This no-frills pet friendly property features small and cozy cabins with kitchen sink and one and two bedroom joined cabins. Staff is friendly and accommodating and there is no upcharge for pets. Great affordable place to stay while you soak in the Pagosa hot pools.

The location of this property is close to gas stations, bank, Walmart, and lots of restaurants. We had a 1 bedroom king room which was comfortable and clean but very outdated. They do have a ceiling fan in the front room and a plug in fan for the bedroom which we used the whole time we were there as the room got very hot and stuffy. The kitchenette is stocked with all plates, utensils, cooking pans, dish soap, etc. However, when we cooked breakfast, despite using pam to cook with, the food stuck to the cooking pan as the teflon has worn out, so just be aware. The TV didn't work as well so we didn't use it at all. The bathroom was perfectly fine with plenty of towels. Note: there is no cleaning service available so it up to you to take out the trash and clean up after yourself before checking out - this was not a problem for us. The parking lots has lots of beautiful trees everywhere and very clean, with chairs and a small table to use outside everyone's door. They even have bbq grills for use right outside. We felt safe and loved how quite and peaceful the area is. We'll stay here again!!

Great location! We stayed in the RV section, which had large spaces with a good amount of space between slots so you’re not crammed in on top of other RVs. We were disappointed that only 1 set of bathrooms/showers was open “due to COVID” which seems to be everyone’s way of decreasing service. The second set of bathrooms/showers should definitely be opened. Make a reservation.

Holy cow is this a hidden gem. We only stayed here for one night (with young kids and a dog) but would definitely come back. We had a two bedroom suite room which had a full kitchen and sitting area plus a large bathroom and the two bedrooms with queen beds. Everything was clean and comfortable. The grounds were unassuming but welcoming - tables to eat outside and a playground for kids. Located a couple miles outside of town but the rooms are tucked back and no traffic noise - we slept with the windows open. Located a mile or two from Wal Mart. Great value - would absolutely recommend and hope to return when we visit Pagosa again.

Nice place to stay in Pagosa. We stayed in a suite. Nice to have separate living, kitchen, and bedroom areas. Everything was clean. Furniture isn't new but was comfortable. Slept well. Didn't use the pool area, but there is one. Our room was pet friendly, but our dog didn't seem to notice that others has come before him. So room was well cleared. Office person on duty from 9am to 9pm. We would stay here again.

We stayed in one of the two bedroom suites at this RV Park. It was perfect. Lovely room with updated kitchen and bathroom. Had all we needed. The beds were comfortable. The park is clean and quiet. Great location on the west side of Pagosa Springs, close to many amenities but not in the downtown area.

Absolutely beautiful. Large RV sites. WiFi works great. Our first experience on this trip where it actually works.
Lake is close by as well as Walmart and we could walk to Sonic.

Nice park. Lots of rules!! The lady at the front desk was not very friendly. The park doesn't have many amenities. No pool, no playground. It did have laundry but we didn't use it. The sites were nice sized and pretty level.

No bang for your buck in this RV park! Over priced, very basic. Highway noise and airport noise. Bathrooms were not cleaned daily. Owner/manager was rude and dismissive when sharing our experience staying in her park. Don’t waste your time or money !

I was on site 21 in May. I was surprised at the high cost of staying here and amazed that the site was gravel and not level given the park is new. But the worst was when I plugged in. There is a ground fault on site 21. I have now had 4 repair shops confirm that the resulting damages were caused by a grounding problem. My fridge, Microwave, and converter were damaged. My converter actually caught fire, I managed to get myself and my dog off the rig and a neighbor put out the flames with his extinguisher. Management was angry that my dog was off leash (there was a fire going on) and that I wanted to call the fire department. I only had 85 gallons of fuel and 40 gallons of propane on board and three other rigs within 30 feet with active flames. Guess they wanted the explosion to be seen from outer space.
When I returned to the town after partial repairs the management would not even listen to my recommendation that they check the electric post on the site. Being a somewhat reasonable person I did not ask that they pay for all my damages, I offered receipts and asked for 50% payment as my rig is not brand new, but everything was in working order when I arrived. I have not even gotten an acknowledgement of my request. I've waited three months and decided to let others know how this place treated me. In 8 years of rving, I have never had such a bad experience at a park.
