The Beach House Inn needs a little love, but is still a great place to stay in Kennebunk. The staff is very kind, the breakfast very decent, the view is impeccable, the location is perfect. Now the rooms - as well as the hotel - do need some much required renovations. We'll keep looking at the number of stars for this place, but until then, it's still a favorite.

Don't believe the online description. When I got to the check-in place -- which was indeed across town -- the man behind the desk said we did not need to check in there and that the demand we do so was made by the third party that posted property information on the internet. After a 7-hour drive on a Friday afternoon, getting through tiny Kennebunkport was a chore I did not need. Nor did I need to know the inn's internet didn't work, the elevator was out of service, and housekeeping was non-existent. The armoire was ancient and in danger of toppling over. It also provided extremely inadequate storage space. The computer desk was also too small. At least the TV worked well and the ocean view was fabulous. And I loved the bathtub and the corner room location. Very young staff at the desk was not well-informed about the property or the area, though all were extremely polite under difficult circumstances. No pool (negative) but free parking (positive). Also no morning newspapers, despite assurance online there would be. Finally, there are signs everywhere, "Sorry for the inconvenience -- pardon us while we do renovations." WHAT IDIOT DOES RENOVATIONS IN PEAK SEASON ??? Worth less than half what we paid and will never come back.

My now-husband and I wanted to spend part of our honeymoon in his hometown of Kennebunk and our regular hotels were all booked. In our searching, we found The Beach House and saw that it was affiliated with the Breakwater Inn, where we had stayed several times. We booked it without further hesitation. Had we dug deeper and actually found reviews for this individual property instead of the Breakwater Inn, we never would have stayed at The Beach House. The photos and descriptions of the property are very outdated. There was no on-site staff at the property and check-in was across town. There was no closet/wardrobe, or table/desk in the room. The bed was very hard and uninviting. We could hear and feel every step from the guests in the room above and the conversations from next door. There was visible mold in the AC unit. We stayed two out of three nights as we had other plans in the area for our honeymoon and were unable to swap hotels without notice. We checked out one night early without regret. Especially disappointing for a honeymoon stay, although we made the best of it by getting out of the room as much as possible!

If I could give this place 0 or below I would rather give that. Do not trust this place as the pictures and quotes for room rates are not reflective of the current state of the property. They charge you more than what is quoted online for rooms and they don’t have anyone working at this hotel!!!!!! You have to check in to their sister property across town.. never heard of this before. No restaurant that is featured online as well. Can’t say enough bad things about this place. Horrible horrible horrible.. shame on them!

This place is delightful - across the street from the ocean, with well kept grounds to be enjoyed by guests. The interior well appointed and very comfortable. Possibly not for very young children as there is little for them to do. We loved it and hope to return!

Overall a very pleasant and quiet stay. About 3 miles out of downtown Kennebunkport, so no actual shops or restaurants super close by. Use a bike or be prepared for a nice long seaside and scenic walk. Property is facing the ocean and easy short walk to Mother’sBeCh

We enjoy quaint small inns and booked this due to proximity to the beach; however, the rooms are in desperate need of repairs with carpet stains, rust stains, and ceiling tiles missing in the shower. The AC unit made an awful noise (and we are used to noisy window units but this was something else). You can hear every step by the people above you preventing a good sleep. I felt the innkeeper was not that friendly whenever asked a question like where to put dirty plates. There was no food left one morning even though breakfast was meant to go to 10 am. We enjoyed the bikes even though they were also in need of an upgrade and there is only 4 so often they are in use. Overall I would recommend finding a different inn in Kennebunk and not bothering with this one.

Pros: Location is very nice surrounded by beautiful homes and ocean views. We had lovely weather and enjoyed our morning walks along the ocean. Our third floor room was large and bright. The shower pressure and hot water were good. Air conditioning worked well. You can walk to two nice beaches. Brownies they served in the afternoon were good. Free parking included. Short drive into town. Cons: The inn is in need of a facelift and some areas (hallways, elevator) are quite shabby. Our room was not thoroughly cleaned which was the worst of it (mold on bathroom ceiling, very dirty behind the dresser, which I saw when I went to use an outlet, heavily stained carpet). Also the plumbing needs some work - toilet made a lot of noise when flushed; bathroom sink faucet spewed water and needs to be tightened, etc. The breakfast was mainly fruit, yogurt, and muffins even though a staff person had told me on the phone the day before that it would include one hot item per day (e.g. scrambled eggs, french toast, etc.). The basic items they served were ok but they didn't set the right expectation. I did know what to expect with check-in at another hotel and no staff on site but it was inconvenient. I think the resort fee (plus resort fee tax) is a bit unfair since there are really no services to speak of (it covers the use of beach chairs and bikes). If I come back to the area again I'll stay elsewhere.

The Hotel had a very nice charm. The room was clean. The continental breakfast was very nice. The views from the porch are fabulous. We purchased a bottle of wine and had a drink from the porch while looking out at the ocean. Very nice!

We have stayed at the Beach House Inn before, it was different this year. There was not a friendly receptionist on site to assist. The continental breakfast was definitely not the same, my favorite part of staying at the Inn. I thought it was very inconvenient to check-in at the Breakwater Inn. I understand that cutting costs is part of the Covid pandemic; however, these are a few things that were my favorite part of staying at the Beach House.

Hello, It looks as though you posted this review to the wrong hotel. Our property “The Beach House” is in old Orchard Beach Maine. We are not associated with the Breakwater Inn. That Inn is located in Kennebunkport, Maine. There is an Inn called The Beach House in kennebunk. We do not serve a breakfast and never have.
