True in real estate, and location of your hotel. Found this hotel in '07, and have been returning since. Okay, its not the Ritz, but you have all the basics here, just wish they could get the front of the house staff challenges worked out, plus the prop. really needs a complete redo, updates are nice and they are doing it section by section, but get on with it. The lobby is sparse but functional, the pool area is limited by size, and the beach access is perfect. You are getting a old holiday Inn branded by Marriott right on the water, prices pretty fair for what you get, plus easy walking (short drive) to great local eateries. We had a complex res. including use of Bonvoy pts, revenue, and AE issued e credits, so we spent 2 hrs with the Bonvoy desk, and front desk staff directly at the property trying to smooth out the res to avoid major stress upon check in. Good Luck with that, upon check in (Victor) could not make it work without us checking out of the hotel 3 's in 5 days. With a suite for one nite, and two more moves during our stay. We requested MOD, but none on site. Upon arrival in our room, the AC unit was broken and that led to Rick from maint replacing the unit at 9pm at night. He is a rock star and became our best contact at the property over next few days, he is a true asset/worth every penny he gets paid doing maint @ two hotels. We did leave a msg for the GM, and Michael Hitt did call us the next morning with apologies and ironed out all issues which did not require us to move during our stay, so kudos to Mike but extremely frustrating for Marriott Titanium Lifetime Elite member having to go to that extend to get things right ESPECIALLY after hours working with Bonvoy/on site staff to get it right before arrival. Weather was iffy over the stay, but the cleaning staff was always working hard (Covid practices in place), and the pool area was clean, towels plentiful, and well staffed. So all in all, a mixed bag, the facilities are there, Mike seems like he has a handle on things, but his front of the house folks need major retraining in hospitality and guest services.

We enjoyed 3 nights at this location. Overall, for the price paid, I expected more in terms of the quality of accommodations but would return simply to have the location and easy beach access. Cons: The carpet throughout the halls/rooms was worn, and the bath fixtures in our room looked like they needed to be replaced (spout moved out from shower wall when pulled, sometimes hard to get good transition to shower spray). The shower didn’t get very hot, and the bathroom sink was slow to drain. The bathroom just looked like it needed a remodel. The beds made most of our backs sore. Outlets by the beds were loose and didn’t hold a plug. Fitness center was modest: 2 treadmills, 2 bikes, 1 elliptical...all Life Fitness brand and quite old. Rack of dumbbells and basic bench, universal weight machine. Loved the filtered water machine though! Pros: I’m glad we got a room with an ocean view as that was one of the favorite aspects of the property. We loved walking right out the back of the hotel onto the beach and watching sunrises and sunsets from our room. The balcony was perfect for sitting and reading and listening to the ocean while feeling the warmth of the sun. Location on Jacksonville Beach was close to many restaurants and not far from Ponte Vedra or Atlantic Beach. On-site parking without valet appreciated. We did not eat in the bistro downstairs or use the pool.

Absolutely horrible experience so far! Terrible room that was not cleaned properly and still has old food in the mini-fridge. Rock hard lumpy mattress makes it impossible to sleep. Stains on carpet and furniture...yuck. My husband's birthday getaway is ruined. Not worth it!

We stopped here for one night on our trip to Orlando. Customer service was very good. Used a SNA and was awarded the one bedroom suite a week before our arrival. That was very nice to know we were already upgraded. Was thanked numerous times for being a platinum member. The room is very big and comfortable. Huge balcony with a gorgeous view.

Stayed here for one night on a recent road trip. It has a great beach location and is convenient to many restaurants and shops. Rooms were standard, but great. They have laundry facilities and a small gym.
