    We've stayed at the Kebek 3 many times and it always clean. The staff is frendly. The owners and many of the staff speak french. The rates are affordable. Directly on the beach, with a wooden walkway, that makes it easy for people with a dissability to have access to the beach. Only negative thing, there is no swimming pool.

    Let me start off by saying the location of this motel was perfect. It was a good distance from the pier but not so close where you could hear the music and such. There was some noise from the hotel next to us as the has an outside bar but nothing we couldn't handle. The one issue I had with this hotel was the privacy. The only real private room was #61 otherwise every window and door was opened for the world to see. We stayed in the oceanfront suite upstairs and the room was nice, clean, with a great view. The staff was always very helpful and friendly. There was an odd bathroom window in our room that sat just abour our neighbors porch so it was slighty strange and uncomfortable but other than that the hotel was nice. we went during the off season right before the prices went up and the weather was amazing so we lucked out. Just a heads up the hotel was slightly dated as well but we realized that almost all the hotels at OOB were the same.

    Awesome ocean view - owner very pleasant
    I was the highest bidder in an auction which I bidded on a two night getaway during the week at Kebek 3. I spoke with the owner several times on the phone and she was always pleasant and accomodating. The unit I stayed in was #81. The suite had a bedroom with two double beds, a kitchenette (fridge, microwave and stovetop with two burners) a living room which overlooks the ocean. The sunrise the first morning was beautiful with beautiful shades of pink throughout the sky. Seagrass is on each sides of the path to the beach which is seconds away! They have two bbq's in case you decide you would like to cookout. They had planters which add beautiful colors around the motel. Pirates cove mini golf is on the next street over. You could see from the front enterence. The balcony you view the Atlantic ocean. I will definately return next season. The staff was very friendly and helpful during my stay. The owner is full of personality nice establishment she is running. Hotel is also short walk to the pier, train station for Amtac train and many resturaunts. Hope your visit is as wonderful as mine was!

We where there on Memorial Day week-end from May 25 to 31 2023 .I had also posted a review around 10 days after, but it seems to have evaporated. Anyway ,having staied there a few times before COVID we figured it would be ok, but what an error! Torn mattress covers (See pictures) .Torn bead shett And the worst wee has bugs in beds (See pictures). We had to asked to be mooved and where displaced in an other hotel the next morning a fewe hotels away .Now a sort of a "conglomerate" owns now ober 30 hotels and motels in OOD. Employes where very nice and helpfull, they even sent security people to help us move are belongings up 3 floors of steps. But that room was the only left and only had 3 forks,3 knives 3 thee spoons ,2 dishes and a broken toaster and an individual coffee capsuls machine . Plus no room service even wen you're staing 5 nights. So if you wanted someting, you had to go at get it at the Wafes hotel where the administration was done. a few street away .Or call and they might send someone during the day bring what ever, toilet paper rolls ,towels etc. It's not what it used to be and the parking is a mess and specially with those big Pick-ups that almost take up two spaces .Good luck if you décide to book anyway.

We have stayed at this hotel many times over the years but being from Canada we could not go for the two years that the border was closed. We were happy to go back in mid-June 2022 but we were worried things might have changed since we knew that the hotel was sold during the pandemic. In the past, this was privately owned. The family that owned and operated the place only had this one hotel to work with and they put a lot of time and energy to make it work. Now a company that owns 30 other properties across the region owns the place. Before 2020, this was a quiet establishment great for families with kids and for adults including seniors. Now the clientele has changed. The new owners don’t care who rents the rooms. They don’t care what the guests do while on their property. During our stay here, a group of people rented an entire section of the hotel (the 14 one bedroom suites). This group ruined our stay here. Of course, the owners of the hotel are not responsible for the actions of guests who misbehave. However, the owners should act when they are told multiple times of the problem and they chose not to. It is something that would not have happened under the previous owners. They would not have rented rooms to that type of people in the first place and if they had done so (by mistake), they would have put an end to the chaos that they caused for three days. It’s strange because when you read the policy section on their website, you would think that things haven’t changed but nothing in the policy is enforced. For example, it still says that smoking is not permitted except in a designated outdoor area. However, the whole place smells like smoke now. People smoke all over the balconies and in the picnic table area. It says that the facilities are available only to registered guests. However, the other guests had a lot of guests themselves who used the picnic area and parked their cars in any of the parking spaces that are supposed to be reserved for registered guests. They even built a fire in the picnic area. Is that even legal in Old Orchard Beach? I had never seen that before. The whole time we were here, we could not use the picnic area because that group took over letting no one else use it. It says “one vehicle” per unit but multiple units had multiple cars. We couldn’t park our car because the lot was full. Some other guests brought orange cones to make sure their spot would still be available when they came back. In the past, each unit had an assigned parking space. That way we were sure that when we came back from somewhere, we had a parking spot and we knew where it was. No stress. The numbers are still displayed but no one respects that anymore. In an area where parking spaces are rare like Old Orchard Beach, it is ESSENTIAL that each unit have its own dedicated parking spot otherwise it becomes a big mess and that’s what happens now at this hotel. What are we supposed to do with our car when we arrive at the hotel after dinner and there’s nowhere to park? No one from hotel management is there on site to help us. They gave us a blue parking permit that is to be displayed on the windshield. Many cars don’t have that permit. Without it, we are told our car could be towed. No one was towed while we were there. While we were there, we were given a piece of paper that said “keep the noise level to a minimum between the hours of 11 pm and 7 am”. It was quieter after 11pm but still very noisy. Reading that, it sounds like the new owners are OK with excessive noise before 11 pm and those guests were willing to oblige. I have never stayed at a hotel with such a racket. The other guests had absolutely no consideration for anyone but their group. The loud music was on all afternoon and throughout the evening. We wish for some peace and quiet and enjoy the smell and sounds of the ocean but it was not possible. We had to keep our door closed all the time to avoid the noise and the smell of cigarettes. We could not stay on the balcony either. The cigarette and excessive noise made it unbearable. The major problem is the lack of care that the new owners have compared to the previous owners. Obviously when guests misbehave, it’s not the owner’s fault. But this time, they were told of the problems many times and didn’t act. They are also never on site. The lobby used to be on the premises but now it is located at the Waves hotel a few blocks away. No one from hotel management is there during the day or during the evening. Somebody comes by to empty the outdoor garbage bin but that’s it. Maybe if someone was there, they could enforce the rules but they are not there. It’s good to have nice policies but it is useless if you don’t do anything to enforce them. In summary, be prepared for guests who don’t care about the rules. Have a plan B for your car in case there’s no parking at the hotel when you arrive. Your parking spot is not assigned to your room anymore and since there’s limited parking, the moment someone has more than one car, you might end up with no parking available for you. You will need to keep your door closed to avoid the excessive noise and the smell of the cigarettes. There’s no one on site from hotel management so nothing can be done to fix those issues. In those circumstances, it is hard to enjoy your vacation. We do not plan in coming back.

We used to come to this place every year. Of course because of COVID, we couldn't come in 2020 and 2021. During that time, management changed and it shows. The quality has really gone down. This place is now unsupervised (the lobby is down the street). A lot of people renting the place don't respect the other clients. The place is very noisy now. The rules aren't followed. People park in your parking place and you have no place to leave your car anymore. People smoke anywhere when they used to limit smoking to one spot. There is a BBQ section with picnic tables and some customers monopolize the place without leaving anyone else a chance to use it. They act like they own the place. This is normal as no one from current management ever comes on site. They let their customers do whatever they want. And we suffer through it without any peace and quiet anymore. We will not be returning. This is unfortunate as previous management was extraordinary. They took pride in their establishment. Those days are over.

stayed here for labor day weekend and it has a separate living room with a bed and couch and table and chairs so clean and comfortable will def be back. the couple that own it are so nice and pleasant

This was our 3rd time to KebeK 3. The owners are so nice and friendly. We stayed in an oceanfront studio on the 2nd floor. Marvelous views of the beach and the pier. The rooms are clean and attractive. There is plenty of dresser space and a closet. The bathroom is small and has a shower only so if that's a concern, I would request a different room. Each room has an assigned parking space. The hotel is right next door to Joseph's By The Sea and an easy walk to the pier area. Short walk down a boardwalk to the beach.

We stayed at this hotel beginning of August for our first time. The location of this hotel is amazing. Path to beach is right at this hotel. It is in perfect walking distance to the Pier and all its attractions. The room is perfectly spacious with a small fridge, two burner cooktop, toaster, microwave etc. Four BBQs are available for use in a quanit patio area on the ground floor. Our room was on the second floor and our view of the ocean was perfect. The maintenance staff at this hotel is top notch. You have an assigned parking spot so that is never an issue when returning from somewhere by car. Thursday night fireworks can be seen from our balcony without any hindrance. We highly recommend this hotel and should we return to Old Orchard this will definitely be our choice of hotel.

I recently stayed at Kebek 3 for the weekend of the OOB Scottish Festival. The motel was in the perfect location for a great price. The room was exactly what I needed. The owners were friendly and helpful. I love that they have chairs outside the rooms. It’s a perfect way to relax. The beach is just feet from the motel. They have picnic tables and BBQ grills for the guests to use as well. I would definitely stay there again.

We've been coming here for the past 18 years and have never been disapointed. Rooms are clean and well maintained. Location is right on the beach, no street to cross. Close to shopping and most other tourist traps. But service here at kebek 3 is second to none. Chatting with Suzanne today and mentioned how our fridge in the room was making a small annoying noise. When we got back, to our surprise, they had replaced our fridge. Innitiative to take care of their clients, so hats off to Marc and Suzanne! Hey, we've tried other places here in old orchard, but we feel so at home and keep coming back here at kebek 3.

Was hoping to take a short vacation over the summer here. Was planning to come during off season, early June. Called the hotel to book a oceanfront studio room, and the front desk associate flat out told me there was one oceanfront room available for my dates but " didn't want to give it to me, because she hoped someone would book it for a whole week and not the 4 days I had asked." Mind you on the website it clearly states a "3-7 night minimum stay is required for IN SEASON DATES." I even called the hotel back and said I would lengthen my stay one extra night if they would reserve it but they still refused and told me to call back in a month. I then addressed my displeasure in a email sent to the motel. They emailed me back stating that all the oceanfront rooms were booked up during my requested dates. Even though I called them the day before and was told the room i wanted was available, they just didn't want to give it to me. Never had to deal with such an unprofessional establishment whose sole purpose revolves around hospitality.

We stayed in a suite with our teenage sons: 2 rooms (a bedroom w/2 beds); (a living area w/kitchenette); and bathroom. The motel was very clean, and the owners were very friendly and kind. We were concerned that the train traveling through town would be noisy, but not at all! This motel is perfectly located: far enough away from the busy/loud night-life, close enough to easily walk to the pier and rides; situated right on the beach (small sea-grass area in front), and has deck areas for cooking out. It truly had nice ocean views, too! We really loved it and look forward to returning again. If you are looking to be close, but not too-close, to the pier-life - with more of a quieter location, this is the place for you.
