This hotel puts on a good front and even the lobby and front of the building look pretty good. However, once you step into the elevator that is COVERED in scratched in graffiti and curse words you can instantly tell the this place has been bad for years. The rooms appear to have had a basic fresh coat of paint, but that's where the updates clearly stopped. The bathroom floor tiles were painted over (apparently with mildew and all) at some point but now are fully peeled off and look terrible plus filthy. The mattresses are old and the worst you can imagine. Very uncomfortable. The furniture is in awful condition, too. I can't think of ANY reason that anyone would want to stay at this hotel. I was in the area and needed a last minute room for about 12 hours before an early flight to get some sleep. I couldn't even tolerate it for 12 hours it was that bad. The door throughout the hotel is of mold and mildew somewhat covered up by a perfume. My allergies immediately started acting up and by the time I left the hotel the next morning I was wheezing and felt awful. The air conditioning is in-wall (window type) units that appear fairly new which is good, but the filter was disgusting. I get the feeling that this property was neglected for many many years and was allowed to go into disrepair and cater to a low class clientele. Now their pictures make it look rather fresh, bright and new. Don't believe the pictures by any means. The bathrooms aren't shown because they are horrendous. Not only is the bathroom so small you can't sit on the toilet without keeping the door open but aside form the extremely tiny closet-like size it was mold, mildew and horribly peeling paint. I can't believe how bad this was. THANKFULLY I only needed a bed for 12 hours before an early flight. If I had booked this dump for multiple days I would have immediately checked out as soon as I got to the room. The staff seemed friendly so I have no problems with them, but I only interacted with them briefly to check in and briefly to check out. Trust me on this, though, the hotel itself and the rooms are ABSOLUTELY AWFUL. Your vacation will be ruined if you book this hotel. I can't even recommend it for 12 hours just to sleep and shower before a flight change. I paid $149.11 total for a Sunday night and even at that seemingly reasonable price it was not worth it. It is robbery for them to charge more than $100 for this trashy place. Be aware that like almost all hotels in Miami Beach there will be additional "resort fees" added ranging from $15-50. This hotel adds over $30 which is also completely ridiculous for what little is supplied. Not even any water supplied. This is by no means a "resort" but just be aware that ALL hotels in this area will add such a daily fee so factor that into your total price decisions. That extra $30+ per day is in no way whatsoever worth it but you'll pay whether you use the beach chair or not. Here we go. My family stayed at the Greenview Hotel November 26, 2022. We booked several months in advance and didn't see the reviews until after we booked the hotel and the booking was nonrefundable. We had a stay planned on Miami Beach in April and decided to walk to the Greeneview and check it out and to see if they had us down in their reservations. The lobby was attractive but was in need of attention. We thought, 'OK, It's just for one night in November. How bad can it be?' Well, We checked in on November 26th. The front desk person was very helpful and pleasant. He even helped us print out some luggage tags for the cruise. We had two rooms (on separate floors, of course--inconvenient). Since we were going on a cruise the next day we had Eight people's worth of luggage. We thought we would take the luggage up on the elevator. We waited for the elevator for quite a while. When it opened we were shocked--there might be some shoe boxes out there bigger than the elevator. We thought we would send the luggage up on the elevator and have someone wait on the floors where each room was and that would make it easy. My daughter was helping get the luggage on the elevator when it decided to start closing with her half way in. I tried to stop the doors but it pulled me and wasn't going to reopen. It was fast and very forceful. I barely pulled my daughter out of the way in time. I think it would have crushed her (I am not exaggerating.) We finally got to our rooms, thankfully with all of our appendages. The rooms were dark and ill furnished. The online photos are not representative of the actual rooms. A metal chair a lounger and two beds, that's it. There was a refrigerator and it was cold. There was a closet that had the light on when we arrived and nobody could figure out how to turn the light off. Upon the first use of the toilet, the handle fell off and we had to call the front desk to have it replaced. We left the hotel to enjoy Miami Beach for the evening and the rest of the stay was uneventful. We checked out in the morning and was given receipts for both rooms and we were on our way to the cruise port. Once home, on our next credit card statement we noticed a $100 dollar charge from the hotel. My wife called and the employee said she didn't know why and to call back in the morning to talk to the manager. My wife called back the next day and spoke with another employee. This employee stated that the damage charge was for dirty/stained towels and advised us to e-mail the hotel so the owner can address the issue. Imagine our shock! $100 dollars for dirty towels. This is when I knew it was a bogus situation. I always double check hotel rooms to avoid leaving any items behind. This includes putting all the towels into the shower to make sure there are no clothes intermingled with them. The towels were used but there were no stains. I fired off an email to the owner to have him address this bogus charge. Surprise! Surprise! The e-mail was not reponded to. I noticed in another review that they charged damages to a guest for dirty towels, also. Since they didn't want to respond to my e-mail I decided to write this review. It pretends to be a Boutique Hotel, but it is far from it. It's just a simple and OLD hotel. Some things to note here: First, they have an elevator that is overdue for maintenance since 2019, which everyone can see on the maintenance report attached to the wall of the elevator. This is REALLY dangerous as the one and only elevator in the building. Second, the place needs better cleaning services, from the front door to the rooms, we can see dirt and in our room we got in and cleaned the floor as it was dusty. Another point that we need to advise, one of the front desk staff is the rudest person working a front desk that I have seen in my entire life. One of nights, one of us arrived without the room key and sat at the lobby to wait the others, immediately this lady, harshly asked him what he was doing there, if he had a name and room number. Another time, a local friend of ours, came to see us and did the same thing, got in and sat to wait for us to get down, the same lady asked for names and room number, he knew the names, but not the room number, but told her that we were gonna come down and meet him, she made him wait outside of the lobby in the rain. When we down and saw it, he told us what was going on and without us being able to say a word, the lady started to argue with us, told us that we should instruct visitors with the room number and started being really loud and impolite (none of us were saying a single word at the time). When we finally told her that we are going to complain about her to the manager, she yelled, “No, I will complain about you to the manager, because you guys are rude!”. The pictures do not represent the website photos. The mattresses need upgrade too dark in the room. The bathrooms are dark and small. Very outdated lots of patch work to make it look presentable. Whatever they clean with burns your nose smells strong like pine sol. The elevators are like a closet very very small. No parking the lobby is clean but everything else is old. No refrigerator the desks are very worn…one metal seat in the room. The air condition was hard to adjust no extra safety latch on the room and the gap under the door is too big allowing bugs to go under your door.
My experience with this hotel booked via Hotels.com was very poor. Basically, we had booked two rooms in July as we were a party of four travelling form the UK to Miami. When we arrived at the hotel, they claimed they only had a booking for a single room. They failed to acknowledge the email from Hotels.com and failed to offer us two rooms as per the booking which we had actually paid for. We were left with no choice but to leave the hotel and pursue a claim for a refund from Hotels.com. The experience with Hotels.com is also proving to be a pain as they keep claiming they have no record of my booking. I'm still pursuing this matter and no doubt it will be a tedious exercise. My recommendation to potential guests is to avoid this hotel - customer service is poor, and the hotel itself will not provide a great experience.…
Horrible hotel. Pictures on website are photoshopped. There are bugs and ants. I checked out a day earlier because my child was scared to be there anymore. Hotel denied even giving me refund. Its a scam
This is false advertisement! I thought the elevator was going to break with two people in it. The room were disgusting, dirty, creepy, moldy, the bathroom floor was falling apart. My husband had 2 asthma attacks in less than one hour. He thought we were going to be mugged, shot, or rapped if we stayed there. Left in under 2 hours, never got money back. I have never stayed in a hotle like this and I travel Europe all the time and have stayed in some shaddy places. This one tops them all. I will say the worker at the front desk was very friendly and helpful.
We arrived at the hotel closer to 9:00p on May 4th, supposedly we are staying for 4 nights but we never stayed at the hotel because of many factors. Lets start with the front desk agent (Roldin) who was incredibly rude to us. We checked in and she told us to park somewhere that she did not even know how far is it from the hotel, she literally gave us the answer "I DONT KNOW" (poker face) so we walked out because we were super hungry and we thought of just coming back and ask for more information but then we read the parking lot next to the building that we could park there for $35 if we are hotel guest so we stopped by and let her know about it, when we walked in to the elevator, she yelled at us and told us "I DO KNOW THAT, YOU DO NOT HAVE TO TELL ME!!" Anyways we get to the room and everything is absolutely insane, you are paying 1,300 for 4 nights for a motel, with pillows that seems used, broken tiles shower, toilet not flushing, room smells body odor. We went straight to the front desk to get a refund, and Roldin who obviously do not have knowledge about reservation and customer service, she kept saying to call third party booking when in fact we booked it thru hotel website. I spoke to a better agent, i think he is the NA, he refunded our 3 nights and our first night should go thru the Manager who also never contacted us and seems do not care the hotel . Thank you Alejandra you are the best Manager ever for not reaching out to us about the incident and for also hiring Roldin. You should shut down this hotel and make a full renovation! DO NOT STAY HERE FOLKS!…
Rooms dirty and outdated. Bathroom extremely small and dirty looking. Had to turn sideways to sit on the toilet. Construction next door is very loud. Woke up to bug bites on our legs and ankles. This hotel is the absolute worst. Only good thing is it is very close to the beach.
This hotel is within walking distance to Jackie Gleason Theater and Lincoln Rd. The bed was very comfortable and the room was clean. The only thing I didn’t like was the shower. It was perhaps the smallest a shower could possibly be and the faucet was broken. The water wasn’t hot. I made it work. So that was the only issue. A clean comfortable bed is hard to find in a lot of hotels so this hotel gets 4 stars from me. It’s pricey too but comparable to prices in South beach.
