Way overpriced for average campground. Sites were fair. Pool was very small but clean. The river is a swamp. There are alligators. We saw 2! No signs warning you of this! Cable tv was poor reception. We checked my parents 2 RVs over and their's was bad also. There is nothing to do in the immediate area. 20 or so miles to the nicer Gulf beaches. Stayed at a RV resort right on the Santa Rosa Sound for $66 night so this was a big let down for $90/night.Maybe worth $40-50 at the most. No pix taken other than gator. The pix on website are much nicer than actuality.

Thank you so much for your feedback. We are located in a very natural area. You need to be aware of alligators anywhere that you visit in Florida (even in swimming pools). We are exactly 9 miles from Santa Rosa/Grayton Beach.

Live Oak Landing 229 Pitts Ave Freeport, FL 32439 1.877.436.5063 First visit to Live Oak Landing in Freeport, Florida and it did not disappoint! This is one of 6 RVC (Recreational Vehicle Cottage Resorts) around the country. 1/2 the resort are manufactured cottages and you can Google their purchase prices and rental prices. We settled in Tubuku The Wonder Trailer with full hook-up plus WiFi and cable. On the banks of Black Creek and Jolly Bay. Kayak, stand-up paddle boards, peddle boats and pontoon boats for rent. Well maintained pool. Large community center. Clean bathrooms and laundry facilities. Wood available for the fire ring in your space. Real estate agent on the grounds for the curiously rich to inquire about cottages. Located just 16 miles north of Santa Rosa Sound and the Gulf of Mexico and 20 miles south of DeFuniak Springs off I-10. The cost is a bit pricey at $82.00 per night but it is a well maintained and appointed park. Animal and Quiet Hours Friendly. I even got to wrestle what I thought was an alligator. Great fun for all.

Beware. They require the payment upfront and in full, no matter how early you book. And refused to compensate us when there was a horrible mixup with our assigned cabin. We arrived around 10:30 PM. There was no identified staff on the property. The area was poorly lit and cabin numbers were difficult to find. We entered the cabin we were originally assigned only to find that it was filthy and that someone had been in the cabin taking a shower shortly before our arrival. The furniture was covered in pet hair and there were long strand of hair on the bed pillows. I was terrified all night. Later we were told that the cabin was down for maintenance and "never should have been rented to us". In the morning when staff arrived we were required to move ourselves (my husband is disabled) to the cabin we were originally suppose to be assigned.

Dear Guest, Thank you for taking the time to share your feedback. To provide you with better accommodations, we did replace a couple of the boards on the wheelchair ramp, but your cottage it was not "closed for maintenance." This cottage is also not a "Pet-friendly" cottage, so we were not aware of any pets being inside the cottage. We show that you arrived at 1:43 pm. Had our staff been contacted, we would have certainly had our housekeeping staff revisit your cottage. We also provide an emergency number for anyone that arrives after hours to call for further assistance. Sincerely, Live Oak Landing

We were extremely happy with this campground! Off the beaten path but close enough to Freeport and Panama City so you can easily get essentials and more! Site was long enough to accommodate our motorhome and tow and it was level. Nice roads nearby for bike riding. Had a nice pool and community room in lodge. Some permanent residents in small houses and campsites but plenty of spaces for people passing through. On a river and close to Choctawhatchee Bay. Fishing, kayaking and canoeing available. The campground had everything we needed and we would recommend this place to other campers.

I was traveling with my family and they stayed in their RV in the campground. I rented one of the cottages and really loved it. It was so convenient to be near my family even though I didn't want to stay in the RV. I think that all of the cottages are decorated differently. Mine had a screened in porch with comfy furniture and a lower deck with a picnic table and a walkway down to the water. The bed was comfy. I really enjoyed my 5 night stay.
