My wife and I have stayed at this RV Park several times. It has very tight spaces and they often try to fit larger travel trailers into spots with very little room to back in and get out of comfortably. They use to offer staff assistance to get into assigned spots, but that has not happened the last couple of times we stayed here. The most noticeable decline is in their bathrooms. During this trip, in the midst of the Covid 19 crisis, none of their soap dispensers worked, and we often did not have paper towels in the dispensers. One of the 3 toilets rarely had toilet paper in one their stalls. I complained to staff one afternoon, immediately after the bathroom cleaning period, that they still had not addressed the toilet paper issue and did not leave any soap dispensers filled. Staff said they would address it, but a couple of hours later, nothing had changed. Their bathrooms have needed remodeling and upgrading for the last couple of years, but they choose to let the bathrooms get worse each year. It is a pretty campground, close to a beautiful river and local tourist spots, but it is deteriorating. Unfortunately, Manitou Springs RV parks are pretty unattractive, and that is the only reason we have kept returning--we may try a different campground if we return to this area in the future.

The only real complaint about this park is how tight the spaces are. You are right on top of each other with no room to breathe. They were super helpful. We had a family emergency that delayed our trip by a day. I called the day we were supposed to check in and they were very understanding. They offered to refund us a night or we could change our reservation by a day to still stay the same amount of time. If you have a big rig, you might consider another park unless you are a very experienced driver.

This was our first long trip with our new travel trailer so we were learning as we went. I made the reservation only a couple weeks before arriving. Office staff was very nice and patient with me on the phone (being our first trip) We weren't sure we would be arriving before the office closed but they assured us that would be fine and to just keep in touch with the office the closer we got. The park is quiet and peaceful and very conveniently located. They have a laundry room, nice shower/restrooms, next to a park with pond and easy access. We walked to a great little diner called Uncle Sam's just up the road. (Review forthcoming) We just bought our trailer this year and can't wait to go back in warmer weather to enjoy more of the attractions the town has to offer like cliff dwellings, the train to top of Pikes Peak etc.

I had made plans to stay at this campground on a two month trip starting in May but given the health crisis and economic crisis, I was forced to cancel the trip. I had 10+ reservations already made and deposits paid, many with "no deposit refund" policies. I contacted all the campgrounds, explained my situation and asked for my deposit to be refunded. This was the ONLY campground that denied my request and was totally inflexible in this time of crisis. It was disappointing and, in my opinion, insensitive to people impacted by the crisis. It took two emails to even get a response.

This place has a reputation for making unauthorized charges as mentioned by many people. I wish I would’ve read the reviews from previous campers. This is the biggest joke of an rv park there could be. For the price of $97 you get to stay awake all night fearing for the safety of yourself and your family due the neighboring crack heads camping in the same park, screaming and yelling threats around everyone’s trailers all night. We left a day early due to the fact that they “couldn’t” remove the person from their park, and for the main fact that we literally feared for our family’s safety staying at this park. When we mentioned that we wanted a refund for the night we didn’t stay there (not even mentioning the night we were literally awake all night, which we should have included as well) the manager said they’d talk to the owner and get back to us.she never called back which wasn’t a surprise based on her unprofessional appearance and demeanor. When we followed up she said the owner refused to give us a refund for the night we didn’t even stay there. Do yourself a favor and find somewhere else where you don’t have to fear for your safety.

We reserved our spot mid-January and from the pictures, felt the price of $100 per night, while quite high would be worth it. We pulled in around 1:00 PM and were greeted right at the entry way. So far so good. After check in one of the employees helped us park. The spots are so tight it is unbelievable. We have a 33' 5th wheel and I have been pulling and backing trailers for over 45 years. The direction they had us pull in, made it impossible to back in. No room, left, right or front as other campers across the way made it impossible to turn tight enough. I realized after 2 tries we should have backed all the way in. Fortunately, I was able to get turned around, with 1/2" of clearance between my front tire and the Class A directly opposite our site. After that backing in was finally accomplished and we were able to set up. We have slides on both sides and their website prompts for the correct information. However they have no regard in placing you in the correct spot to accommodate length and slides. We wanted to be next to the stream and paid the extra. Trash everywhere and very dis-heartening. Tripped the breaker several times. Staff smoke like a chimney. When you enter the check-in area it reeks of cigarette smoke. $200 latter and not a relaxing weekend. Beautiful area, it's a shame they don't invest in campground improvements to justify the charges. We will never go back and neither should you.

Small RV park with a nice Creek and close to Manitou Springs. Kids can walk to the park just behind the camps sites and access the Manitou Springs Creek Trail. Very close to Garden of the gods and other attractions. Check in was great and we really enjoyed our time there.

We stayed here for four nights in June. We just loved the small, quaint park. We have a 25’ RV so parking was not a problem for us at all. Larger rigs did have a bit of an issue parking. The sites are small … your neighbors slid is right up to your pad and picnic table but still loved the feel of the park. The water and electric hookups were on the wrong side which was kind of strange but wasn’t a problem. I would agree with a few of the comments on some of the long term rigs that are there. It does look a bit trashy in a few areas.

The location is great for no matter what you want to do in the area. Walking distance to town and several of the popular attractions.

Would recommend staying here and would stay here again. The ladies at the front desk were always friendly, smiling and happy to answer any questions you have.

This “RV park” is a parking lot in the middle of town with roads on every side! Super tight spots on gravel with trees only around the outside and businesses and roads seem and heard through the trees. There are so many other great places to actually camp! And beware! We made a reservation then saw the place and refused to stay there. So the girl at the desk was friendly and cancelled us and said call the manager on Monday to get a refund. Of course on Monday I was told they do not issue refunds! And it was $94 for one night to tent camp! Horrible!!! Go somewhere else!!!

This is an extremely crowded RV Park - our spot was small enough that we could not park our vehicle at our site - ridiculous for the extravagant cost (Labor Day weekend)!

We had a nice location by the creek. The RV park is with in walking distance of downtown Manitou Springs - so the location is great. Bathrooms were clean. Trail access for walking or biking is excellent.

They should give up a couple of sites in order to allow enough space between units - absolutely no privacy if you want to sit outside or eat at your picnic table. It was difficult maneuvering to back into our site in such close quarters. Other RV parks in this area appear to be just as undesirable unless you are accustomed to community living.

We're glad you enjoyed the convenience of being close to local attractions and the beauty of our creekside location. However, we understand that the space between sites and the tight quarters were not ideal for you, especially during a busy holiday weekend like Labor Day. As an older park, we acknowledge that some of our sites are tight, but we believe our location in the heart of Manitou Springs and access to local attractions offer a unique advantage. Your suggestion to create more space between sites is something we will certainly take into consideration as we continually seek ways to improve our guests’ experience. We understand privacy is important, and we regret that this aspect detracted from your stay. We value your feedback and hope you might consider giving us another chance in the future to provide a better experience.

Thank you for your inquiry. The F 350 may have to be parked in overflow. Depends on how many other larger rigs are in the park at that time. This allows enough room for your patio/awning etc.

Hi, We are an urban RV park in the middle of the city of Manitou Springs & an easy walk into The Garden of the Gods Park only 3/4 mile away. We do not have tent camping. There is a trailhead to hike up Pikes Peak located at the far end of our city, ony 2 miles from our park.
