We stayed here this past week and are very happy with our experience thus far. Rooms are clean, staff was attentive with any requests. We had a suite with 2 queen beds, with balcony, living area with table for 4, and kitchenette with stove, microwave, dishwasher. All dishes and silverware were in the dishwasher and sanitized after each guest stay. Continental breakfast with mostly packaged items available, with COVID conscious set-up. Location is excellent, located steps off the main drag of the boardwalk, with direct access to beach. You can rent umbrellas for $4 per hour and chairs for $2 per hour. Beach was crowded but after 4pm the crowds really lightened up. Lifeguards on duty until 5pm. Pool was opened but limited to 17 people at a time, so the one time we tried to go we weren’t able to get in. But weather has been great so we weren’t happy to spend our time on the beach. Plenty of food options near by, but most restaurants close by 9pm these days. Plenty of takeout options available in the area. Very family friendly area.

I needed to look at the ocean and I needed to feel safe, and the Bethany Beach Ocean Suites delivered on both. I especially appreciated manager Lorna Petchey’s working with me to find an oceanfront room vs oceanview (definitely avoid the latter) and allowing us to change rooms even though that involves a thorough extra cleaning for the hotel staff. The excellent restaurant is open, the location on quiet and masked requiring Bethany Beach offered different options for dining. I highly recommend it and if conditions don’t permit me to travel further next year, I will be back!

First of all I was impressed with the way this hotel operated during Covid-19. The friendly staff was well prepared and had excellent protocols in place to ensure everyone's safety. From always wearing masks, proper social distancing procedures, and hand sanitizing stations everywhere, we had nothing to worry about and could finally RELAX!! The room was spotless and the ocean view was perfect! Due to Covid the housekeepers couldn't enter the room, but the staff was very responsive via the Marriott app to bring us whatever we needed. The kids loved watching movies while swimming at the pool. They always have things for the kids to do. Try the crab cakes from 99 Sea Level downstairs, they are amazing!! We are looking forward to visiting again for sure, sooner than later!

I stayed at this hotel June 9-10, and frankly I feel like I paid quite a lot for very little. I understand that the hotel was just coming out of the COVID-19 shut down, but they really should not accept guests unless they’re truly prepared to function at a reasonable capacity and level of service. Upon checking in I was told my room was not ready, despite calling the night before to advise of my afternoon arrival time, as well as checking in ahead of time via the Marriott Bonvoy app, and calling the hotel again on my way in to town to request an early check in. I eventually received my room, but was not provided my typical platinum upgrade.

Upon checking in the room and a day at the beach, I found out my room’s bathtub faucet was broken and the shower would not function. would not function. This is an issue that probably could’ve been resolved during the weeks the hotel was shut down, to ensure the rooms were all up to standard. I called the front desk numerous times with no answer, so walked to the lobby to ask for assistance. Eventually maintenance was able to make the fix.

Later I wanted to take my family to dinner and found out the hotel restaurant was functioning at limited capacity, as well as most of the restaurants in town. When making my reservation I was told that everything in Bethany Beach was open and “back to normal” after the COVID shutdown, but this was obviously not the case. Every restaurant required advance reservations, even for pickup. Having to jump through hoops made it quite difficult to try to support the local economy. This is not the hotel’s fault, but they could have done a better job communicating the local restrictions.

The next day I found out the hotel’s breakfast was hardly worth the effort or up to the standard of a typical Residence Inn. Again, understanding that they needed to function within the guidelines of the CDC and state, I feel that more offerings could’ve been provided. The hotel attendant in the kitchen told me that she had just started that week and they were out of a lot of items, and were having trouble filling the orders from various suppliers. This goes back to my comment that the hotel should not open to full capacity until they’re able to offer a standard of quality typical of this property.

Before going to the beach that morning I requested extra towels via the Marriott Bonvoy app. When I returned to the room two hours later I still did not have any towels. I again called the front desk, as well as housekeeping, numerous times with no answer. Like the day before, I again had to physically walk down to the lobby to find someone to assist me, only to be told that they had no extra towels because they were all being washed! I find that hard to believe that there was not a single extra towel in the hotel at 10 in the morning.

All in all this was a quite underwhelming travel experience and I was expecting a lot more from this property based on the numerous positive reviews and the location. I most likely will not be coming back, which is unfortunate because the local economy will rely on people traveling here to recover as quickly as could be possible.

I travel around the world and have stayed at high end hotels in different countries. I am also a Marriott member for the past 18 years and a stock owner We were looking for a quick weekend trip, last weekend, and based on reviews, we stayed there. Because of the virus, the services that you are paying for are unavailable. We understand that but how can the hotel group that owns a Residence Inn, not a premium hotel in the chain like a JW or another one of it's premium hotels like St. Regis among others , would charge $800 a night for no services. Breakfast is limited and they hand you the food. No indoor seating for their restaurant. In fact, no sitting inside the hotel. The gym allows only 2 people at a time. Most of the activities were pretty much canceled. The room, king premium, was small and needed some cosmetic upkeep. The back of the bathroom door was rotting out. Our bed sheets were stained and we had to call someone to get another sheet because they do not change your linens while you in the room. You have to ask for towels and sheets. Okay, not a problem. The virus. We get it. But, I have stayed at Residence Inn, Courtyard for $150 a night that was just as nice and near the beach in Florida. The towels were always gone from the pool area and the gym. The pool was very unassuming. The gym was decent for a small hotel gym.

On the plus side, parking, on the boardwalk and in the heart of Bethany Beach. Overall the hotel was clean, the rooms are quiet and the staff was friendly.

I'm sorry, but the hotel group is gouging it's customers for limited services and basic Residence Inn rooms. They are taking advantage of the customer because of the location and they know people will pay for it because they are basically the only chain in town. I am surprised that the Marriott Corporation is not looking in to this. This can't be a company run hotel. There is absolutely no way any of the rooms during peak season even if all the amenities were available is worth $800. Last year, we stayed at the Hyatt Resort in the Cayman Islands and it was $600 a night.

As much as we liked the location and Bethany Beach, we would not stay there again unless the price dropped severely which isn't going to happen.

Located right on the beach and boardwalk, our oceanfront all-suites hotel is perfectly situated in upscale Bethany Beach. As such, our rates reflect the convenience of our fantastic location to area restaurants, shops, and attractions. Off-season you can find great deals online. Travelers love visiting us in May, June, September and October. The weather is great, crowds are minimal, and our local restaurants boast amazing second-season specials. At this time, Delaware is currently under a State of Emergency due to the Covid-19 pandemic. As a result, the Governor has strict mandates in place for hotels and restaurants to ensure physical distancing. Occupancy levels in our fitness centers, pool areas, and restaurants are currently reduced per the mandate. Food buffets , including hotel breakfast buffets, are prohibited at this time. To remain compliant with the Governor's mandates and for the safety of our staff and valued guests like yourself, we are now providing a Grab and Go breakfast that can be enjoyed in your suite or on your balcony. Further, we do not operate the restaurant. 99 Sea Level is a separate entity that only provides lunch and dinner. This is the reason why we cannot allow guests to sit in their dining room for breakfast. We remain committed to following our Governor's mandates as well as the guidelines set by Marriott to ensure the safest experience possible for our guests and staff. My husband and I spent 6 nights at this hotel and checked out yesterday. The location is prime, but the hotel was shockingly overpriced and dirty. The manager was not "available" to speak to us.
When we got to our room, there were food crumbs on the floors from the previous occupants and I asked to have that cleaned. I was told that they would lend me a BROOM so I could to that myself if I wanted it done! The entire time we were there, we had to beg for towels, empty the trash ourselves, ask for toilet paper. You get it. It was a complete disgrace. The room was not attended to even once, though they state in their paperwork that they will remove trash and towels each day. The hallway was not cleaned the entire week we were there.
Towels were threadbare and they gave us only one face towel for two people for a week. One miniscule bar of soap for two people for a week. One roll of cheesy TP.
We paid about $1000 per night and had expected a lovely stay, but the lack of cleanliness made us uneasy and marred our vacation.
Do not go there if you are looking for a nice place to stay. There were several advertisements at boardwalk condos that were for rent. Next time I will look into that.
Marriott should be ashamed and I intend to give up my membership to their loyalty program.

Decided to take a few day getaway on Presidents Weekend to our favorite beach resort and see what it feels like in February at Delaware's Bethany Beach Oceans Suites Residence Inn. Both my wife and I had the same reaction - it's as perfect and relaxing as our summer vacations there, minus the suntan lotion. With the big grand welcoming from Uncle Frank, Allyson, Mari, and Devon upon arrival and throughout our stay, we were so glad we went to the beach in February. The team mentioned are hospitality leaders and best in class who know how to ensure your stay is the best relaxing experience. They make you feel special and at home and answer all my questions with a smile.

The team filled us in on local spots to dine and when music was being played in their own gorgeous lobby and dining areas at Bethany Oceans Suites. We rarely drift to far from this special relaxing resort except for our walks on the boardwalk, beach, and bike rides. It's a different atmosphere in February watching the ocean wave’s roar but still very picturesque, relaxing and enjoyable. Apparently others feel the same as our hotel was packed with friendly guests, many which I spoke with in the beverage lounge and on the beach/ boardwalk. Great facilities draw great and friendly people if you choose to interact.

This weekend we also were able to enjoy the breakfast they have on their outside deck as the weather was outstanding. What a way to start your morning off, or if you are like me and awake 5AM, I quietly head down to the lobby for fresh coffee, a newspaper, and wait for the sun to rise prior to breakfast with my wife. The ocean is smack in front of you, doesn’t get better than this. Even this early in the morning, team Bethany Ocean Suites are all smiles and happy to assist you!

It was a very much needed relaxing few days to unwind in the winter. All rooms are spacious, scenic, and a kitchen for your needs if you choose. Our room, and the entire end to end resort, are meticulously clean. Only sad part was leaving, but as they say “Until we meet again" (spring/summer 2020 is around the corner)

Thank you Uncle Frank, Allyson, Mari, Devon for your outstanding hospitality and accommodations. In fact, please thank the entire team for the atmosphere they have created there.

This hotel has so much potential. However overall it was quite disappointing, especially for the price point.

The Bethany beach ocean suites (owned by Marriott) are located in the heart of Bethany beach with views of the water. It has a really great location just near the main drag of BB and the boardwalk. However, the cost of over $600/night is absolutely absurd given the dismal service, lack of cleanliness and general lack of anything resembling luxury.

We called before we came and were told the pool was closed. However they noted beach towels were available and beach chairs and umbrellas would be available daily starting at 8am. When we arrived we found no beach towels were available (except for purchase). We clearly own beach towels and would have brought them had we not been misinformed. We were also told upon arrival that the beach chairs aren’t available until 10 AM. However I decided to ask the actual chair and umbrella employees who informed me that the start time was actually 9 AM. The front desk didn’t seem to care (or note) that they were repeatedly given out false information. With young kids, that hour makes a difference.

The lobby bathrooms were poorly maintained (trash on the floors, dirty toilet seats, and no toilet paper to be seen). I mentioned this to the front desk and was told there was no housekeeping on site yet.

The breakfast had a vast variety of foods but they were rarely restocked so you weren’t able to actually enjoy many of them. Coffee ran out multiple times. Also flies ruled the school at the buffet. The floors were sticky and it is very clear that the hotel is understaffed (oh, and the staff talk to you about it…incessantly)

Covid has changed the game for many businesses but unfortunately the Marriott is nowhere near what is should be.

This was a great hotel at a very nice location.
We were right on the Boardwalk and just steps away from the main “downtown” area. Lots of restaurants, treats and drinks nearby. Something for everyone. Quick drive to Ocean City (15-20 mins to get to 145th street)

About the hotel:
The hotel was very clean and the staff was very nice. There was a man who helped us with the parking permit needed and sanitized the carts for us.
The room was very clean, but one thing I noticed is that the thermostat didn’t go below 68. Seems like that would be cool, but the room never felt really cold after returning from a hot day at the beach.
The breakfast in my opinion was not the best.
The options were limited and it seems like they could have paid closer attention to the cleanliness of that area. It got really messy throughout the morning. Tables were cleaned quickly, but the place where you get food really could have used constant wiping.
Pool and gym were clean.

I would stay here again. Nice place for families, if you are in your early 20s and you want to go out and party....this isn’t the location for you...15 minutes up the road and go to Ocean City.

This is a fairly nice property consisting of 2 separate buildings separated by a city street but both buildings are on the boardwalk so an easy walk to the beach.

Check-in was a bit awkward for a few reasons, most notably with the front desk clerk "mansplaining" that they couldn't possibly give us an upper floor room as requested because they were both a resort property and were full that night (they weren't; I checked on the app a short while later and there was availability throughout our stay). As a lifetime Platinum member, usually the treatment is a little better than that but I guess Marriott status doesn't count at this property. Anyway, the lower floor room was OK, just with no much of a view.

The rooms are small but comfortable. Many of the rooms come with little or no view so be sure to ask ahead or at check-in if that's important to you. We were on the 1st floor in the south building and had a close-up view of a pine tree, which was actually better than a parking lot view other rooms offer. Also, first floor rooms facing the beach have their view partially blocked by the dunes so you only see the boardwalk and a mountain of sand.

Free breakfast is served in the lobby/bar area and was great although due to COVID (May 2021) they would dish out your food onto a plate vs. you touching anything. Servers there were very pleasant and friendly, and the breakfast seating is on an outdoor patio that sits next to the boardwalk so it's a great view of the beach and sunrise.

Parking in the garages under the building is kind of tight so I wouldn't bring a large SUV or truck there unless you're willing to pay for street parking.
