To the staff at the Breakwater Inn, Thank you so much for being so accommodating to us during the storm. These Florida girls had no experience with a snowstorm and your staff was so helpful. From cleaning off our car windows to providing us with extra water and the ability to stay an extra night. You made our stay at the Breakwater Inn so enjoyable. We will be back❤️.

In November we made a reservation for our anniversary the following summer. Received an email confirmation, confirmation number, etc. Two months later they cancelled the reservation saying there had been a "glitch" in their system. Making a reservation doesn't mean you have a reservation.

We, too, booked a stay for this June using the Black Friday/Cyber Monday deal offered in November, 2023. Two months later, we received an updated invoice charging us double what we had booked for a rate (with no explanation). After emailing and calling The Breakwater for several days, we finally talked to someone and were told that it was a computer glitch, and we could cancel the reservation or continue the reservation with a "courtesy" of 15% off the full price. I also emailed the parent company, Hay Creek, with no response. Feels like a bait and switch situation... this isn't a computer glitch, it's human error and ignorance to realize this mistake two months later (the cyber deal post is still on their Facebook site). There are nicer, updated, and more honest places to stay in the Kennebunk area, and we will be telling our friends to also stay clear of this establishment.

They cancelled all of my guests rooms for my wedding in the summer of 2024. They offered to keep their rooms if guests were ok with the $400 increase, breaking contracts. We had many rooms booked but will never stay here again. Stayed here in November and it was fine for the price ($120) but nothing special. The experience has been very upsetting and trying to work with this company is impossible, they do not seem to care about anyone or being honest with their contracts, absolutely awful service.

Would agree with another current review. Stay away! We were also kicked out because of a "computer glitch" on Cyber Monday. BS! We had booked four rooms for July 2024, three people having paid airline tickets and now we are told we don't have a reservation. Unless, of course, we want to pay three times what we had originally booked it for. No thank you. No way to run a business.

When considering a place to stay this summer for a beach visit, I strongly advise against the Breakwater Inn in Kennebunkport, ME. Here’s why: I booked a room for two nights in July during their Black Friday sale. We had stayed there before and enjoyed it, so why not at 50% off the regular rate. They charged me for the first night right then and there. Ok. Today I get a message from them saying that they cannot honor my reservation because of a “computer glitch.” BUT they can give me the same dates, same room at 15% off the regular rate. Sounds fishy, right? So I called and spoke to the manager, and it turns out that Marketing had not completed their job and blocked out the blackout dates from the promotion. So my dates were within that period, so SOL for me. The marketing company is named Haycreek out of Essex ME. If anyone knows someone there, give me a heads up so I can speak to the correct person to relay my dissatisfaction with this policy.

We came on a weekend that a huge storm hit the Maine coastline. CMP shut the power off, so we made other arrangements. Gail went above and beyond with these arrangements! We were extremely happy with her service of making things right! We loved our stay and plan to return because of the service provided to us!!

My partner and I do an overnight getaway about twice a year and though the view of the Breakwater Inn is beautiful from the porch view room, I was hoping for a better food and service experience. The front office said if there were any questions, to call the number on the sheet she gave me at check in, but when I had a question the next day, I received no person or response. Dining at Stripers Restaurant was less than par. We had reservations for 6pm and waited by the podium for 10 minutes seeing no one. I didn't want to walk in, but had to get someone's attention. One woman was the hostess, the waitress/server/busser, and bartender. I received the bbq pulled pork sandwich instead of the dinner (just ate it anyway) and it was fair, but the french fries were cold. Dessert was shared, so tastes of both were not great. Lemon pound cake seemed like it wasn't thawed through and the blueberries in the cobbler were too soupy and left an aftertaste. With more staffing, this attention to detail, especially to those who don't get away often, means so much. This Inn has the potential to be that place.

We recently stayed at The Breakwater Inn & Spa for a site visit for our 2024 wedding. We were so excited to see it in person. The views from the rooms and the lawn are impeccable. The restaurant, Stripers, also does not disappoint. I had a chicken special with a spaghetti squash risotto that I'm still thinking about. The entire staff including Dylan at the front desk and Mathew in the sales office were incredible. Casual, Maine hotel vibes were so welcome for our weekend away. Excited to come back and try the Spa amenities.

We booked a room here for 2 nights following a wedding we were attending in Boston at the end of September. My husband ,a week before we were to fly from Dallas to Boston, had emergency surgery and was subsequently in the hospital for 9 days. I called the Breakwater to cancel our room, 11 days ahead of our intended stay, only to be told that we could cancel, but the hotel would keep $50. I explained the situation, offering to supply documentation of my husband's surgery, and they refused to budge on the $50. I called 5-6 times in the following 3 weeks to talk to a manager, and was told the manager was not on duty at that time. I left 5-6 voice mails for the manager to return my call and my call was never returned. While i realize it's only $50, this hotel was unwilling to discuss the issue with me. Don't stay there!!!!
