Our stay here was very comfortable. Location is convenient to beach as well as grocery stores if you choose to cook in its kitchen.
The balconies are in a zig zag form giving kind if privacy.
It has ocean side facing pools.
Rooms have an ethnic bamboo theme which gave it a warm touch.
They have complimentary bicycles to go around the city.
Also there is complimentary laundry services so you dont need to worry about the quarters :)
Staff was friendly and had an easy check in and check out.

Well, this is our 2nd time staying at the resort, and, despite some “negatives” I will point out, we will be back again. I wrote a review 2 yrs ago and am unfortunately going to need to repeat some of those negatives. The positive? #1, for what you do get, it is very reasonably priced, a good sized waterfront “studio” unit has stovetop, refrig, m/w, utensils, it’s relatively quiet (always gonna have some loudmouth idiots), bar, restaurant marker 3 down below, pool, hot tub, lounges. The location can’t be beat, the beautiful view of the water and sunsets. The bed is large and comfortable. The negs? Ok, 2 yrs ago I said the dining chairs have wood legs which screech across the floors whenever moved, annoying, put some type of cushions on the leg bottoms is all it would take to eliminate. The bathroom, no fan, no light or shelving or towel rack in shower, again, not a hard fix. There is new management which, after receiving daily room upkeep service previously, now apparently happens only Monday’s. We needed to buy garbage bags (they supply only a few), some Lysol cleaning spray, had to request a broom and pan to keep any crumbs off the floor (The pan was useless, not made for this type cleanup next time, I’ll invest in a $20 small vacuum and be prepared. I will say the front desk did accommodate my requests immediately.
Bugs? know some reviewers have mentioned bugs, no “real” bugs, but every day over 2 weeks had annoying gnats here and there, and found in kitchen and bath these tiny tiny crawling ants, not even sure they were ants, baby gnats? Unless you looked closely you’d never notice them. What really grossed me out is when I found them in and around the coffeemaker and toaster. I didn’t bother reporting to maintenance because gnats are hard to get rid of, the tiny crawlers? The whole room would have to be somehow sprayed, didn’t want that, we didn’t want to vacate our room. How bout when we 1st arrived, there’s an envelope already there saying “I’ve prepared your room for you”, I’ll gladly tip , but after, not before service, no other “service” til Monday, and no envelope left at that time and they are not there daily as I said. Don’t expect a large screen tv mounted on the wall, only a tabletop small tv. Look, I know I pointed out all these little negs, but I still give the place 4 stars and will stay again, but I’ll be more prepared like it’s our “home” for any extended stay. If you can’t manage the negs, you can always stay at the HIE or The Fenway and pay much much more. BDS just has too much to offer for us to switch when in Dunedin including Eddie’s across the way, great beers, foods, activities, the park is walking distance too, the trolley stop just outside, easy travel to Tarpon Springs, Clearwater.

Thank you Vinny for your review and for coming back to stay with us! We appreciate you feedback and comments as this is how we can make improvements! I am happy that you enjoy staying with us. We are very proud of our resort and the location and view cannot be beat! I am sorry to hear that you had issues with (from your description) would sugar ants. Annoying little fellas that do pop up on occasion. We would have been happy to rectify that situation as it is a very non invasive fix. Thank you for now bringing that to our attention as now it will be on our radar! We look forward to you staying with us again! We have some exciting improvements in the works and can't wait for you to see them on your next visit!!

My husband and I spent the week of September 11-18 at Beso Del Sol. Our room was very comfortable and clean, which is always of great import to us. The hotel is in a great location, close to the beaches, and restaurants, and a pretty little historic downtown. I cannot say enough about the front desk, and their help, especially Jocelyn. She is a pro at knowing what customer service is all about, and she even helped me load a couple of beach chairs into my car! When we noticed some little ants in our bathroom, she was quick to get the maintenance people there, and they in turn were very quick to respond. We loved sitting looking out on the water with a drink in hand, and we loved the staff at the restaurant...thanks to Schuyler and Spencer! Overall, a great experience, and we will return.

food? the marker 8 bar restaurant downstairs has a limited menu if you want to order there, theres Eddies's across the street within walking distance, we were there 3x in 2 weeks, the services? excellent, room always made up to our likings over the 2 week stay, including the towels cruise ship like design folds, we bought our own and used refrig as we would at home. yes I only gave 4 stars, but not the fault of the BDS, its the people who can't abide by the rules and act immaturely. our 14th day of our stay was a beautiful day and after 13 really nice days there, apparently a wedding with a lot of younger partiers swamped the place, BDS had their security guy though monitoring the goings on, but we could not even sit out on our balcony overlooking the water outside because of the noise. we left at about 5pm to get lost for a couple of hours to get away only to see a red truck blast out of the parking lot hit and run a car that was trying to pull into the parking lot. felt terrible for the guy. one nite some partiers were making noise around the hot tub down below us til nearly 12 midnite, found out we could of called security and would of been taken care of, it closes at 10p. now for all the positives- the staff? A1, from jonathan, Kat, Nancy, the maiteneance and security guys, the friendly bar staff, all you can tell are so well versed in customer service and ready to provide any needs you might have. paper goods , coffee , towels, laundry needs , all provided . the furniture (we had the "studio" overlooking the water) more than ample, plenty of draw space, cabinet space both in kitchen and bath, although the bath was lacking an exhaust fan which would be good. as far as the furniture goes, the heavy chairs for the kitchen area are nice, but the people above us tended to annoyingly drag them across the floor without regard of how they sounded down below, so I don't think that kind of chair is good when they can be heard by the floor below when moved. the parking was always ample although that wedding day made it a little difficult, but I was assured by a staff member when we went came back he would "make sure" we had a spot

We appreciate your review and your candid remarks about our awesome staff and how much you enjoyed your stay with us. Yes, the party atmosphere does ramp up with onsite weddings and events but our staff is very mindful of our quiet time hours after 11pm. We think it kinda fun to watch all the activity on the pool deck sometimes! Hope to see you again soon.

For us the location is wonderful. My in-laws wintered in Dunedin 20-25 years ago. At BDS: Publix is a mile up the road; Tarpon Springs is about 9 miles North; Dunedin itself is lovely; Eli's BBQ is less than a mile South; the walking/riding trail is a stones throw away (it goes from St Petersburg to Tarpon AND Clearwater Beach is 4 miles to the South.............good restaurants galore!
Specifically at Beso Del Sol, the staff including housekeeping and maintenance are top notch. Special recognition must be given to Nancy (in the office). She always has the right answer
We have our 2021 reservations.

My wife and I needed a room for one night as we were conducting some business in the area so we popped in hoping for an available room. Not only did they find us a room, they found us a beautiful third floor oceanfront room! The room was small, but comfortable for the two of us, and was even equipped with a small kitchen, including a full size refrigerator. Although some of the decor was a bit dated, it somehow seemed right - rather quaint in this laid back seaside town, and we really enjoyed it. There are two pools; one that’s open to the public and one for hotel guests only. There’s a long dock out in front for people who want to come in by boat and tie up for a while for a meal, a drink and maybe a swim. This same dock also hosts the Freedom Boat Club. The bed in our room was very comfortable and the pillows were much better than normal hotel quality. Our room overlooked the pools, tiki bar/restaurant downstairs and the water, so the view was incredible! We have decided that this will be our main spot to stay when we return to the area. It’s conveniently located close to Tampa, Clearwater, Tarpon Springs, and St. Petersburg, but is far enough off the main highway 19 that it feels like it’s in a small town.

We just spent a week at this place through our timeshare. While the property is old as well as the furnishings, our unit 330 was clean, spacious, had 2 queen beds, 2 baths, and a full kitchen with a stove/oven which we requested. It was located away from the restaurant on the property so it was quiet and we slept well. It was also conveniently located right next to the stairs. The staff was always pleasant and helpful and the sunset views by the pool were gorgeous. The food at the restaurant "The Marker" was good and reasonably priced and Ellie was extremely pleasant. The location of this place cannot be beat! There is a bicycle trail very close and downtown Dunedin is within walking distance as well as many nearby attractions. We will be back!

We had no idea what to expect since we had never heard of Dunedin nor the resort. Close to Clearwater and many other popular destinations to check out. We went Oct 16-23 and had the most perfect weather being nice and warm(not hot humid)Everyone was very friendly and helpful from the phone call with Rebecca to confirm reservation right through the week we spent there! Michelle and staff in the Tiki bar/restaurant(great eating and prices with entertainment) were great. Our room was not on the water but very cozy and had everything we needed (sliding doors to deck off bedroom and living room) Easy walk to town or parks. Will definitely be back!

Very nice hotel right on the bay. We had a studio King on the 3rd floor. Unit 318 had mini fridge, stovetop, microwave, coffee pot, toaster and enough plates and utensils, no dishwasher. Room was clean and comfortable bed. Bathroom was clean, but shower stall was small and no overhead light. Kind of funny, soap dish was not level on the shower wall and soap just slid right off. We faced the bay and had a nice balcony with French doors. Stayed 6 nights and every sunset was picture perfect. Gorgeous, awesome just some of the words to describe the sun sinking into the west. Hotel provides free bikes and the Pinellas bike path only a block away. We enjoyed a short ride to downtown Dunedin. Big plus was Marker 8/ Tiki Bar right downstairs. Good bar food and drinks. Housekeeping did a great job everyday. We did find 1 small cockroach on our last night there on the sink. Room was very clean, but you are in the South. We would like to return to Beso Del Sol for a longer stay next year.

Upon check in I was concerned because the bedroom and a very bad odor. We went to the office and explained the issue and before we could get back to the room maintenance was already in the room addressing the issue. He told us if it didn't get better they would move us. Between what he did and a little air freshener the rest of the week was good.
The room was clean and comfortable.
We had booked a partial water but the only way to see the water was to lean out over the balcony railing. But that is ok.
I liked the location, as it was easy to get to Honeymoon Island and also into Clearwater.
We intended to use the complimentary bikes, but it was raining when we were going to use them.
The fire department was a little slow getting to the facility the night the fire alarm went off, but we made the best of it, by sitting in the car and listening to a book.
Great service and a good place to stay!
