Arrived a little later than we wanted to due to a weather delay.  Received a nice call saying that our info would be in the after hours mailbox, ok so far so good.  So then we pulled in and thought we were in the wrong place because the pictures online look nothing like it.  Made our way to our very very small site on the "creek" which had a good amount of floating garbage in it.  As we are attempting to back into our site 2 police officers walk up to the camper across from us and are talking to a group of people that are clearly living in the camper...Not a good sign.  The majority of the campers near us are clearly people's homes.  Go to plug the motorhome into the 30 amp site we paid for and NADA.. no electricity.  Call the number ... No answer, just an answering machine .. leave a message AND I email them.  There is NO after hours number so if you have an issue outside of the office hours, you're screwed.  Luckily for us, and unluckily for the other people around we turn the generator on.  The next morning, still NO word from management so we stop in the office on the way out where clearly they can't be bothered, they tell us reluctantly that they "will take a look".  Also, when we tell her the police were there last night she says "not surprised".  Get  back after a day of exploring and still NO electric.  Luckily at that point the site next to us is vacant so we plug into theirs.  So we paid $72 to stay in a trailer park in the smallest site ever with no electric and PS no campfires.

This was our first long trip with our new travel trailer so we were learning as we went. I made the reservation only a couple weeks before arriving. Office staff was very nice and patient with me on the phone (being our first trip) We weren't sure we would be arriving before the office closed but they assured us that would be fine and to just keep in touch with the office the closer we got. The park is quiet and peaceful and very conveniently located. They have a laundry room, nice shower/restrooms, next to a park with pond and easy access. We walked to a great little diner called Uncle Sam's just up the road. (Review forthcoming) We just bought our trailer this year and can't wait to go back in warmer weather to enjoy more of the attractions the town has to offer like cliff dwellings, the train to top of Pikes Peak etc.

The location was great. A motorcyclist decided to rive their engine very late at night. I don’t believe it was a camper, I believe it was a permanent RV guest. Other than that everything was fine and clean.

As everyone has stated, the sites are tight but there are many pros. Pros: The location is within walking distance to coffee shop, restaurant, well maintained park (with basketball court, pond to fish, playground and trail). Walking distance to downtown Manitou Springs. Our site was on the creek which made for lovely morning and evening. We would stay here again for the creek and location. Bathrooms and park were well maintained and we appreciated staff's help while parking our huge RV. Cons: We were sightseeing during the day and weren't as disturbed by the closeness of our neighbors but did not enjoy listening to neighbor's chatter while in the RV. Seems pricier than most RV parks.

My wife and I have stayed at this RV Park several times. It has very tight spaces and they often try to fit larger travel trailers into spots with very little room to back in and get out of comfortably. They use to offer staff assistance to get into assigned spots, but that has not happened the last couple of times we stayed here. The most noticeable decline is in their bathrooms. During this trip, in the midst of the Covid 19 crisis, none of their soap dispensers worked, and we often did not have paper towels in the dispensers. One of the 3 toilets rarely had toilet paper in one their stalls. I complained to staff one afternoon, immediately after the bathroom cleaning period, that they still had not addressed the toilet paper issue and did not leave any soap dispensers filled. Staff said they would address it, but a couple of hours later, nothing had changed. Their bathrooms have needed remodeling and upgrading for the last couple of years, but they choose to let the bathrooms get worse each year. It is a pretty campground, close to a beautiful river and local tourist spots, but it is deteriorating. Unfortunately, Manitou Springs RV parks are pretty unattractive, and that is the only reason we have kept returning--we may try a different campground if we return to this area in the future.
