This is a beautiful hotel on the water with a lovely view and a very good restaurant. This hotel is very small— it’s a boutique hotel. It is a self service hotel. To check in you use an app and use the app to access your room and the elevator. The front desk Manager is hardly there. If you need something you have to call the main number and speak to someone at their sister property. The rooms were clean I did not find the bedding to be of high-quality the pillows were very lumpy and the comforter was not plush. The room was nicely decorated and had everything we needed, but I believe they fell short on the bedding. The hotel is in a great location walking distance to everything. The restaurant is very good we ate there twice. When we went to check out we received three separate emails with three different amounts when I went to the front desk to ask questions about my bill there was no one there. I had to call a sister property when I got home to resolve the issue. They offer breakfast buffet which really means muffins yogurt juice and coffee. They did not offer decaf coffee which is what I drink and I found that very disappointing this is the first hotel I’ve ever stayed at that doesn’t offer Hot Brewed decaf. The bottom line it’s in a great location with a nice restaurant the rooms are just OK it’s not worth over $500 a night. I’ve stayed in the number five star resorts around the world and the quality does not measure up to the price.…
We stayed here at the end of April ( off season) for a 4 day getaway knowing thing would be quiet and would be a great location in town. The hotel ws remotely operated by its sister Inn up the street and there was no one except the housecleaning that we ran into on the first day to get a hard key. The room was nice, clean and a view of the river.Wednesday night was the first night the bar was open (no one there 0 On the last day a Thursday, there was finally someone at the front desk. I was very disappointed after receiving the bill $20 a day for a resort fee. $60 for nothing... When I wrote to them they said the resort fee was for the morning coffee (self serve) and complimentary breakfast (not really complimentary. No bikes available NOTHING... Having stayed in B&B's often, always free coffee 24hours , complimentary breakfast, bikes, towels for the beach and some have free shuttle....Not what I expected from a multi Inn resort group in the off season....last visit there…
I like to start with the positive things, first the valet couldn't have been more helpful, he even helped with our luggage. We rented out the Lobster room, which was decorated with lobster motif's, very cute, corner room so two slider doors with great view. Shower had great pressure, bed was super comfortable. Restaurant downstairs was superb. Now for the other so review, the chairs in the tv/living room is made out of lobster traps, again, cute but not comfortable. No clock or safe in the room, lights weren't very bright either. Breakfast comes hung on the hook outside your door. Juice, yogurt, muffin and rotten clementine, muffin needed a zap but of course there's no microwave and who doesn't look at the fruit when putting it in the bag? Even one of the small milks for coffee was spoiled (not hotel's fault tho). No dresser for unpacking and the closet was very small. Rug definitely needed replacing, it had seen better days, and that goes for the railing outside too, the top wood needed painting and the metal had mold all over it. So in short, for the money that they charge, in my opinion, we'll definitely eat there again but look for another place to stay.…
I’ve been staying at this hotel for several years now during Christmas Prelude. It has gone downhill considerably and this will be our last time staying here. Carpets and furniture stained and rooms are just dingy and gross. Service has gone downhill. Kennebunkport Resort Collection staff now have an arrogance about their properties. We have attended Christmas Prelude for over 10 years now and we go as a group and spend a LOT of money while there. We all agreed we will not go back-and this hotel is part of the problem. Room rates for Prelude 2022 close to $750 a night. Laughable. This place needs a complete overhaul of the rooms/service. Be careful before booking this property! Do your homework or you will be very disappointed.
After reading alot of negative reviews I was a bit nervous to stay here on a whim the day after Christmas. But, I can tell you our experience was the opposite. We had a terrific check in experience with a gal on day shift. So helpful and accommodating! We were given actual card keys as well so no issues there. Unfortunately and this is important... alot of the shops and restaurants close for the season. The ones who are open almost all are closed Mondays and Tuesdays including theirs. So bummer for us. But the ones open were fantastic. They have the cutest red gondolas on the hotel restaurant deck which are great photo oppts when closed!! Locally HB Provinsions has coffee, breakfast and lunch sandwiches wine and beer too. Back to the hotel.. Our room was small but gorgeous overlooking the harbor. Pillows great mattress fair. Get a balcony harbor view. Its beautiful! The bathroom had nice robes and a nice shower! The rooms are fairly newly remodeled. One sweet detail and maybe because of covid they hang breakfast bags on the hook outside the room. Complete with yogurt, OJ, fruit, and a warm croissant or scone. (Keurugs inside the room and Coffee & Tea outside the room ) It was lovely. Everything is walkable from hotel. I would stay here again but avoiding Mondays and Tuesdays! Loved it! Ps: they also have 2 other hotels all within walking distance…
On a New England car journey and this room (1 of 9 total on our journey) was the biggest disappointment. Our room was in the adjacent Wharf building and I suggest this be avoided. The bathroom floor had substantial water damage (a large floor tile was not attached) with extensive mildew and peeling wall paper. A giant parking lot flood light kept us company all night (shone directly into the room), but so stuffy we had to keep the window open. Carpets stained also. To their credit, when we talked with them the next morning, they released us from our second night commitment and credited us for the first night. They are aware of the room’s condition (421) and will hopefully repair soon. Another positive was the hotel restaurant. Great food, atmosphere and staff.
Very poor value. No elevators (their website did not mention this), peeling wallpaper, carpet stains, toilet seat was poorly attached to the toilet and the closet clothes rod was rusty. The only positive with this property is that it was close to shopping and restaurants. If we return to this area we will not stay at the Boathouse.
This is our 2nd stay at this wonderful resort. Miranda (?) at Front Desk was welcoming upon arrival and arranged for us to have a refrigerator in the room. She also came to the room when we were having difficulty with our tv….truly she was amazing! Such an asset to this property! Also, we dined at the on-site restaurant which was fantastic! Our server Sarah was terrific and I highly recommend the Seared Scallops & Shrimp w Lobster fried rice…it was the BEST!!!! We still have 2 more days at this beautiful resort and are so happy to be here!!!
The room is not at all as pictured. They advertise elevators but we were put on the third floor and there is no elevator in the wharf house, the stairs are steep and narrow. For over $300 a night during the off season I had high expectations. Our room had one chair, a queen bed that had an uncomfortable mattress that needs to be replaced. The dormer on one side of the bed is awkward and it’s easy to bump your head. Bathroom is very small and shower even smaller. While you are invited to text the office with any issues, the response is generic and you do t reach a live person unless you walk to the office. There are no amenities other than a Keurig. No luxury towels, no refrigerator, no microwave. The only positive thing I can say is that the location is great. Sort walk to shopping and restaurants.…
Beyond GREAT! Ruth, Adrian, Sully (in the kitchen), and Jess in the service… good job, each of you, all the way around! Bravo! Bravo! Bravo! Bravo! Bravo! I had try the Haddock before at Freeport, which was horrible, so I insisted and finally I got a fantastic dish… we’ve stayed before in this hotel (and loved it!) so not the first time in their restaurant, but indeed first outstanding meal of them all!
