Our second time at the Beach House Inn. Last time we had the gorgeous suite on the top floor, and this time we opted for a much smaller ocean front king room. Everything was great, although I was annoyed that there was nowhere in the bathroom other than the back of the toilet on which to set anything (toiletry bag, hairbrush, etc). It would be easy to put a shelf somewhere for this purpose. A small complaint, but an easy fix. The inn no longer serves breakfast, but we appreciated the beverage station available around the clock as well as the board game selection. The staff were all very friendly. Everything was nice and clean. The views are amazing, at least if you're in one of the ocean front rooms.

This is the place to stay if you want great hospitably, great rooms with comfortable beds and a great location. It has a wonderful ocean view and close to Kennebunkport. We highly recommend a stay at the Beach House. You get a lot for the price. Best place to stay in the area.

Loved the quaintness of the small hotel. Check in was quick and friendly. They offer complimentary coffee and tea, with plenty of variety. Rooms are cozy and comfortable. I wish the bathroom was a little bigger or had a bigger vanity. Walls are a little thin so you can hear people walking above and in the hall. Also no refrigerator so we couldn’t save our leftover lobster mac n cheese. The location is close to the town of which was a plus. We really enjoyed our stay and would love to return.

This is a very centrally located inn. It is right across from the water and down the street from a small beach. There is a nice deck on the front of the house overlooking the water, as well as a side yard with chairs. There are also bikes provided which we did not use. There is coffee/tea/cocoa all day, as well as cookies in the later afternoon. We only had contact with two employees and they were both friendly. There is plenty of parking. I only gave three stars because our bathroom was dirty. I wished I had a bottle of Clorox to spray around the shower. And there was a leaky valve underneath the sink. They had a small ice bucket catching the drips, which of course overflowed! And the window air conditioner in the room kept me awake all night. Contrary to what we thought when we made the reservation, there is no breakfast provided.

To say that the BHI was a huge disappointment would be an understatement. The view of the ocean across the street is the only highlight I can mention. Our Garden Queen Deluxe room had no garden view whatsoever; you looked directly into the neighbors windows; therefore if you didn’t want to see each other’s business, the shades and drapes had to be closed. The room had a damp smell from being located on 1st floor, there were cobwebs and spiders in the room, mold on the shower curtain, a room refrigerator that could only be plugged into a certain outlet as the AC unit and dehumidifier had their respective outlets. There was no place to hang clothes, one dresser that looked like a garage sale leftover, the only chair was stained, the 2 end tables had same value as dresser. They described this as a renovated room, what that translated to was a fresh coat of paint, tile floor in bedroom, new floor/toilet/sink/shower in bathroom, with the cobwebs, water stained ceiling tiles, moldy shower curtain and a clump of someone else’s hair in the “styled” hanging towels. The amenities are falsely described as for the entire inn there were about 8 beach chairs, first come first serve, a bowl of tortilla chips and a bowl of salsa was set out one day for “refreshments” and a fellow guest had brought in a package of bagels and a package of smoked salmon for afternoon “refreshments” along side the 8 mini macarons and brownie bites set out by water. There was a coffee/tea section so there’s that. We knew there was no breakfast service. Did I mention you couldn’t beat the view? But then, upon expressing my disappointment and asking for any room replacement even a more costly one, Brian, the manager, did offer a bigger room and gave me the keys to check it out. While this room was on the 3rd floor, bigger, had an old armoire for hanging clothes, the first thing that catches your eye when you walk in were the multiple carpet stains on a carpet that should be pulled and then the old musty/smoky smell. I politely declined the “upgrade” and because it was a holiday weekend and we had 4 other family members with us, we accepted the disappointment and stayed. It was good that we literally only slept and showered there. I will say, the beds were comfortable…. and I did mention the view. There is no daily housekeeping service and no receptacle in room ir elsewhere for wet towels, bath or beach. Being such a small room and having no place to put the collection of towels, I put in the laundry room which was just outside our door. I expressed my disappointment again at check out, mentioning first and foremost the mold on the shower curtain, showed pictures of the spiders we killed and the webs. I did mention we slept well and the view was great but a huge letdown overall from the information on website and the total lack of cleanliness. I was refunded 1 night’s stay. The Lafayette brand is really missing its mark here. I have never stayed at their properties an d never will after this experience. They could have done a complete overhaul of the renovated rooms much better, certainly need to up their game on housekeeping, and be more transparent and realistic in their website. If your standards are low, and you do book, do not stay in toom 106!

My TripAdvisor reservation never made it to the Beach House Inn. However, they found us a last-minute room that was perfect! Our room was very comfortable and the views in this area are incredible. Thanks again for the hospitality and recommendations!

We had the best stay at The Beach House Inn! My partner and I came for a birthday getaway, and the staff went out of their way to make it so special for us (towel swans on the bed!!). The bed was super cozy, and the sound of the waves from our room was perfect! The room was very clean and updated, plus the antique furniture was a beautiful touch, and made the room feel unique. Top notch inn, and I highly recommend this place for anyone visiting the area.

Rm. 106 We loved our stay! The room was clean and updated. The bed was very comfortable! We enjoyed the complimentary treats, coffee, and tea. We also enjoyed sitting on the porch and admiring the awesome view! The close proximity to shopping and restaurants was another plus.

My family of 4 stayed 3 nights in the cottage. I loved the coziness, warmth, and character! Having room to spread out and a full kitchen is a big plus. The beds were so comfortable, proximity to shopping, dining, and beaches was excellent. Free parking is a big plus considering how hard it is to find parking anywhere in Kennebunkport! Went to sleep every night listening to the waves and smelling the salty sea air! Brian, the Hotel Manager was very helpful with any questions or issues at the cottage. I would highly recommend this beautiful cozy inn and we will be back again! The Palmer Family!

I had a nice stay at Beach House Inn. The location is great and the views are amazing. it is a very short walk or bike ride to the dandier part of the beaches. They have clearly done some nice renovations on the common areas and rooms. The common area looks beautiful with the new finishes and furniture. The don't mention this but the residence view room has a decent partial view of the ocean. The room renovations were good and the bed was comfortable. It looks like the bathrooms still have not been renovated and look very outdated and a little out of sync with everything else. But I imagine they are planning on doing these as well shortly. I think it was a good value for the money.
