The room was comfortable and clean, with great views over the river. Good wifi and TV. Easy parking.
Small things could have been improved, like ensuring the room had the correct number of towels supplied for the number of guests, plus a working toaster.
Breakfast vouchers given for use at Woodsong Market, just across the road. Who serve great coffee and tea and have a good selection of baked goods. Definitely worth visiting, lovely owners!
Good location to explore mid coast Maine, however you will need a car to get around. Also word of warning, the majority of restaurants and food outlets in the area close early, so make sure you hit them at a reasonable time!

We am at a loss as to why this is called a resort. This property is nicely situated on the shores of the Sheepscott River just over the bridge from Wiscassett, well situated to explore the towns and villages of Mid-coast Maine. And that's it. No eatery on site, no water sport equipment and no pool or spa. You have a choice of room type which includes cottages that seem to be individually owned. We stayed in the 'Lodge' where rooms were very hotel style and not all with a view. The bathroom was cramped and furnishing were tired. We felt like amenities were being rationed and a general sense of :"cheap:"

We had Unit 19 and The place was rather recently renovated with newer countertops, flooring and the 2 bedroom unit was very nice, clean and had breathtaking sunset views. Had a somewhat river front views.The furnitures were not old like I expected on some of the pictures. Bed was comfortable, with good proportioned bathroom. Went in the middle of a hot summer and with AC in living room turned on at the highest, opened bedroom doors and fans on and it was cool at night and comfortable in the middle of the afternoon inside and when it was windy out, without AC, opened windows and it was very comfortable. Kitchen was fully stocked and able to cook whatever we felt like having that day. Sat on the porch in the morning and evening and watched the sunset with drinks....ah...what a life. Only downside, when trying to turn left to get out of the resort onto the bridge that leads to the highway, it was very difficult to join the traffic and you had to depend on kind hearted souls to let you in. Everyone at the resort was genuinely kind and they go out of their way to make your stay an exceptional one. The owner even went as far as to hand deliver my ticket to enter the Arcadia Park as it was an unexpected trip. We had no access to a printer and the office was close and the trip to watch the sunset was early in the AM and had to leave the resort at 1.45Am to get there by 4..45Am (3 hours drive) and we bought the ticket in the evening and we had to display the ticket and I asked one of the servers what I can do to print the ticket and she told me she can ask her dad who lived 30 minutes away to print it and I can pick it up and she proceeded to call her dad and he said he can deliver it to me and then I found out her dad was one of the owners! Wow! And the regional manager/director of the restaurant in the resort gave the best service I ever had from any restaurant staff. Then we went to another sister restaurant at another sister resort and it was evening and we chose a lakefront sitting and we were in summer light clothing and we got really cold and she happened to be working there that evening and she brought us beach towels so we can stop our teeth from chattering long enough to eat the great food they served. BTW our unit had its own parking space next to it and had a wheelchair ramp leading from the parking space to the unit. It is close to stores, food courts/vendors. They have bicycles you can use and it is free. I truly enjoyed my stay here.

We stayed in The Lodge-queen suite with river view. It had a microwave, toaster, coffee pot, as well as toiletries, dish soap, and coffee supplies. They gave us vouchers for Woodsong Market for breakfast(drink and pastry) due to not doing continental breakfast due to covid. Many stores, restaurants, and a fort within walking distance.

We had a studio room with a kitchenette (table, chairs, microwave, fridge/freezer, toaster oven, sink, coffee maker, full set of dishes and silverware), and a full bathroom. The studio was spotless, well appointed and comfortable. We stayed just one night, but wish we could have stayed longer. We walked along the dock to watch the sunset, and also we walked over the bridge into Wiscasset. The front desk staff were very helpful, and a continental breakfast with fresh coffee was provided.

The unit we were in 205 had some upgrading done which was very nice. The King bed was very comfy with plenty of choices for pillows. They had a very nice restaurant next door that served very good food. Not Breakfast though but we made our own in the little kitchenette. They had a toaster oven, all the dishes you need, a small sink, plus an electric fry pan and microwave. The refrigerator was a surprise as it was about half the size of a big frig and not as small as those in a hotel. I would have given it 5 stars, if they had replaced the furniture in the sitting area. The sofa and sofa bed was not that comfy and the arm chair looked like it needed reupholstering. They should be replaced. There was a beautiful long dock to walk on and they had rockers at the end of it to relax on. The area was very nice and being race fans, we were very surprised to find Wicasset 1/3 mile speedway five minutes away! Nice area to touring area too.

My son and I recently stayed in unit 206 which has two full beds, a full bath, a kitchenette with fridge and toaster, a small table with two chairs, and a couch and lounge chair. It's a water-side entrance unit with easy access to the somewhat private dock. While everything was fine, the lighting isn't great, we ran out of hot water the first night, the fridge doesn't get terribly cold, and the couch is both uncomfortable and smells like feet. The "curtains" are really just too-small panels of fabric, and I never felt that the place offered much privacy. The AC unit (loud) is by the door but the beds are across the unit and beyond louvered doors so regulating the overall temperature wasn't that easy. There were plenty of toiletries and towels. We arrived a bit early, and the woman at the front desk wasn't masked and wasn't super friendly. She was nicer when we returned later to check in.

We booked a studio through AVC for 7 nights and were given Studio 215. Unfortunately it did not have a water view, but that was a minor detail. The kitchenette had everything you could possibly need, coffeemaker, toaster, toaster oven, electric frying pan, microwave and large fridge. Our studio was clean and cozy, and we really enjoyed our stay at this lovely resort!

We enjoyed our four-day stay here for the most part. The Lodge is right on the water’s edge. You can walk out a long dock to get good views of the Sheepscot River. We stayed here because they have pet-friendly suites that are well-appointed. There is a kitchenette with microwave, mini frig, and coffeemaker. On the down side, you have to walk or drive up to the reception building for breakfast which is not fun in the winter. And the breakfast itself isn’t very good. Our main problem was that no one came to make up our room until 2:00 each the afternoon. But we would stay here again for the comfort and the views.

We stayed in the 2 bedroom unit overlooking the huge river (like a lake). Nice clean cottage. Lots of fun things to do within a reasonable distance. The boat ride at Booth Bay Harbor was really cool. We saw eagles, ospreys, and harbor seals. And since it was late May we saw many baby seals hanging with their mothers. We spent a day at Rockland which was about 45 minutes away. There were two really cool lighthouses that we checked out. We had lobster roles at Archer's on the Pier for $21 with a side and fries. Way cheaper than the $34 at Red's Subs across the river in Wiscasset although Red's was a loaded roll and was featured on DDD. Spent a day at Freeport visiting LL Bean and other stores and stopped in Bath to visit the shops on the way home. We even grabbed some grub (sushi, sandwiches, etc) and had lunch at the southern end of Southport at a small town dock. We really had a great time over our 6 night stay before traveling up to Acadia National Park. Not much to do at the resort itself other than relax. It was very peaceful but we were there the week before Memorial Day. I would highly recommend this place!

Generally, the cottages have dishwashers. Smaller units ( studios, etc.) do not.

It depends on which unit you stay in as there are a number of options, from rooms to suites to cabins and houses. We've stayed in rooms, suites and one cabin and none of them came with laundry facilities. However, there is a laundromat outside Wiscasset towards Bath in the shopping center across Route One from Shaw's Supermarket.
Yes, they have one,two, three. And four bedroom units.
The condo units have a full kitchen which is where we stayed. You should give the office a call and ask them what unit you are staying in to be sure of the amenities.
I'm afraid I can't be of much help. We've stayed twice in the suites (207, 215) but never in 414 and never in winter. My map notes 414 is on the other side of the street from the Sheepscot River, but if you're contemplating Maine in winter, you probably don't care about views of the water.
