman showed up instead of just handing me a couple there was a relatively complicated conversation on exactly how many I needed and for how long I was going to be there. Again paid pretty good money per night to stay here just give me the darn toilet paper lol. One more thing... because we had so many people in the camper and one of them being a toddler sometimes it just was easier for myself and my daughter to go to the public restrooms to take showers. They’re very clean my only concern is that they have sensor lights and on every occasion that we showered those lights would go off mid shower and you would have to get out of the shower go into the hallway wave your arms for them to turn back on and it was actually pretty frightening for that to happen at night time it was pitch black in there! So just an FYI. But overall I truly believe it’s one of the best campgrounds in all of old Orchard!!
