Bethany Beach Ocean Suites Residence Inn is lauded for its excellent location and family-friendly atmosphere, offering stunning oceanfront views and easy beach access that guests adore. Staff at the hotel receive commendations for their friendliness, although there are occasional concerns about their efficiency.
While the spacious rooms with beachy vibes are a highlight for many, some guests have noted cleanliness and maintenance issues. Additionally, the hotel's value proposition has been questioned, with a number of travelers finding the cost steep relative to the services and amenities provided.

Detailed Reviews
It's been a while since our last review and we are "thankful' to be able to take to the keyboard. We recently returned from a last minute type venture to Betheny Beach Delaware. We had secured a room at the Marriott Residence Inn located directly on the boardwalk. In all fairness, we were warned of ongoing construction and restuarant shortcommings before we decided to book. Upon arrival after we were met by a polite front desk staff we decided to park on premesis (extra $10. per night) rather than use the street parking. Our room was nice albeit a little dated. However, after some checking, the room was lacking in expected essentials. After dropping my wallet which I promply and accidentally kicked under the bed I was suprised to see an unexpected amount of dust and tissues along with some loose change (latter donated ) taking up residence. We were short on towels and the tissue box was one shy of empty. The ice maker would not work and we were short coffee mugs , spoons and there was only one short glass in the cabinet and NO clothes hangers. Because of the hour and just wanting to relax we decided to wait untill the next morning to ask for remedy (clothes hangers excepted). The next morning we voiced our concerns to a very busy front desk staff member who actually wrote down all our complaints. The note was taken by another staff member supposedly direct to housekeeping. We returned around 4pm and to our surprise our room was not touched . When we went back to the front desk, the same person on duty immediately spoke with the hotel GM and within 30 minutes our room was put in proper order. We knew going in that there could be some construction related difficulties but never anticipated iffy room preperations at what will be an upscale Marriott property. As the storm settled the rest of our stay was most pleasant. The front desk (Diane) was outstanding under obvious harried conditions and was most helpful in guiding us with recomendations for day trips, restaurants and yes.....just plain relaxing. There is the ancient expression about "S Happens ". We have traveled enough to know the wisdom of this time honored idiom.. The housekeeping staff eventually addressed the issue with sincere appologies and yes, we look forward to a return in the fall.

The hotel was fine, the location and ease of beach access was great. the roof top pool was fun. the restaurant for dinner was very good. The buffet breakfast was sufficient. I had arranged for 4 suite rooms for all our family. All the rooms were large, the kitchen was good. overall cleanliness was fine. it's on the beach so yes it hard to keep the sand outside. One negative was that none of the rooms were available until dinnertime. It was unclear if this was a staffing issue. The front desk staff were friendly but kept saying they would text me when rooms were ready, but no one ever did. We needed to get changed in the lobby restrooms to hit the beach without unpacking. The second negative was the cost to park, especially when I was paying for the 4 rooms myself and they would not give me a break on any of the pricing for parking or the rooms.

I recently stayed at Bethany Beach Ocean Suites for a retreat. The staff were all A+ caliber, the location is exceptional (literally steps from the sand) and the onsite restaurant (Via Sophia by the Sea) is not to be missed. I am already planning a return trip in August with my family. Thank you Bethany Beach Ocean Suites for making my business trip feel like a vacation!

No longer owned by Marriott but owned by another corporation. I believe they are licensed to carry the name. It was a pleasant visit. The hotel was fully booked the week we went. Some staff members are very welcoming. Front desk, most of the time, had only one staff member for check in and resolving concerns of your stay. Breakfast is basic. Three hot entrees (scrambled eggs every day, either bacon, sausage or Canadian ham) that were lukewarm most of the time. Twice during our stay, breakfast staff did not show up on time. Various breads, yogurt, a fresh fruit or two, juice from a machine, oatmeal, coffee, mild containers. Most mornings nothing sweet for coffee until the last two days of our visit. Pretty standard fair. Housekeeping: issues with staff the week we were there. Nine staff members out sick. You may or may not had your room “refreshed” or fresh towels. We had to call front desk everyday to request housekeeping to show up. Housekeeping staff are to turn over checkout rooms before they could refresh current hotel guest rooms. Marriott members with Titanium status at check in received goodies. Anyone below the status, nothing but a smile. Was not aware of parking charge of $25 a night. You can spend $600/$700 or more a night, parking not included! Property for the most part kept up. But there are times during the day the restrooms in the main lobby, the pool area, morning breakfast tables, elevators, outside seating areas, need a refresh! If you are there for the beach most of the day, I guess you can overlook the deficiencies of the hotel. Walking distance to shopping and restaurants!

This is a beautiful hotel in a perfect location, with friendly staff. You will certainly pay a premium for these benefits. Unfortunately, our experience fell well short of basic expectations for cleanliness and maintenance of any decent accommodation, let alone a “luxury” property. Do not expect excellence here.
Our room reeked of cigarette smoke and needed to be aired out for the first full day, the floors were sandy and filthy, the kitchenette sink was clogged, there was missing cookware, the coffee maker was broken, and the tvs/internet were so slow they were unusable. Also, having to pay an additional $40/day for parking is ridiculous.

This hotel has so much potential. However overall it was quite disappointing, especially for the price point.
The Bethany beach ocean suites (owned by Marriott) are located in the heart of Bethany beach with views of the water. It has a really great location just near the main drag of BB and the boardwalk. However, the cost of over $600/night is absolutely absurd given the dismal service, lack of cleanliness and general lack of anything resembling luxury.
We called before we came and were told the pool was closed. However they noted beach towels were available and beach chairs and umbrellas would be available daily starting at 8am. When we arrived we found no beach towels were available (except for purchase). We clearly own beach towels and would have brought them had we not been misinformed. We were also told upon arrival that the beach chairs aren’t available until 10 AM. However I decided to ask the actual chair and umbrella employees who informed me that the start time was actually 9 AM. The front desk didn’t seem to care (or note) that they were repeatedly given out false information. With young kids, that hour makes a difference.
The lobby bathrooms were poorly maintained (trash on the floors, dirty toilet seats, and no toilet paper to be seen). I mentioned this to the front desk and was told there was no housekeeping on site yet.
The breakfast had a vast variety of foods but they were rarely restocked so you weren’t able to actually enjoy many of them. Coffee ran out multiple times. Also flies ruled the school at the buffet. The floors were sticky and it is very clear that the hotel is understaffed (oh, and the staff talk to you about it…incessantly)
Covid has changed the game for many businesses but unfortunately the Marriott is nowhere near what is should be.

During my stay from June 11, 2024, to June 16, 2024, at the Bethany Beach Ocean Suites Residence Inn, I encountered numerous issues that significantly detracted from the overall experience, especially considering the premium price range of $600-$900 per night.
Cleanliness: Upon entering my room, I was immediately confronted with a distressing sight—more than six flies were buzzing around, which raised serious concerns about the hygiene standards maintained by the establishment.
Customer Service: The service at the front desk was disappointing. The staff seemed both inattentive and uninformed, which severely limited their ability to assist efficiently.
Amenities: Contrary to the hotel's assurances, the room service was unavailable, and the in-room amenities were significantly lacking, which does not align with the luxury standards advertised.
Digital Service: I also faced issues with the Marriott Bonvoy App. Despite several requests for various items through the app, none were fulfilled, showcasing a lack of responsiveness and efficiency in digital guest services.
Parking: The parking facilities were inadequate, adding to the frustration due to the scarcity of available spaces.
These collective issues have led me to question the management and operational standards of the hotel. I am left disappointed by my experience and would appreciate a response from the management on how these serious concerns will be addressed. Future guests deserve to know what to expect from their stay.

It’s a nice hotel, clean and big rooms. Very friendly staff. Has the trappings of a Marriott but is really a beach hotel, which is annoying with the price.
Two issues certainly people should be aware of:
1. It’s more of a motel on the beach in the sense of security. Every door is accessible, it’s easy to get anywhere in the hotel by anyone…they don’t lock them. A call to the desk about this issue yielded nothing changed.
2. There were two TVs in the room, one wasn’t connected to anything. The one that did work, the remote was terrible and you can tell it’s not really a priority (which is excusable because it’s on the beach, but not fun when raining). Also the bar has six big TVs…that are again connected to nothing. It’s weird because there’s a lobby TV about 20 feet away with full cable. The TV situation is a mess at this hotel. No one comes to the beach for TVs, I get it, but it is currently not where any other resort/beach/vacation location we’ve been to in the last ten years is at - which is strange.
Other than that - great location, easy access to a nice vacation!

Good Evening Mike, Thank you so much for taking time to provide feedback on your stay with us here at Bethany Beach Ocean Suites, Residence Inn by Marriott. I am happy to hear you enjoyed the clean and spacious suites we have on site, and our oceanfront location just off the beach added to your stay. I wanted to let you know we have worked to secure the property since your stay and key card access to exterior doors is now required. The safety and security of our guests and staff is paramount, and we appreciate you letting us know. I have also followed up with our property engineering team to ensure the TV's in all guestrooms are properly connected and functioning - I am sorry you had this experience during your stay, as this is certainly not up to our standards and we want our guests to have options in their suites to watch TV in both the bedroom area as well as living areas on-site. We hope to have the opportunity to welcome you back to the property should your travels bring you back to Bethany Beach and appreciate the gift of feedback. Kind Regards, Derek Vance

This wasn't our first time staying at the Marriott in BB, but probably our last. Unfortunately, what use to be a great getaway experience, turned into a nightmare. Made our reservations online, received confirmation, we were booked for a king suite. When we arrived the personnel told us there was a "glitch" in the system and we couldn't have a king suite, but there was one double queen available which he would discount and throw in parking. We explained we booked a king and want a king suite (we also paid in advance) He insisted nothing was available and apologized for the glitch. We asked him why we were not notified about this issue in advanced, we travelled 3 hours to get the BB and we would have went somewhere else had we known. He didn't have an answer for us. We took the room since at this point we really didn't have a choice. The hallway outside of the room smelled of dog poop, but fortunately the room did not. I did end up having a respiratory issue since I am allergic to dogs and while we were aware this hotel was pet friendly we didn't realize there are rooms blocked out for pet owners or those that do not have pets. They have a buffet breakfast in the morning which was average. Upon checking out the next morning, the woman was more interested in playing with her own dog, than addressing our issues. We wanted to make sure we were not charged for our king suite, or parking and the room was discounted. Never asked how our stay was, I did bring up to her about the supposed glitch, but again her dog had her attention. This was a big disappointment to say the least.

Good Afternoon Darla, I am so sorry to hear about the negative experience you had while staying with us. I will be sure to review this feedback with our leadership team to ensure the items you mentioned and how they impacted your stay are addressed and corrected for our future guests. This is certainly not the experience we want any of our guests to have while enjoying the Bethany Beach area, and I will make sure the communication, room assignment and cleaning is addressed. The team and I hope to have the opportunity to welcome you back to the property for a more enjoyable stay and appreciate your time in bringing these items to our attenion. All the Best, Derek Vance

Worst experience ever especially for the price . The rooms were not ready on time and then were not properly cleaned or had any of their amentities( no soap, no towels, sheets missing) etc. We even had an instance of a staff memeber entering the hotel room without knocking as if we werent in the room. . When we asked them questions they would just shake their shrugs their shoulders and walk away. The breakfsast was terrible. All food items that were in the warmer were actually ice cold and it didn't matter when you came to the breakfast. This was the worst hotel stay I have ever had. We would have left and checked out early if there had been anyother option that wasn't over 35 minutes away.
