We stayed there always for family reunions since mom blocked the rooms, however this time the place has been sold to someone else and every indication we had that the pool was open..it is not. there was nothing but dirty water in the deep end and the entire patio was filthy. We were told there would be a breakfast the next morning and we could access the room through the weight room, that was a laugh. There was one stationary bike and alot of other trash stacked behind it, the breakfast room you have to walk by the mud filled pool was like a sauna and there was nothing but cold cereal and a bowl of fruit and 2 slices of bread for toast--our party alone had 12 people. One room had ants in the bathtub and on the floor, another had a spider in the bed which was rather friendly; but the biggest thing of all was when they asked which room the dog had been kept in so they could change the sheets when we left. There were only 2 towels and some hand towels for a double queen room, the room reeked of smoke and the patios they advertise as usable are in bad need of cleaning, trash and old rolls of carpet laying around This used to be a top notch hotel for that area, but unfortunately it is now run down and ugly. I am really just praying we do not end up with any extra critters from this stay.

0/10 would recommend this hotel. We have stayed at the Cottonwood Inn several times over the past few years, but the experience we had over the weekend was horrific. Our ground level room was INFESTED with bed bugs. We called management in and he tried to convince us that they were not bed bugs. Unfortunately I have to deal with bed bugs in my line of work, so I have experience and I am confident they were bed bugs. The manager finally moved us to another room, and the second room was no better than the first. There was a bed bug, and bug feces on one of the pillows, not to mention the other dead bugs all over the room. I saw their cleaning protocol the next morning and I witnessed them doing a very surface cleaning (vacuum, make beds, straighten up). This is a concern especially with Covid-19. This used to be a great place to stay, but they have lowered their standards for cleanliness under new management. We will not be returning again.

We stopped for a quick overnight stay. Bed was comfortable. Bathroom towels were in good shape. Air conditioner worked well. Not cleaned as well as I would like it to be. Continental breakfast was very limited… Toast, sweet cereals, coffee with plain half-and-half creamer. Did not partake. Staff was very friendly & accommodating. We ate dinner across the street at the Sand Trap. Excellent food. Highly recommend! Would definitely stay there again when in the area.

Very Decent location and conveniently located. I Stay here all the time. Nice laid back quiet place. Clean comfortable Rooms good heating and good Channels on TV. They have a really efficient Direct TV system. Affordable and very nice and pleasant owners and hassle free check in. Next door is The Branding Iron. They have a new owner who is nice. Good food too. So please stop into the Cottonwood Inn and enjoy your Stay. Right next to a Mom and Pop Cafe and Pizza Hut right down the Road. Over all. This is a nice place and I Highly recommend all Travelers coming through phillipsburg kansas to stop in and stay. Thumbs up to The Cottonwood Inn.👍👍

If one wants a clean, comfortable motel at a good price, look no farther when in Phillipsburg. The staff is friendly, the breakfast is good and the golf course across the road had a decent dinner. We have stayed here before and will stop again.
