When we booked our trip at this hotel, we wanted the perfect location. It is walking distance from everything touristy to do in South Beach and a stones throw away from the beach! My advice for any travelers looking to stay in a boutique hotel in this area, check all of the amenities and how much they charge for a resort fee. Unfortunately, this hotel charges a resort fee and I never quite understood why. There is no breaks fast included, a pool, and the thermostat doesn’t work. The gentleman who helps you with your bags was extremely friendly and the bartender on the roof was one of the most fun bartenders we have ever met! If you choose to stay here, make sure you bring an extra blanket and extra pillows. It is clean, close to everything and extremely affordable. They have a designated area on the beach but BYOB!

We stayed here last week, Mar10-Mar14 2024.

I want to start out with that the staff of the hotel were very nice and accommodating. Were able to check in a little early and after noticing a stain on our bed sheets they rushed up and changed them and told us we could have a late check out and baggage storage at no charge as well.

The hotel is a short walk down to the beach and you can reserve two chairs at no charge from the Bucher Brothers rentals, umbrella is an extra fee.

Over all the pictures try to make the hotel look very nice and I would say that they are slightly deceiving. It isn't new, shiny and modern. It is cheaply updated and looks good until you really look.

As for the amenities, don't believe everything you read on the list.

The buffet breakfast was a choice of chocolate or blueberry muffins, coffee or tea on morning one. After that there was NO FOOD any of the remaining days. We were told, "The truck is delayed, there is nothing we can do about it". I would accept that for the first day but not day two, three, and four. I did ask what they normally have and was told, "muffins, bagels, a bowl of fruit". That is not a buffet. False advertising.

The rooftop patio was CLOSED the entire time we were there. From what we could see the wood up there is in bad need of replacement and it looks like a safety hazard.

The only ice machine is down in the kitchenette and you have to have someone from the desk go and scoop it for you. It wasn't working the first two days we were there.

There was visible mold on our bathroom tile grout and ceiling. The AC did not seem to push out much air. We had it set at 50 degrees the entire time and it was never cool in there. It seems like the filter (above the door as you walk in) really needs to be cleaned.

Our room faced the front of the hotel which also seemed to be the alley for the hotel across the street. We heard a lot of delivery trucks and garbage trucks really well through our thin windows.

Hotel is centrally located and a short walk to the beach. We appreciated the beach chairs through Bouche Brothers. Bed and pillows are comfortable. Room was simple but comfortable and clean. Minimalist style —no bureau to unpack or anywhere to put your luggage. With this being said, the hotel is NOT soundproof —you can hear absolutely everything from upstairs, the hallway and the street! Breakfast is probably the worst we have had — consisted of muffins, bagels, and coffee. Fruit was gone. By the time we came down every morning. The front staff was friendly and accommodating. Upon check in the gentleman recommended ocean deli down the street —it’s Latino own and it had great coffee and food, including breakfast. You can also buy drinks there and bring them to the beach or your room. I feel that a good nights sleep, does not come with a price attached to it, and probably the biggest downfall of this gem!

The hotel is a disaster - we had reserved for 2 nights almost 8 months in advance, on the day of check-in the hotel said they could not find our reservation. After calling eBookers (a very reputable 3rd party booking site, owned by Expedia) about our reservation, they made sure Townhouse honoured our reservation! The manager was very huffy about having to honour the price we had reserved at, and was rude after we checked in. Here I am thinking that if the property messes up, they should apologise! Nothing from them.

The resort fee is a bit absurd, $25.99 pp per day for two towels, an umbrella and their beach chairs.

Rooms are basic, roof top bar is nice but only open in evenings and not much of a crowd. Free drink per night included but the drinks are not nice, so not really worth it - so many better places around.

Will not be staying again.

This is a pretty basic hotel. You have to sign a ‘contract’ when you check in which is where you’ll first get sight of the ‘resort’ fee, a total rip off — basically paying extra for nothing. Our room (with a no smoking sign inside) absolutely stank of smoke. Disgusting. They couldn’t do anything about it. Rooms are pretty bland, no colour or warmth about them. Shower was weak and covered in limescale. Valet is ridiculous at $36. You can get a free beer or plastic glass of wine from the rooftop bar which is probably the main positive about the place. You get what you pay for and this doesn’t feel like anything special at all.

Terrible experience.

When we got there, we were told that the room we reserved several weeks in advance was not available, then were given the excuse that just because we reserved a room, does not mean that we would get it. They ended up placing us in a smaller room.

Furthermore, we were charged a $64 "service fee" when we signed in, which we were not informed about at all prior to paying for the reservation.

Was also disappointed to find out that the hotel no longer offered breakfast, which has not corrected on their website.

The hotel room itself was very minimalistic and not very sanitary.

We felt very mislead and cheated by this experience. Would not recommend.

Only pro is that it is a 2 minute walk from the beach, but be aware that rooms look nothing like the pictures, and you will be charged extra money in addition to your reservation payments

I very rarely write reviews but this one has to be done. This was easily one of the worst hotels I have ever stayed at.
Lobby area very uninviting.
The carpets and walls in the hallway where our room was located were disgusting.
"Newly renovated rooms" complete with loose fitting power sockets, patchy paint work and cracks in tiles.
Rooftop bar was closed.
Hotel restaurant was closed.
Elevator not working and every room being upstairs (good luck if you're elderly or disabled).

When we checked in we were told that everything was paid for and we would have no further charges. Upon checking out we were given a receipt stating that we would be charged $119usd (for the resort fee). This resort fee gets charged for slow, temperamental wifi and a beach towel you can sign out and then have to walk 2-3 blocks for your "designated sun lounge" which gets packed away at 5pm.
We attempted to explain our conversation had when checking in about all costs being covered but the receptionist repeatedly spoke over the top of me, telling us that we were wrong and would be charged the amount regardless, failed to apologise for any miscommunication which may have occurred and told us to "follow it up with the company you booked with". The guy was incredibly unfriendly, unprofessional and sat with a smirk on his face any time we tried to speak.

So despite the hotel being in terrible condition with many things broken or closed (which you don't find out until arriving) they still charge a ridiculous price to stay there. The only thing thrown in for free is their poor attitude.

I would advise everyone to avoid this hotel at all costs.

Townhouse is one of the smaller hotels around the beach. I booked here as it was one of the most reasonably priced places while not compromising good beach access/location.

They don't have designated beach area but you can get free towels, umbrella, and benches that you can use. No in room coffee makers but they make coffee and tea in the lobby every morning which I find was better than most small hotel room coffee machines.

The rooms are very clean, simple, and practical. Beds are comfortable and bathroom fixtures are in good shape. If you're looking for more comfort in a room besides sleeping and showering this place might not be for you.

The highlight is the super helpful staff that will greet you when you're coming and going, both concierge and maintenance staff. I've asked for a few small accommodations during my stay such as making coffee a little earlier than 7 so I could drink before boarding my tour bus and they were more than happy to do. They also recommended a few places to eat in both Miami Beach and Key West which did not disappoint!

Arrived at the hotel, was friendly and easy. We got to the room and it stank, STANK of smoke. Called down and asked to move. They said they were full so sent the cleaner to spray the room.
Windows don’t open so no chance of letting any fresh air in.
Hotel is clean but basic. I have heard complaints of noise however I am staying on the 3rd floor and the noise was ok.
That said, I have stayed in worse around South Beach...
Roof is really nice however opens at 7pm and the welcome drinks are limited to wine and beer...
Would I come back? Probably?! However it’s clear there’s work need to be done here.

This is horrid. Please tell me who would run a hotel and charge someone for a room directly below a rooftop dance club that blares music until 3am?

We cannot sleep at all.

The staff literally could do nothing. This is out of their hands.

I am not aware of the fragrance , but its location is very strategic as 100 meters from beach and 50 meters from free bus trolley. but overall its old wine in a new bottle.
