We booked to stay here for 11 nights. It is extremely dated and in poor repair in parts. Our room was dismal and there was a horrible smell on our floor (3). Our first breakfast experience was the final straw. I wasn’t unrealistic about what was on offer it was the taste and poor quality. There was porridge/oatmeal which my daughter would normally have over here. It looked like wall paper paste. We had scrambled eggs which were ok, and toast that took around 4 mins in there grills. I went for a waffle which was tasteless. Pros - good fridge freezer, very comfortable bed, good dishwasher good location. Cons- some of our pots were dirty, dismal decor, smell outside our room, chipped furniture, stained carpets, sofas you can feel the wood when sitting on them. For the money we paid I was extremely disappointed and asked Virgin if they would move us, they were great and did just that. I’ve been to the USA many times and have never been so disappointed with the accommodation. My brothers room looked slightly better on floor 5 I just hope they don’t consider that as part of their upgrades. Their kitchen door fronts looked newer than ours and the beside cabinets did but that was it. I would defiantly reconsider if you have booked here.

We had the pleasure of spending 2 weeks here. The location is great - close to Disney, but also not far from the other parks. There is a public bus stop outside the hotel, which makes getting around good value ($16 a week at time of writing) within walking distance are a number of restaurants or Uber eats delivers! We stayed in a king room - we were surprised to have a fridge, microwave & coffee machine included in the room. It was spacious & we were overlooking the pool. Housekeeping came to clean the room every 3rd night. Whilst beds made/towels replaced, they didn’t refresh glasses. So we had to often call down to reception to get these changed. It was assumed that we were in a suite with full kitchen, not just the room. So housekeeping kept saying “they’re in the dishwasher” when we didn’t have one. Just a minor gripe, easily sorted. The facilities on site were perfect for our needs - a small pool/hot tub & laundry were just what we needed. The complimentary breakfast was welcomed - the whole team who deliver this are friendly & do a great job. It’s a welcome addition & helps them stand out compared to other local hotels (we couldn’t find any who offered free breakfast!) Finally (& by no means least) a huge shout out to Mario & Giovanna who work on the front desk - they were always so welcoming, asking how our day was, helping with anything we needed or just chatting in general. They are a credit to the business!!! Thank you!! If we came back to the area, we would definitely return!

We stayed at the Hawthorn Suits for 2 weeks, booked in a package deal with Virgin. We were on a tight budget for our Disney World holiday this year so options were limited. We eventually settled on this hotel due to the kitchenette and suit style room. I did have a number of reservations about the hotel due to the high amount of negative reviews here, and even made enquiries about changing hotels. Well, what a pleasant surprise this hotel was. Upon arrival, we were able to load our cases onto a trolley which made life much easier, and parking was not a problem (only when coming in at night, and the parking at the front was all full did we have to park a bit further back, but there are side entrances which require a key for access, so no problem really). When we checked in, we were greeted by Vera I believe it was, she was very friendly and helpful with information about our stay. The reception area was very spacious, clean and tidy with access to the dining area, lounge area, toilets and games room (games room is very dated, but low priority). We were given our room number (316) and key card. We made our way over to the lift, which was big and allowed us all in plus the trolley for our cases. Unfortunately the lifts throughout our stay were painfully slow, and even on one occasion bypassed our floor totally and took us to the 4th floor to an empty corridor, weird. The room. It was really spacious with good facilities, a huge fridge and freezer which were very useful, and a microwave to heat up last nights cold pizza! The table and chairs were a god send and allowed us to all sit around together and eat take away. The lounge area, was fine, the TV was fine, perhaps a little small (but that's nit picking), the sofa bed was excellent for our daughter to sleep on, the sofa was a bit on the lumpy side when the bed was folded away, but the decor in the room is dated and could do with a revamp, but it was all clean and useable. The bedroom was massive and allowed for storage of our 3 cases without any trouble, with an easy to use safe in the wardrobe too. The bed was comfy, and plenty of sheets and 2 pillows each. All were clean with no marks or dirt. Also a TV in the bedroom was a nice touch. The bathroom was fine for the most part, I had to tighten the shower head as it was leaking everywhere, but not a huge problem. But even with it tightened, and the shower curtain drawn, water from the shower would still make its way under the door to the vanity area, which was a bit of a pain, even with a towel down it would creep along the edge. There was not enough towels, however we requested an additional 5, and 5 towels were promptly delivered. No problem there! There were plumbing issues with the toilet a couple of times, and hats off to Bruno the maintenance guy who got it sorted very fast. The bathroom all in all was fine, it is what you expect. I didn't blow us away, but it served it's purpose, it's a bathroom. The room cleaners were fine, we're quite messy people so perhaps was tough for them to navigate our shopping bags from the outlets/disney, but every 4 days our sheets were changed and beds made, and they cleaned the floors so can't complain, perhaps would have preferred more regular housekeeping? The outdoor facilities we used were the pool and hot tub. They were both clean every time we used them, and the hot tub was hot! with with a nice jacuzzi timer if you wanted it. The pool was on the cooler side, but you quickly got used to the temperature. Towels were provided and easily accessible, with amply seating around the pool and patio area. There was a BBQ and basket ball court, but used neither. The was complimentary breakfast each morning, which was good if you didn't want to go to the nearby Denny's or Ihop, however it was limited. I was expecting bacon and sausage everyday, however they have their meat on a 3 day rotation, corned beef hash, sausages then bacon. The corned beef hash was amazing, it had a slight Mexican spice which was delicious combined with the salsa... but for a Brit, a very odd choice for breakfast, so on those days I just had scrambled egg on toast. The sausages were fine, they were skinny little things, with a slight spice to them, and the bacon was typical streaky bacon well cooked a crispy, really nice! On rotation they also had waffles, pancakes and cinnamon sticks, a nice addition to the breakfasts. The other options which were available daily were scrambled egg, bread for toast, bagels, orange and apply juice, and some cereals. There was also a pot of grits I believe it was called, I stayed well clear. Over by the condiments trolley they also had fruit and yoghurt, as well as sauces, butter, jams, cream cheese and syrups available. The breakfast was definitely a thumbs up on those days we used it. One huge negative aspect to the hotel, which could be shared blame is the constant smell of weed in the corridors and by the side door. Now weed is legal to be smoked in private in the state of Florida is can be smelled a number of times during the day no matter when you are, Wal-Mart, the outlets, even the odd whiff in the Disney Parks. The hotel is touted as family friendly (certainly by Virgin Holidays), and a Disney Good Neighbour Hotel, however I have to question this due to smells of weed throughout the hotel and grounds. I even recall on morning I needed and early visit to Target to pick up a couple of bits, and a chap was sat in his car in the car park smoking weed. On a number of occasion when the car park was full, and I used to side entrance to enter the building there was often a group of people sat outside smoking weed. This in my eyes is unacceptable, and I contacted Virgin who did not seem bothered and just told me to inform hotel security, for which I do no believe the hotel has security as I did not see them once in my 2 week stay. My wife addressed the issue with a lady on reception but was fobbed off with it is hard to deal with. So perhaps a little more awareness from staff around that issue, especially as it is being sold as a "family hotel" by vendors. The only other issue was some of the smells coming from some of the rooms, now from what we understand there are some people who actually live in the hotel, which now makes sense, but you could walk down a corridor and it would smell very strongly of cooking food, and not always good! In fact, rarely good. A good hotel which could quite easily be made better with a few minor changes. A great stay with friendly staff, especially Bruno, Vera and Mario. I would have no reservation staying here again, especially as they are renovating the rooms which was evident from workmen around the hotel during our stay.

Great location in Lake Buena Vista with free parking. Nice to have breakfast included to fill up before visiting the parks however we didn’t get a chance to try it. The room itself was a little dated but seemed clean. It was nice to have a sink and fridge facilities but the sofa was very lumpy and you could feel the springs so could do with being replaced. On the second morning (2 nights into a 6 night stay) I woke up to see a cockroach scuttling across our bedroom floor. We immediately reported it to the front desk and they sent maintenance to our to room within 5 minutes to investigate. The staff were so helpful and very apologetic, offering to move us to another room however instead we chose to check out early and find accommodation elsewhere. The staff were very understanding and accommodated our request without hesitation.

There are too many issues to get down in one review. Our first room, 116, was alive with cockroaches and the room and it’s floor corridor was musty and smelled of damp. We couldn’t have our nets open due to the vagrant rough sleeping in his car outside our window which overlooked the rear car park,. The breakfast was non existent. Minimal to say the least and cold, poor quality food. Staff are good but senior management owners are selling off the apartments and have given up on the place. There was a gas pipe leak for the first half of our holiday which was incredibly overpowering even by the pool, broken pool area flooring, bbq was something else. Food hygiene hazard. If you really have no choice but to go there, ask for a top floor. The worse hotel I have ever been to. See the photos for yourself

After reading some of these reviews I wondered what I was turning up too. I even rang Virgin and was like is this hotel ok to stay at?? More fool me for going from Trip Advisor reviews. Yes the hotel is a bit dated in terms of furniture and curtains etc but you can see that before you book on the website so this shouldn't really be a shock. The hotel was very clean, it was comfortable the location was excellent and the staff literally couldn't do enough for you! The breakfast was a massive perk and not something widely available in Orlando and the happy hour was also a really nice touch. We stayed one night near Universal in a very modern busy hotel and we were genuinely so happy to get back to the comfort of our small, homely, personable hotel. I would 100% book to stay here again. Wonderful trip had by all. Thanks for adding to the magic Hawthorn Suites :)

Attentive staff. A/C was not strong enough to cool the room so we got a new room right away. Really appreciated that. Nothing was too far away so I dug the location. Having a suite with a fridge, coffee maker and decent sized television helped with downtime. Rooms are a little worn but price, location and staff made it a good stay.

We stayed here for two weeks in July 2022. I travelled with my husband and our two kids (4 and 7). It was our first visit to Orlando and we spent our time exploring Disney parks. The location of this hotel was ideal for us. We used ubers/lyfts during our stay and paid on average 10 dollars to get to parks. The rooms are a good size with a seperate living area/kitchen space. There are also 2 tvs (with kids channels) which was handy on the nights we wanted to chill as kids could watch what they wanted in bedroom while we watched a film. The rooms Could definitely do with an upgrade but they were clean enough and this isn't the kind of holiday you are in the room a lot. The rooms were only cleaned every 3 days which meant our bins were often overflowing so perhaps every second day would be better. The pool area was fine-no issues getting a sunbed. There is also a jacuzzi which we loved after a long day at the park. Breakfast was a great bonus. It was repetitive but we didn't mind as it was great value and meant we could fill ourselves up everyday before a trip to the parks. There is also a 'social night' on a Wednesday where you can get complimentary hot dogs, nachos, beer/wine. A nice touch. Coming from Scotland flights are expensive and as I am a teacher we have to travel during school holidays so that adds even more to price. Therefore we look for value from hotels. If you are looking for good value, location close to Disney, and a decent sized room then this is ideal. Wouldn't hesitate to stay here again.

This was our 11th visit to Orlando as a family. We stayed at the hotel for 15 nights family of 5 with 2 queens and a sofa bed , kitchen and single bathroom due to budget constraints this option served us best with other hotels in the area twice as much for same star rating. Good points. Good location, good local amenities ,spacious enough room and good staff members at from desk and breakfast Room for improvement. Rooms need a deep clean and not just a going over between guests, Some carpet areas at the door treads had pins sticking out . (Room 425 for the hotel manager) the clothes storage would be adequate for 2-3 people but certainly not 5 no space at all and lived out of the suitcase, old furniture particularly the Sofa bed . Not sure what material is used but lay a towel or bed cover down before sitting. The breakfast in any hotel is a good to have included in the price , found it quite repetitive. Only served 2% milk , be good to offer full fat as well. Pool was good though can get congested and busy at peak times. If your not fast enough then you don’t get a hotel poolside towel. My son loves the basketball I could suggest the dedicated smoking areas is moved from the Side entry doors to a shelter near the car park or something away from the main thoroughfare I would recommend the hotel for others based on cost and the free breakfast
