Great location, right on the river. I stayed in the Inn building this trip and I loved it! I stayed in room 1 and while small, it overlooks the river and the lawn and it suits me fine. (a small desk would be helpful) I had cocktails on the lawn as well as some snacks. The food and drinks were delicious! Cant wait to go back!

Girl at check in desk was friendly, but not helpful. Check in is at the Spa building, however we stayed at the building next door. She showed us where it was and told us to walk through the stone wall entrance.She then should have told us once we entered the building, where to locate our room, as we were wandering around. Room was nicely updated, EXCEPT the dirty stained worn out carpet🤮 I found a piece of trash under the desk that housekeeping missed. Porch was lovely and private.

Great location for an aging establishment. Must have been a really nice place to lodge years ago but now everithing is old. Carpets are spotty. Grout between bathroom tiles missing or very dirty. Noisy plumbing. OK but light breakfast. Bedding is very (too) soft. WIFI is provided but slow. Gym is very nice. Good equipment and very clean. Also offers a great view. Did not have dinner in the Stripers restaurant but past experience & recommendations suggest it is still a good place to eat. Ample parking space. Mabel's across the street is the best place for lobster and lobster rools. May be acceptable to some but for us, far from an Excellent value.

This hotel was so-so. The desk clerk person was not there all the time. There was coffee in the lobby but no other access to food. There was supposed to be a restaurant attached to the hotel but it was not open for the 2 days that we were there - it was only open a few days of the week. So meals were a challenge. We went into town and strolled around and luckily found a good donut shop. The hotel location is not what it appears in their photos. The beach is across a parking lot and around the corner. It is not a swimming beach but it was interesting since it was right by the main boat channel to/from the port. Lots of boats to see. The hotel is not within walking distance of town so there are few restaurants and only 2-3 shops. Town is a shopping area with mostly boutique shops which are pricey like most resort towns. We found one restaurant a few miles out of town that we liked and went there for both our dinners. DO NOT attempt to eat dinner in town - every place is jammed and we were there on a weekday. The weekends must be very very crowded. In all, an OK trip. I left my makeup pouch in the hotel bathroom and called the hotel the day we got home but they never called me back and so that was a total loss. It was on the lower shelf of the sink so I know it was there when I left but it was not returned to me. I offered to pay for shipping it back to me but never heard from them. They charged an additional "resort fee" when we arrived - this was not indicated in the booking and was a total rip-off since there were no "resort" facilities. Just another method of getting money from the customers. For that "resort fee" they could have made an effort to return my makeup unless housekeeping didn't turn it in. I wouldn't recommend this hotel

We enjoyed our stay here immensely! It is down Ocean Ave about a mile from Dock Square, which was perfect for us. Out of the hustle and bustle of the square, but close enough to walk or bike (provided by Breakwater). The view from the balcony was gorgeous and peaceful. Will definitely be back.

Situated on the water, with a beautiful view of the harbor, this lovely hotel is a 5 min drive to town or a 20 minute walk. They have cornhole and Adirondack chairs in the back lawn. The cajun shrimp special was spectacular. Highly recommend and will return again.

We were so looking forward to staying at the Breakwater; Kennebunkport is our "Happy Place" and your location is superior. The hotel calls itself "top tier" but only the fluffy bathrobes fit that description. Last year, during Covid, we accepted the cut back housekeeping, minimal breakfast, and lack of upkeep. This year, there is NO excuse. To continue to charge top tier rates (plus an inexplicable $30 per day "resort fee") is robbery. Our bed was so creaky it was almost comical. One of the window sashes was broken and the window did not open. The windows themselves were horribly dirty (as we tried to enjoy the view). The humidity in the room got to 88% and the desk person said that she would put a note in my folio. To open the door to the room, we had to put a shoulder to it because it was so swollen with humidity. The stairway rug is threadbare and screams for attention (I question its cleanliness but it was hard to judge). I think that this is the same rug that was on the stairs when we first came to know the "Breakwater" restaurant in the 70s. This is an old inn, but the plumbing needs attention; whistling pipes late at night when someone is using the water is not acceptable. I do not know Maine regulations for fire escape notices, but it would have made sense for a notice that there is an escape ladder on the roof of the porch (out the window that doesn't open). Note that the escape ladder was shrouded by vines. We have stayed at many hotels and know how other facilities have managed Covid restrictions, but the Breakwater falls far short. The wait staff was absolutely cold and unwelcoming - I purposely tried to engage and converse. Unfortunately we recommended the Breakwater to our friends who stayed this fall. They were not impressed. We made this reservation during a special offer last November - not refundable. We would have been better to cut our losses and been a no show. We are deeply disappointed because Kennebunkport continues to be our go-to place for a getaway. We will show up at the Breakwater for Happy Hour, riverside, but we will go elsewhere for accommodations. Hayes Hotels cannot be proud of the Breakwater.

We did have a water view looking through filthy windows. The air conditioner filter was also filthy and the bathtub tiles were full of mold. The rug was dirty and part of the bed was broken. Not the quality we were expecting for what we paid. The shades were torn and dirty.

overall amazing! We really loved the inn and the location. It was easy access to the square and great location to walk along the coast. We were walking distance to Walker's Point and the beach! The inn had a great sitting area outside on the water - where we enjoyed a late night star gazing with some ice cream! the setting was really wonderful for a young couples weekend away after a busy summer!

The only two things going for this place is the view and the fact that the bed was comfortable. The hotel is in need of a new carpet/flooring/paint and an overall facelift. The continental breakfast was bland and tasteless. The staff is invisible and you have to walk over to a different building to find anyone should you need assistance.
