DO NOT BOOK HERE. CLASSIC BAIT AND SWITCH. The owner flat out lied. Called one week before reservation and said credit card was rejected, and then said if you want room now it’s twice the price. DO NOT TRUST!

This is the second time staying at the Inn. This place is awesome. Everything I'll emphasize below is on their web page, so do your homework. First off, this is adults only, no kids. Room: Both of our trips we booked the Flagler suite, which is upstairs with a nice balcony facing Charlotte that allows you a great view of the street to people watch or just relax after a long day of walking. Nicely kept, clean, friendly staff, and very nice breakfast the next morning. Location: The location is 1 street from St. George, so literally a 2 minute walk. It's super close without being right on top of St George. Located directly behind Tina Martini for those that like that. There is one bar/restaurant directly across the street that gets a little rambunctious, but they've always turned down the music after 10pm., so it never bothered us. Parking: 3 of the rooms have on-site parking which is great. Be warned, the spaces are tight, and you need to be driving a smaller vehicle. However, there is sufficient room for the small 3 vehicles without worrying about a door ding. If you bring a truck/large car, you'll need to park elsewhere on your own nickel. The other rooms include a parking space offsite, but again not for a large vehicle. I'll gladly stay here again, and happily recommend this location for a couples vacation (adults only).

This was my grandparents house. I don't think ot was restored to its original grandeur. It is gaudy and outrageously done. The designer has no taste whatsoever. The fireplace was beautiful before they changed it It was once filled with lovely antiques. Truly heartbreaking to see this! Tacky!!! The only thing I can say nice, it's a beautiful area

We definitely enjoyed our stay at the Inn. It is situated right in the heart of St. Augustine and all of the delights and experiences to be found there! Our host was quite friendly and accommodating. Our room was comfortable and the balcony was an added plus! It was so nice to sit out on our private balcony and listen to the hustle and bustle of the day. In the evening listening to the local bar scene jazz and salsa music was also great! We definitely look forward to coming back again.

Location, location, location.......but you'll make trade offs for it! The Inn is in a prime walking distance to everything going on in the historical part of town, but you will pay premium and its not much in the value department. If you are expecting a jovial innkeeper to greet you, make you feel welcome and pamper you with luxurious accommodations and food, you will be very disappointed. If you're willing to pay top dollar for very basic accommodations in a great location, than this Inn is for you. Pros: Location is great. Older building has charm, although paint is peeling and it needs major reno Yogurt at break with fruit is very good. Cons: -Small, small rooms, poorly remodeled through out the years -Hot at night (1 control for entire building and they set temp up at night-) -Breakfast was served with a pretty presentation, but the portion was very meager and food was very plain/poorly prepared. One morning the toast was so hard you couldn't cut it with a knife. You could read the paper through the Canadian bacon. -Wine reception at night was self guided and there was never enough wine for more than 2 people to have some. -Keurig in reception area, but never had any water in it. Same donuts the entire 3 days we were there. -Never enough coffee in the morning and they acted very begrudging about pouring it. -They charge a extra $15 cleaning fee every day, but don't clean every day. -They have a long list of "rules" that give them freedom to charge you extra for having too much trash, getting make up on the bedding, etc. Seems like they're looking for excuses to collect more cash. -Very noisy at night when there's a crowd outside, even on the back of the building Overall impression, this is a place that would like to be one of those inns that everyone swoons over, but they are not investing the time or money to make it nice. On the other hand, they have hidden fees and seem to need trying to deliver the very least possible while charging maximum $$$.

The location is fantastic - right in the heart of everything. We stayed in the Flagler Room, and we loved the balcony over Charlotte St. Although it was a weekend, the noise wasn't as intrusive as we expected. Historic downtown will have old buildings - that's par for the course - so yes, the home is older, with smaller rooms, and small parking spaces, but lots of charm. Once you park, you can literally walk the rest of the time you're in town (or Uber)! :) Breakfast was great, the bed/room was comfortable and the staff/patrons were very friendly. I've seen some disappointed reviews that the owners were not more welcoming and did not engage in conversation (or were not around at all). I can attest that we have no idea who owns the B&B (maybe the persons serving breakfast..? Both were friendly but quiet), but we were fine with that type of service and would stay here again.

Exceptionally clean. Easy check in. Security locks on all doors. Wonderful breakfast. Wine available all day. Great porch for people watching. Irish pub across street but no loud noise after 6PM. Easy access to St. George street and restaurants and the fort. Great stay to celebrate birthdays etc.

This inn is perfectly situated within the town of St. Augustine. - it is so charming and very accessible to many attractions and restaurants on foot. The room was small, yet cozy with all the necessary amenities. We were very pleased overall with this B&B - having our own outside balcony was a plus. The host was very hospitable and helpful in terms of recommendations - the hot breakfast every day was welcoming and delicious. We would definitely come back here again!

We stayed for a week and it was perfect. Great location within walking distance to Saint George Street, the Flagler College and Museum, Castillo De San Marcos, and Prohibition Kitchen where I had one of the best burgers I have ever had in my life. There is so much to do around here I could never list it all. The room itself has a great 2 person jacuzzi tub, the bed was super comfy, and the staff was super nice. I got to have a Disney moment when they gave me a walnut to feed an adorable squirrel. When I go back to Saint Augustine I 100% will stay again no need to look for another spot when I found the perfect one.

We stayed here many years ago when it was under previous ownership, and we loved it. There are parts of this Inn that we still liked. The room was very clean and comfortable. The bed was comfortable and the shower was renovated and very nice. Check-in was weird....a man who was working in the yard came to check us in, and it seemed he didn't speak very much English. No big deal, but when he gave us the tour, it was minimal. The parking is tight, but adequate and in a dedicated lot. He also didn't ask me for any ID when I checked in. I find this odd, as I could have been anyone. He didn't look anything up on the computer, just asked me what room I'm in and took me there. The worst part of our stay was the breakfast. The food was prepackaged food, barely warmed up and placed in front of you with no explanation of what it was. Frozen waffles, microwave bacon, mystery fruit, and no eggs. That's right, breakfast with no eggs. And no choices for breakfast....we got what we got. The waffle syrup was awful and had unidentifiable chunks in it. We asked what it was, and the man who checked us in (and served breakfast) said "pineapple". We saw the owner once. He breezed through the breakfast room and said good morning and how is your room? That's it. The check-in guy is the only other employee we saw during our stay. Another reviewer was correct, there was no social hour as advertised. We were downstairs at the time for it, and no one appeared and nothing was offered. The previous owners were very hospitable and involved with the guests, and the breakfast back then was very good. It seems the new owner either knows nothing about running a B&B or doesn't care. Before writing this review, I emailed him to address the issues above, but received no reply (two days later). I also noticed he only seems to answer positive reviews on this site.....not the negative ones.
