South Beach Hotel's prime location is a highlight for guests, given its easy access to the beach and nearby attractions. However, the charm of its art deco style is overshadowed by numerous reports of outdated, unclean rooms with issues like mold and malfunctioning facilities.
Service at the hotel often disappoints due to disorganization and poor communication, adding to guest frustration. While some travelers find elements of cleanliness commendable and enjoy amenities at partner properties, the inconvenience of off-site check-ins and additional fees, along with overpricing, have led many to question the value offered by the hotel.

Just returned from a weeks stay at this hotel. I have to say I was extremely apprehensive after reading the reviews on here before leaving although the reviews on Expedia are very different. I am pleased to say I was very pleasantly surprised. The check in is at the Boulan hotel but this isn’t a problem at all and the process was simple and it’s just a short cut through to get to the South beach. Our room 222 was spotlessly clean and had no smell at all (something I was really worried about). The maid came daily to clean the room, we were up and out bright and early and on our return had been serviced. We didn’t use the coffee machine in the room as someone had said it was $6 per pod and there’s a Joe and the juice on the corner where we went for coffee. We also left the mini bar alone as there is a CVS close by where drinks and snacks were cheaper. If it had been complimentary like I’m used to in any hotel I’ve stayed in before then I would have taken advantage of that. The shower was nice and powerful although it did leak onto the floor a lot but we just mopped up the water and it wasn’t a problem. We ate in the hotel restaurant one night and the food was good. The rooftop pool at the Boulan is lovely and as a South Beach Hotel customer you get access to this. There is also a bar where you can get drinks and order up food if you wish. I would definitely stay here again if I return to Miami. The staff were friendly and its a great location very close to the beach and a short walk to the great shops at Lincoln Road. If you are looking for fancy then the standard rooms will not be for you but if you are looking for a great location, clean place to sleep then give this place a go.

Still under refurbishment when we went. You have to go to the hotel next door to check in. As soon as you walk in south beach theres a strong smell of damp in reception & in the room. However this could be down to the air con. The Room is basic. A bathroom & bedroom with a huge bed. Good air con in the room. Mini bar & coffee in the room although we was told the 1st coffee is free you pay for the next. The windows dont open & are screwed shut. A complementary breakfast is included either bowl of fruit salad or cereal or pancakes or waffles with juice or coffee. You can pay extra for bacon eggs etc. the rooms are cleaned daily with fresh towels etc. staff are friendly & helpful. The pool is ok free towels & sun lounges of which there are around 30. The 4 poster sun beds need to be reserved. On leaving suitcases are looked after & there’s a rest room for freshening up. Cost us $40 dollars in taxi to airport. Hotel is less than 5 mins to beach & around 5 mins to Lincoln av & ocean drive. Where the bulk of restaurants and shopping are. There’s also a daily $30 tourist tax for which you get Wi-Fi use of the pool with towel & a sunbed on the beach with a towel however if you want an umbrella that’s an additional $25 daily. All in all nice quiet hotel with everything in walking distance even the marina is a nice stroll down the boardwalk to the south was around 45 mins. It may be worth going all inclusive or half board as we found eating out very expensive & the drinks are around $9 for a beer

A lot to digest? Read an AI-generated summary of recent traveler reviews.
Much better than the recent reviews suggest especially for what we paid for it. The only truth I can see in the awful reviews below is that you do check in at the hotel next door (bigger/clearer sign needed for this) and there isn’t and locks on the outside door but certainly didn’t feel unsafe and in three days didn’t see anyone walking in off the streets. The Delano, where you check in and use the pool, fitness centre and restaurant is the higher quality of the two properties although didn’t see what the rooms were like and also the difference in price per night I assume does reflect this. You can access from outside and through the hotel via an outdoor walkway. All staff at both hotels we spoke to were lovely at both hotels. It is a beautiful art deco building inside and outside. It is an EXCELLENT location for walking around south beach. I hope they do update it to match the quality of the Delano. Rooms were spacious and had everything you needed some new items were needed but can see some parts have been refreshed already. Would stay again!

This hotel has a prime location, close to the beach and other desirable attractions in Miami Beach, including dozens of great restaurants. Front desk staff and bellhops were pleasant and check-in was simple. However I will not be back. Hotel policies were not transparent, almost to a point that they felt hidden. Contrary to their website, the resort fee only includes two beach chairs and towels per room. Extras must be purchased. Also very disappointed to learn that a reservation for four people also only includes two breakfast vouchers per day. They also wouldn’t allow us to use two vouchers on the same day... The pool didn’t have great hours and was even closed one day. Don’t touch the mini bar in the room, cost us $8 in tip for one item. This fit the general theme of not being transparent and over charging for everything. Only thing they won’t let you pay for is AC, the thermostat is locked at 72 degrees and it feels warm. The hotel also looks nothing like the photos on the website, I understand there’s construction taking place but the lobby and courtyard looked rather uninviting. These policies and their lack of transparency with them lead to a less than desirable stay that points to serious issues with the management of this hotel. Looking forward to staying elsewhere next time.

The location of this hotel is perfect by a park central in Miami Beach. There was no one at the reception when we arrived but after a while someone came and guided us to the neighboring hotel The Boulan South Beach Hotel. The room was nice, service also but we didn't like the breakfast. Very American with potatoes, pancakes and bacon. We missed an European buffet where you are able to choose what you like. The trouble with this hotel is that they never payed back the deposit which was about 500 dollars for the room. We did not take anything from the room og destroy anything for that matter. The travel agency is working on that but they haven't got any straight answers yet. Be aware.

Stayed here for 3 nights, during this time building works were being done in the rooms next door, which started fairly early and went in quite late into the night. On arrival the building looked derelict, all the amenities listed are in the hotel next door. Once finally checking into our room, there was a half drunk can of red bull in the fridge. When checking out, I made the receptionist aware if this and her response was “you’ll get charged for it”. Now I’ve finally received the deposit back, which is $100 per night, I’ve noticed I’ve been charged about €15 for essentially nothing, we used nothing within the room. It’s also the first time I’ve stayed in a hotel where they charge for the coffee. Finally the walls and windows are paper thin so you can hear literally everything outside. I would strongly recommend staying elsewhere.

My friend and I stayed at this hotel and were disappointed with the service, interior decoration and equipment. The first thing I want to note is that at the time of our stay the hotel was undergoing renovation and each time we had to be content with a not very presentable view. The golf cart that the hotel provides for a trip to the beach was broken. The beach, namely the location of the sun loungers leaves much to be desired, very cramped, a very small beach area, people literally sunbathe on top of each other, paid umbrellas ... there are no bathrobes or slippers in the room, bathroom accessories are provided only for one person, although there were 2 of us. We still do not understand why the hotel charges its price

The hotel is in practice a sub-use of Boulan South Beach, which among other things stands for reception. The reception provided good and nice southways, especially the young male employee who seemed to always be there.
Daily cleanliness was fine enough, but the hotel carried the mark of being worn down and in need of maintenance. It was much less inviting than in the pictures.
The pool, which is on top of Boulan, and requires a lot of lift changes and hiking, was nice and met expectations.
Given that the stay was relatively cheap, all this can be said to be okay enough. However, what really disappointed was the breakfast. It is served by a restaurant on the first floor of the hotel, against bonuses/coupons. It is not a buffet, you have to choose from a menu. The service there was partly very unfriendly, with the exception of a young lady. I see that this was also commented in 2019, there has hardly been any improvement since. Except when it was the female waitress we did not feel welcome and would therefore not choose this hotel again.

I been disappointed by the hotel it wasn't what I expected via the pictures from expedia. They showed us more Boulan side more than South Beach one as I think they are jumellé hotel. The furnitures are quite deteriorated, not modern tv with warm welcoming, not usb plug don't worth. However, we loved the pool, the boulan side with entrance, the orange blossom restaurant even it is quite pricey (we came to it there in the evening because it was raining a lot no staffs were there to serve us we saw one staff leave us without saying anything and she saw us been waiting. After 15mins waiting we left and went out for a meal). The hotel is well situated from restaurants, shops, buses stop, 5mins beaches.... therefore, even you come from Sout Beach miami hotel you need to pay $20 for each tent and folded beach chairs. The mini bar snacks in the room is quite pricey no price list left on the side only a QR code and the receptionist doesn't even tell you on your arrival it isn't free and doesn't know the prices either. On the other side we liked our trip to miami.

Resort fee was $200 per room. (About £180). Sorry I can't remember how much deposit was paid but they took credit card details for each room (we had 4 rooms between us).
I presume if you fail to pay they'll just dedcut it from the credit card.
