First of all I want to say that the Beach House used to be our favorite hotel. The water view room was stripped down. Nothing on the walls, not even a chair or table in the room. The bathroom had zero space to set personal items, the toilet backed up and there was never anyone at the desk. We had to call their other hotel and wait to get help. Nothing at all like the pictures on their website or our prior experiences. The breakfast was 100% cold foods and uninteresting. We’ve had better breakfasts at inexpensive chain hotels. When we complained they admitted that their service was lacking but made no attempt to offer any compensation. We will not be back!
My husband and i enjoyed our stay here for two days and found it to be very clean and right across the street from the beach. Although the beach directly across from the hotel was typically "rocky", just a short 2 minute walk was nice enough for beaching it. The hotel was a quick 5-10 minute drive to Dock Square in Kennebunkport where all the shops and restaurants are located. The young woman at the front desk was extremely nice and very helpful with recommendations for where to go and where to eat! There was always fresh coffee and snacks available in the lobby. It's not fancy, but it is comfortable, and reasonably-priced for the area.
From the outside this is an idyllic guest house right on the beach and it is in a fabulous location. To book in you will need a code to access a security box which has your room key in it. There's no staff apart from 1 young lad to help if needed. As we weren't give a code the going lad gave us a key to room 102. This room is down stairs next to the laundry room and by some rooms being renovated. Basically it smelt like a building site and as the key wouldn't work we had to negotiate with a man on the phone to get another room. Eventually after some unnecessary discussions we were give room 202. See pics...enough said Breakfast is totally DIY I including clearing your table but you do get plastic cutlery and paper plates although there is some crockery if you can find it. There is no room service and the toilet flush is incredibly loud. Good luck when you book in…
The Beach House Inn is the stepsister of The Breakwater Inn and Spa. The later is staffed 24 hours. Although it has super-charming decor, the Beach House is large enough that it desperately needs an on-site person to supervise. I would give the room a C in cleanliness and in comfort. Quite small. Found ear plugs under the bed. TWO hangers. Shower curtain getting moldy etc. We were given room 401. Yes, on the fourth floor and the elevator is “temporary out of service.” My husbands is in his late 80’s!!!! Please ensure that elevator is working and avoid fourth floor rooms unless you enjoy schlepping luggage.
I had high hopes for this Inn. Sadly, I was disappointed. It is in desperate need of updating. Lots of stains on the carpets, the bed was not that comfortable, the bathtub was clogged and filled with water when I was showering. There was nobody there to greet us or even complain to about any of these things. We picked up our key in a lock box. The view is very nice, but even the outside of the Inn needs to be painted and attended to. The common area looked nice and looks like it is a bit more well cared for and updated.
Wait until renovation is completed before you go!!! Asked for an iron & board on 3rd day of a 8-night stay, never git it. Asked to clean excessive black mold causing a serious health hazard for my wife on 2nd day, you never cleaned it. Explained to front desk employee at Breakwater on Sept 18 how mediocre our stay was, how noisy the Beach House was, and how we poorly rested we were… no apologies, no compensation, nothing. Very disappointed. We were supposed to get our receipt by e-mail, never got it… overall disappointed, and furious about our experience.
Were there a few years ago this is why we decided to return, now breakfast is poor and beds needs to be changed, maybe different owner now. But they are renovating the hotel , the location is great and we love Kennebunk.
A beautiful quaint hotel right on the ocean. The facility was clean with friendly staff. The inn is within walking distance to Kennebunk Beaches and a quick ride to Dock Square. Great weekend getaway place to stay!
The room was ok. It needed updates which had nothing to do with the water damage they were experiencing. Shower rod was rusty and toilet made noises. There was no mini fridge in the room which was disappointing. And the air conditioner was very noisy.
The Beach House Inn needs a little love, but is still a great place to stay in Kennebunk. The staff is very kind, the breakfast very decent, the view is impeccable, the location is perfect. Now the rooms - as well as the hotel - do need some much required renovations. We'll keep looking at the number of stars for this place, but until then, it's still a favorite.
