This condo at the Royal Mansion , (3307) was all we had hoped for and more ! This 2 floors condo is located in the third building , with a beautiful ocean and courtyard view from a shaded and extremely private balcony, furnished with plenty of comfortable furniture. The interior has been completely remodeled and it shows ! We loved the 2 gorgeous functional bathrooms. We loved all the amenities ! And the bedrooms were also perfect. Kitchen is extremely well stocked and includes many small appliances we weren’t expecting! Living room is gorgeous and really comfortable ! After reading other condo reviews, we we’re happy that this condo has no carpet, except for stairway. The extras like Netflix, WII console , and all the beach accessories made our stay perfect. Owners went above and beyond to make sure we had all the info needed for a fantastic vacation . The beach is steps away, and beautiful! We will be returning, and highly recommend condo 3307 in the Royal Mansion .

the pictures they show must be very old, the furniture there is terrible, fridge top shelf, no glass,45 stairs from ground level to upper bedroom fixed it myself after no help from agents $31.90 at Home depot for plexiglass. mold on floor outside balcony, tried to clean couldn't do it. not a full sleeper sofa , it's a futon that tips when you roll over no way 2 can fit on it. steel chairs around kitchen table looks like gym equipment. no dresser in lower bedroom, after complaining one was brought in. coffee maker died and was replaced. foam mattress topper on lower bedroom bed moves around and falls over edge of bed, not comfy at all, you need to move it back into place in the middle of night. 45 steps from ground level to top bedroom. the furniture they show in pictures is mostly not in there. GREAT LOCATION

We have stayed at Royal Mansions #3307 several times, and we keep coming back. The property location is on a very quiet stretch of beach. The condo itself is beautiful, newly renovated, and has relaxing furnishings & decor. The verandah has an awesome view of the ocean and is shaded in the afternoon - a big plus in Florida. The condo comes with so many extras like Netflix, video games, fishing gear, beach towels, beach chairs, etc. Kitchen is fully stocked if you like to cook, but there are so many great restaurants nearby, you may not want to cook. Cocoa Beach Best, which manages this condo, is available and attentive if we had any questions or needs. The condo has been very clean every time we have rented it. Owners are super friendly and very helpful. Highly recommended!

We just left Royal Mansions after spending a glorious 10 days!! Weather was beautiful and my daughter, son, and I had a wonderful time. I was very pleased that all the renovations were completed and everything looks very nice! Last year when we visited everything was under construction so it was challenging but we have been coming to stay here every year since my daughter was born 12 years ago, my aunt and uncle own a unit here and let us come each summer. I am an administrator at a school and I look forward to being able to see the beautiful sunrises, being so close to the beach and relaxing by the pool as a way to de-stress during the summer while my kids play. I was surprised the front office said permanently closed and they used to play music on the speakers but others brought their own music. We will continue to come each other and would highly recommend to others!!!

This was our first time at Royal Mansions. I was a bit nervous reading reviews, so let me explain our score. Royal Mansions is extremely well kept. They have been and still are updating the property. Every morning I watched a facilities man, sweeping, picking up and checking on the overall property. What we soon discovered, because each condo is owned by a different person, not all are created equal. Our condo 2204 was clean, and for us, that was necessary. However, it had not been updated. The kitchen light would occasionally work, there were no screens in the window to enjoy the fresh air, and the sliding glass door screen was torn. Many of the outlets did not work, and storage was minimal. We rebooked from another owner for longer next year. The mansions is on a quiet dead end street. You can not believe the sunrises! It has a private beach, community pool and hot tub. There are three levels of the Mansions. Ground floor, with a patio and extra sleeping. Atrium, where we were, has a balcony, one bedroom and a pullout sofa. You could see the ocean and sunrises. The penthouse , third level has from what I heard, a lot of stairs, but beautiful views and two bedrooms. I love it here! We can not wait to return next March!

Stayed in Room 3302 this weekend for a women's empowerment getaway with some friends and this room was super gross. When we first got here the room smelled really musty, and all maintenance did was give us a deodorizer to spray. We had to open the sliders to air out the room and combined with the spray barely worked. We asked that we be changed to another room and were told the resort was booked. After taking a look around at the condo, we noticed that the place was not cleaned. The carpet is black (which is probably where the musty odor comes from), the shower curtain was full of mildew and mold, the shower head was crusty, bugs in the dresser drawers and window sills, the blinds were non-working, and the HVAC did not adequately work on the 3rd floor. When we called the front desk, the lady had no guest hospitality and blamed the maintenance guy and the housekeeper for the way the condo looked. We paid over $600 for a 2 night stay, and while we understand that this is an older beach condo, we certainly did not expect for the condo to look like this, and for the front desk hospitality to be atrocious.

We did have to modify request that were fulfilled in previous years because of COVID restrictions but tried to accommodate what we could to make your stay enjoyable, including sending maintenance and housekeeping back to the unit. Most recent of several stays at the Royal Mansions, great time and great unit. On-site property management does a great job working with you on booking (online, easy) and any changes, late arrivals, etc. Building renovations look to be nearly done (August 2020), and have made nice improvements to the whole area. Quiet awesome beach, nice pool and common areas, great views of cruise ships, ocean, and rocket launches! Unit was well maintained and very clean! Great family location. Visited the Kennedy Space Center, did a kayak bioluminescence tour, and all the Cocoa Beach fun was nearby too!

This is not my first time staying on the property! I called the office prior to booking and I literally mentioned my need for quiet time and the pool. When we arrived, it was quite obvious there were renovations going on at the property. Checked into the room. Porch area was extremely extremely dirty and the table and chairs were as well. I swept it myself and cleaned it up so we could use it. Then, we see a sign posted stating pool is closed..pretty much for the duration of my stay. I think it should have been mentioned when I called the property and discussed my stay (asking where room was located and if close to pool) as I would have considered changing my dates for when the pool was accessible. The WIFI connection was terrible as well....In lieu of writing a review, I tried emailing them but did not receive a response. I hate to post a negative review but i really needed some downtime for this trip and it was a mess!

There were still some renovations going on at the property, but it was not very loud or disturbing. This is great location right on the beach. Also nice that the beach is not over crowded like some other beach areas. You definitely need a car if you want to do anything. Not really w/in walking distance to anything. But everything is really easy to get to by car. We stayed in one bedroom condo, so nice to have a full kitchen. Pool area is also very clean & nice, but a little small. If you're looking for a good place to eat close by, try Zarrella's for good wood fired pizza & Italian on the corner of Central & Astronaut Blvd.

The property is in a good location and has a lot of potential, but we stayed in Room #1101 on the first floor and it was very dated andin need of an upgrade. My sister stayed in the unit above us #1201 and they also had issues (some worse than ours). Be aware that some units are rented through VRBO. My other sister who did rent through VRBO had a wonderful unit and wrote a glowing review on her unit in the same complex. My other sister and I rented through the property management that is on site and both of our units were in poor condition (hers even had mold in it). Some of our furniture was extremely old, the ceiling was stained, paint was chipped and peeling in several places, especially the bathroom, and there was no washer and dryer, even though there was a closet that had hook ups in it. Right after we checked in to our unit, I notified the front desk that the internet did not work and that my husband absolutely had to have WiFi (as was advertised for our unit) in order to do his work. The lady said she would contact the WiFi company and see if they could fix it. The next day there still was no internet, so my husband called the front desk and the lady told him that it had to be re-booted from the internet company, but they were closed and she would call them the next day. She told him that several other people were having issues with the WiFi too. No one called us the next day and we still had no WiFi service, so my husband had to go to a nearby town to do his work all day. I called again the next day to tell them we still had no internet and all the lady would say is "I'm sorry". That is nice, but it does not solve our problem and is not acceptable in the Hospitality Industry. She tried to tell me that we were the only ones who were having trouble, then got very rude and actually hung up the phone on me! My sister who was staying in the unit above ours, was with me and heard the whole conversation and could not believe that someone would act like that - very unprofessional! If we had known the condition of the unit, we probably would not have stayed here and we definitely will not, when we come back to the area in May. Just an FYI, the 1st floor units cannot see the beach because of high bushes. So if you want to see the water, you will have to stay in one of the upper units, but be advised that there is no elevator, so you will be hauling your luggage up the stairs. If these units are remodeled and they get their WiFi issues taken care of, there is a lot of potential because they are in a great location. But in the condition they are in now, I would not recommend them to anyone.

I am sorry you had issues, we have had WIFI issues and as you could see while here we are in the process of renovations which do include dedicated WiFi to each unit. There is no excuse for anyone to be rude (hanging up the phone) and you can be sure proper discipline will be taken. I hope you will come back after all work is complete!
