A haven of pool villas, Anantara Kihavah Villas is a Maldives luxury resort that offers the ultimate in privacy and tranquillity, your own sanctuary within a sanctuary. Expansive space that opens on to brilliant tropical nature, with private pools, high ceilings and timber interiors. Flavours of culinary art and wine served amidst a panorama of aquatic life in one of the few underwater restaurants and wine cellars in the world.
Star ratings are intended to indicate the general level of features, amenities, and services to expect. This property is classified according to Giata.

Nestled in a serene and picturesque setting, Anantara Kihavah Maldives Villas captivates guests with its magical atmosphere, blending luxury, style, and the tranquility of music and nature. The spacious and clean rooms receive accolades for their opulence, though a few guests suggest improvements in service and technology. The resort's staff is frequently commended for their attentive and personalized service, ensuring a memorable stay.
While the location's beauty is universally praised, the placement of some villas receives mixed reviews. Dining at the resort, including the unique underwater restaurant, along with an array of activities and a top-notch spa, contribute to a luxurious experience. However, the value is debated, as some travelers find the additional costs for certain services, such as water and dining, to be excessive.

My wife and I went to Anantara Kihavah Maldives Villas for our honeymoon and had a fabulous experience. From the moment we arrived at the airport in Malé, Anantara's staff were there to ensure we had a seamless travel experience and relaxing stay at the resort. We were guided to the seaplane terminal and a comfortable lounge to await our flight to the island. On arriving at the resort, we were shuttled from the seaplane to the dock by boat and met with a welcome reception and our concierge, Sittu.
While the staff were without exception friendly and professional, Sittu went above and beyond to ensure our stay was comfortable. Although the resort was at high occupancy and Sittu was helping multiple other guests, Sittu made us feel as if we were the only customers on his mind. He was always immediately responsive to questions, provided very helpful guidance in scheduling (and rescheduling) our dining and activities, and helped us get around the island by buggy when we had places to be (which was much appreciated on hot afternoons).
We booked a sunset overwater villa and were delighted to learn on our arrival that the resort upgraded us to a larger, two-bedroom villa. The staff made the villa a welcome space with champagne on ice, a greeting spelled out in rose petals on our bed, pettifors and an overflowing fruit basket. The space itself was clean, bright and comfortable, with beautiful ocean views and windows down onto the water below.
After arriving, we went for a guided snorkel along the resort's house reef. The reef was absolutely pristine and teeming with coral, fish and even the odd sea turtle swimming below. From any seaside villa, you can swim out to the reef that fringes the island, but the section near the dive center where a snorkel course is outlined is truly spectacular with the reef flowing over 20-30 meter drop off into the ocean where larger fish and rays can be spotted swimming below. In addition to plenty of snorkeling (including with manta rays!), we enjoyed a cooking class on Maldivian cuisine, a guided astronomy session at the resort's observatory (which is the largest in the Maldives), a dolphin watching tour and many, many great meals at the resort's restaurants.
A highlight of our dining experience was Sea, the resort's underwater restaurant built into the reef. You can watch reef fish, sharks and turtles swim by as you enjoy world-class dining. Our dinner there was a special menu from a Michelin starred chef visiting from Singapore.
This was our first experience at an all-inclusive resort of this kind and we cannot recommend Anantara Kihavah enough. Thanks so much to Sittu and all of the staff on the resort for making our stay so memorable!

We chose Anantara Kihavah Maldives for our yearly Maldives trip due to the TripAdvisor reviews and the availability of tennis courts (we are keen players) which were available on the three other resorts we visited in the Maldives.
We were greeted directly off the plane using the “CIP service” which we have always used as so much nicer. We then flew in the small plane to the islands being greeted by drums the island Manager and our to-be “Villa Host “ Ifoo and a welcome drink and photo shoot at the entrance sign, which would be better taken later I felt as we were very tired, sweaty and worn out.
We had chosen a beach villa as we had such a great experience in a beach villa at the last resort, we had stayed at Huvafen Fushi in February 2023. But we soon realised the mosquitoes were out all day and night and we got bitten a lot. My Husband got night fever and it was impossible to open the doors on either side of the villa as the humidity was so high the room turned into a skating rink and dripped with water from the air con. The main issue was the outside bathroom, which looked so lovely in the pictures but with no air con it turned into a mission. We are at the age we have to go to the bathroom a few times during the night and you took your life into your hands with the mosquitoes. The water in the private pool in the villa was very cold as no sun could warm it due to the foliage. The beach sunbeds were so hot and had a great view of the sunset. Snorkelling on the beach in front of the villa was achievable but, sadly, it was almost completely lacking in sea life, so you had to bike to the dive centre area on the other side of the island. We asked to be moved to an overwater villa as which was a dream and we wished we had booked this originally. They are more spacious, more attractive, and more private and the bathroom was inside “phew” and lovely. The only annoying thing was that the bathroom had no air con just a fan overhead. I have never been to a Maldives villa with no air con in the bathroom, so it was a bit of an “oh my” moment. But it was a dream compared to the beach villa. And no more mosquitoes. The room move was made seamless by Ifoo our Villa Host, who knew how I liked everything “just so” and he was amazing at putting all my bits and bobs in the right places and carefully hung all my clothes as I had hung them. It was amazing we had breakfast while ifoo and his team moved us to the new Villa. Thank you Ifoo we were so much happier and got to see the dolphins on our first day in the new room in the sea in front of the villa many times which was another special moment.
We are keen gym people as well as tennis and the gym is ok, but not much of a view, sadly. The toilets and the changing room have no air con so it was not pleasant they were so hot and humid. We played a lot of tennis and as there was no air con changing facilities it was not so pleasant. The court needs upgrading as not in great condition. The Tennis coach Andrea was wonderful, and I learnt a lot from him and am now putting it into practice I hope, Thank you, Andrea
We booked a full day onboard the Ocean Whisper, the resort's private yacht, it was divine and with staff to look after our every need, we had wine, beer and a lovely lunch all served by the onboard staff. We were taken to two reefs to snorkel, where saw many turtles which was so lovely, and then went to find dolphins much to our joy we got to see a few swimming beside the yacht, and this made our day perfect.
The Observatory is a must if you can, we had a private viewing and it was amazing seeing all the stars and planets and a wonderful, guided explanation of the solar system, with wine and some tapas food to add to the whole wonderful experience.
The restaurants - Manzaru -Italian was very nice, and we ate here a few times during our two-week stay. Plates – is breakfast which was great it was available up to 11 am and had a huge variety and if something was not there you wanted just to ask it will appear. All is beautifully laid out and the staff were excellent. Spice –Asian This was our favourite and ate here many times during our stay and had our last meal a lobster, all was beautifully prepared and served by the excellent staff. Fire-Japanese, we ate here once only as the main Fire was under refurbishment, they had located the restaurant temporally above Manzaru, the food was limited and the atmosphere not so good, so that was a shame, we would have loved to have seen the finished new restaurant. Sky- A lovely sundowner bar, it is truly beautiful and has a great selection of cocktails and wines etc., worth going to see the beautiful sunsets, again the staff were excellent.. Sea- The underwater restaurant, is a must at least once .. we went twice because they had a guest chef experience and we enjoyed this very much, the food is very fine dining. We were shown the Sea restaurant by Ifoo in the daytime before we left, and the views of the fish and coral were amazing. The Snorkelling – We went most days, around the dive centre, on the house reef and it is excellent, in fact one of the best we’ve swum in the Maldives. We saw lots of fish and rays which was amazing so close to you.
The People- My favourite bit of a review, as if there are issues… if you have the right people around you none of it really matters and that is the case at Anantara Kihavah, We had so many lovely people who made it all special for myself and my husband, they will stay in our memories forever... Ifoo of course our Villa Host who would just appear from nowhere, always smiling, and make everything happen .. I can’t thank you enough you were perfect you made sure were very well cared for all our requests were taken care of so quickly and seamlessly. Riza- Our Villa attendant in the beach Villa who made everything beautiful and soon got to know what we needed and how we liked things left. Haneez -Our Villa attendant in the Overwater Villa was excellent, he got to know what we needed and how we wanted things left out, so it was lovely. Muiz, Zimbe, Ali, Amie, Waheed, and Baba were the standouts of the many restaurant staff who looked after us so beautifully, and got to know very quickly what we wanted and how many coffees to bring my husband in the morning and beers in the evening. All were attentive, kind and always so welcoming with a sunny smile each morning or evening, you all made a difference to our holiday and made us feel very special, we will always remember you all. Maurice the Manager Was around most days and very easy to chat to. I found out he had only been on the island a few months and was already making a difference and was certainly open to ideas to improve the resort. Many of the above issues we faced I told him about and seemed receptive to making the improvements.
All said we loved our time at Kihavah and met so many lovely people working there, and as we left I said to Ifoo it's the people that make a holiday perfect and I cannot fault that at all the people who work there are kind happy people and only want to make your holiday the best it can be.
Ifoo Thank you so much for making our holiday the best alongside your many colleagues. Go and discover Kihavah, the “Young Coconut” 🥥

A lot to digest? Read an AI-generated summary of recent traveler reviews.
Beforehand, no one had informed us that this otherwise beautiful Resort was mostly visited by guests from one of the world’s most famous aggressor states.
The entire hotel seemed to be geared not only linguistically to this clientele, but also in many other areas – such as the selection of live music. That was very disappointing!
The only bright spot was our butler, who shone throughout our stay with exceptional and excellent service.
Unfortunately, the room service also rang at 9 a.m. – possibly because you were on a dolphin safari from 8 a.m. the day before.
In other resorts in the region, we were used to fresh fruit being brought to the room daily for free. Here, however, you had to order it separately – and pay accordingly.
The situation was similar with still water at dinner. While it is understandable that a bottle of wine can quickly cost over 100 euros or dollars, the prices of simple still water were simply outrageous.
Half board? A truly exquisite opportunity to dig deeper into your pocket! With the almost unbelievable variety of dishes, it was already an art to choose the very ones that brought an additional financial additional fee.
With just 2 1⁄2 people, we could easily spend $500 extra on a dinner – almost a bargain! In fairness, it must be noted that our “half person” has given up an appetizer. Nevertheless: Plus bills were ubiquitous here, while subtractions were hard to find. By the way, that $500 only covered the modest luxury of a single bottle of wine – after all, you don’t want to overdo it.
The discreet design of the menu was particularly charming. Service flat rate and VAT were hidden so cleverly and in small print that it almost deserved a design prize! Both were then elegantly added to the total at the end to complete the dining experience financially. 25% extra? Oh, who's counting it when the stomach is full?
A certain amount of additional costs is to be expected with a half board, but to this extent?!
On the positive side, however: The food was really delicious!
The beach villas are a bit old, but it was heard that daily renovations were taking place.
The water villas, on the other hand, seemed to have been recently renovated.
Of particular note are the staff, including Azmeen, Priti, Abo, Sophia, Nadja and Sugar, who were all friendly and accommodating throughout.

We visited this resort in January 2024 and had such an incredible experience that we chose to return in January 2025. While our 2025 visit was still enjoyable overall, it didn’t quite capture the same level of magic as the year before. Several issues contributed to this, including:
There needs to be Improvement in the quality of theme night presentations. The Lobster and Champagne Night, in particular, did not justify its cost. The overall presentation was noticeably lower in quality compared to the same event in 2024, which had set a much higher standard. We booked this night based on our positive experience in 2024, only to be significantly disappointed this time.
In addtition, We also booked the "Dining by Design" experience again based on our exceptional 2024 experience, but unfortunately, we were deeply disappointed this time—it was truly disheartening.
In 2024, we were set up in a beautiful, secluded location, where we could enjoy the night sky and our own selection of music, creating a truly special experience. However, in 2025, we were placed in a subpar location between the main restaurants and the spa, which fell far short of our expectations.
If the more suitable areas were already booked that night, we should have been given the option to cancel rather than being placed in a setting that could not deliver the experience we had anticipated. Given the premium cost of this experience, a higher level of service is expected. Placing a couple between a restaurant and a spa simply does not align with the exclusivity and ambiance this experience is meant to offer.
Honestly, we believe this location should be reconsidered altogether and removed as an option.

The experience begins when you arrive in Malé. We were met at the international airport by a hotel employee and directed to a VIP lounge at the seaplane airport. The seaplane trip allows you to see several islands, so if you didn't sit at the window on the international flight, at this moment you will see Maldives from above. Arrival at the hotel is filled with enchanting details. We were welcomed by Maria, she speaks Portuguese and paid attention to us every day we were there, she was wonderful. The experience of sleeping in the bungalow is really cool. Waking up to the sound of the sea and having that view is surreal. Walking around the island and contemplating the color of the water, perfect. The hotel's restaurants are very good. It's really worth going to SEA, the experience of being in an underwater restaurant is incredible. They leave bottled water in the rooms, which was great. Regarding the restaurants, drinks were not part of the meal package, so it was necessary to buy water too and I found the price of water a little expensive. In my opinion, they could make the same bottle of water available in the restaurant as they leave in the rooms. I was a little afraid of getting rained on, as I saw that in August it rains, but there were eight days of lots of sun, some days with few clouds.

My wife and I stayed here for a couple days after coming here from a different resort. Transfer team both to the resort and after was fantastic (especially the assistance we got heading back, getting through the Male airport, security etc. top notch in a hectic airport.
Our room was large, clean with a comfortable bed, and an amazing huge outdoor bathroom. I did note that the rooms could benefit from some tech updates. Turning lights on and off was a struggle sometimes.
Staff were incredibly kind and attentive. Our villa host Zidanh was great (bringing me a cell phone cord when mine stopped working), and arranging an early morning breakfast in our villa due to an early flight out, causing us to miss our buffet breakfast. Aboo at plates was also very attentive and kind.
We had a beach villa, which was large and very private. Like having a beach house. The A/C struggled at some points, owing to the outdoor bathroom doors having some gaps. A warning - this is a lush natural island with wildlife, so be prepared for animal noises early in the AM. If this is an issue I’d suggest an over water villa. We did spend a lot of time in our plunge pool which was clean and warm.
Food was very good at all places we ate. Fire and spice both stood out. As others pointed out, water was insanely expensive. This was a let down considering the prices paid, and the fact that other places don’t charge for water. We had lunch at the underwater restaurant, which experience was amazing. I feel the food prices reflected the uniqueness and ambience, and while the food was good, I don’t know if it was as good as the price suggested. Great staff there thiugh. We used the spa as well which was a great experience.
Snorkelling was amazing, swimming with a turtle and other sea life. The one downside to this whole trip was the dive centre. The staff there were rude and dismissive. We had earlier been told before we checked in the manta excursion was done for the season. On day 1, we were also told that due to weather there would not be any excursions. On day 2 when we collected our snorkelling gear we found out that the manta excursion was currently happening and that other excursions were also about to just leave. These are things we desperately wanted to do, and we didn’t feel valued by the staff there. We got more snorkeling advice from Maurice the manager than anyone at the centre. They were truly a disappointment.
A beautiful place in a beautiful location.

Everything is perfect except the excessive rates charged for meals and drinks not included in half board. In fact many dishes require a significant supplement. Orange juices bring to the room are charged between $14 for a small glass and $35 for a large glass. But, if you will complain to the manager you will get a 50% discount or even free!!! Evidence of tariff abuse...

Arriving at the hotel is arriving at paradise, the waters, the rooms, the food, the island... it is an incredible place. The service is excellent, we were lucky to have our Host MARIA, who made all the difference. She is a great professional, very kind and always available to advise and help us with anything.
I would highlight the Villas Over Water, they are impressive, spacious and cared for with great care. We were lucky to have Waheed who was in charge of arranging our rooms always with details and impeccable.
The experience at the SEA underwater restaurant is unique, it is like going down to another world while you enjoy breakfast, lunch or dinner.
We felt incredibly good at the hotel, I would repeat and recommend!

We have two overwater villa , Had a fabulous stay, certainly do feel welcomed on the island, freindly staff, and we always see the manager and execuitve chef checking with us and other guests about the stay. Maruice , the gm even remebered and kept his promise swapping our kiddos hilton caps with Anantara caps. Little things do matter to your guests in the world of hospitality . Couple things could be imprved tho, the Water villa certainly showed its aging for the past 10+ years. the wooden stairs outside the villa to the reef is extremely slippery, also the wooden handrail is shaky not a very sturdy to grab when the stairs already slipperty. Some wood on the deck even have nail exposed or is coming off lose. Nevertheless its still great room with transparent glass in tub and toilet. Also here to shut out to the diver team, with pure bad luck on our fishing trip with 6 of us and only 2 catches , their team able to help us catch one more , just enough for our next day dinner. But the kitchen communication could be better as far as fish preparation (we wanted whole but they filet it without checking). Guided snorkeling was fantastic, the team was able show our kids all kinds of marine life along their best known house reef.. not mentioned it was a windy rough wave during the trip. we were all enjoyed and appreciated the diver attention on the rough condition.
Breakfast options for us could be a little bias, this is may be due that the property have more europeans visit than asians. We felt the hot breakfast selection buffet could offer a little more after we have been with lower budget such as Shareton and Hilton.and higher tier as W , St Regis , Conrad most breakfast have maybe twice as much selections and a la carte menu as well. Finally our butler is a little overwhelmed with the guests shes receiving. So it actually did impact us on whether waiting for buggie , not able booking spa in time due to back and forth time lost on spa questioning. We tried not bug our as shes overwhelmed. but at same time it did impact us.
The photographer defintly needs some quality of shooting , the price we paid on the photo session is defintly a premium price but the quality of photo is lacking. The photographer told us usually they'll have 2 but with our family of 6 it was only one guy able to offer the service , and the photo backgrounds mostly blurred out given the natural beauty of the island , its quite a disappointment on the turn out. The same price we paid at the W photo session is much more professional turn out.
Nevertheless, despite all the little stuff, all of us certainly had a good time. The management and staff were all wonderful group of team to accomodate the guests.

Dear Furymoo, Greetings from Anantara Kihavah Maldives Villas! Thank you for choosing our beautiful resort and taking the time to share your most valuable feedback, pertaining to your recent experience while staying with us. It's fantastic to hear that you felt genuinely welcomed by our staff, and it seems they went above and beyond to ensure your stay was enjoyable. However, it's unfortunate to hear about the aging aspects of the water villa and the safety concerns with the slippery stairs and shaky handrail. Your feedback holds immense importance to us, and please rest assured that we are taking your comments seriously. Our dedicated team is already diligently addressing the issues you raised, and we are implementing necessary improvements to prevent similar challenges for future guests. Lastly, I'm sorry to hear about the disappointment with the quality of the photography session. Capturing memories is an important part of any vacation, and it's unfortunate that the results didn't meet your expectations, especially given the premium price paid. We are sincerely grateful for the opportunity to have hosted you, and we eagerly await the chance to welcome you back in the near future. Unforgettable experience ! Already upon arrival at the airport in Male we felt that we were in good hands, everything was very organized and tidy, and the same was true on the way back until we left Male - the staff of Anantara kihavah was also there for us. Congratulations to the management for the organization and the service after leaving the resort.
The resort itself is stunning. Also, we always felt surrounded by people (the staff) with huge hearts, with a wide smile, delivering generosity and kindness at the highest level. Despite being nearly fully booked, the resort never seemed crowded at all. All the facilities at the resort are elegant, clean, and well-maintained. The villa we took was an over-water one, very spacious, always clean, with a large private pool, a big outdoor area, a huge shower and a spectacular view. Our room attendant, Juneid, took exceptional care of us and contributed to making our stay even more pleasant. The Staff is a winning team and they deserve all the compliments for that. And above all, our Villa Host, Ifoo, whom we thank for his great professionalism, kindness and personal charm. When we return next time, it will of course be largely thanks to him, he made us feel like family and we will always have a place reserved for him in our hearts.
The Kids club was excellent, with a variety of activities and an amazing team Aish and Tini who left us with such good memories of the human goodness in them. We would like to highly recommend also taking the services of Sifah, the photographer who took spectacular photos for us. He is a professional, a gentleman, and the whole dealings with him were really fun and pleasant. The restaurants offer varied options and the food is very good quality. The entire staff is simply amazing, everyone is genuinely kind, but we would still like to mention Aiman, Aboo, Jenif and Priti you are amazing.
Anantara Kihavah resort is heaven on earth. Anyone who goes there will not be disappointed and will receive an extraordinary experience that they will remember forever.
