I called ahead to reserve our favorite spot from the year before, one of the spots with a pavilion. I told the lady that I was flexible with dates and wanted four nights in September and asked when I could have that particular spot. She gave me September 18 through the 22nd and said she would reserve it for us. We arrived on Sunday to a closed office and the spot had a large motorhome and car in it. People were camping in the spot we reserved. Wi-Fi was weak - no tv at night. Some dogs were off lease - they don’t enforce their own rules. When I called - no apologies. Blamed the change on the “home office”. 😡

By leaps and bounds our favorite RV park, the owners and managers are the best, knowledgeable about the area and very helpful with making plans. If you are looking to stay in Pikes Peak this is the place to stay.

Small RV park with a nice Creek and close to Manitou Springs. Kids can walk to the park just behind the camps sites and access the Manitou Springs Creek Trail. Very close to Garden of the gods and other attractions. Check in was great and we really enjoyed our time there.

It’s pretty cool and new when I went and u get a cool view of the mountains and the staff is nice and the whole thing is enclose in fence and there are two dog runs.And the grills that they offer are quality and not rusty.

This place has a reputation for making unauthorized charges as mentioned by many people. I wish I would’ve read the reviews from previous campers. This is the biggest joke of an rv park there could be. For the price of $97 you get to stay awake all night fearing for the safety of yourself and your family due the neighboring crack heads camping in the same park, screaming and yelling threats around everyone’s trailers all night. We left a day early due to the fact that they “couldn’t” remove the person from their park, and for the main fact that we literally feared for our family’s safety staying at this park. When we mentioned that we wanted a refund for the night we didn’t stay there (not even mentioning the night we were literally awake all night, which we should have included as well) the manager said they’d talk to the owner and get back to us.she never called back which wasn’t a surprise based on her unprofessional appearance and demeanor. When we followed up she said the owner refused to give us a refund for the night we didn’t even stay there. Do yourself a favor and find somewhere else where you don’t have to fear for your safety.

Pros: Sarah is very helpful, laid-back and goes out of her way to make sure everyone gets what they need. There are pastries and coffee in the am, the bathrooms and showers were VERY clean, and the laundromat was very nice too. Dog friendly, and close to everything. Little creek runs through, next to a walking path, there’s a dog-run. Cons: WOW is this place cramped!!! I don’t know how everyone is able to back these big rigs in without smashing into each other, I mean it’s tighhhhtt!!! Some sites are too small to fit a small camper and tow vehicle without unhooking and parking the tow vehicle sideways. Granted that’s definitely not all the sites, but even the big sites just are soooo close together.

We had reservations to stay back in May but due to Covid we had to cancel. I was promised a refund of our payment, less the deposit, by Sarrah. I have yet to see a dime. I have spoken on the phone to both Sarrah and Emily a few times and have emailed regarding this. Each time they give me some reason why the credit just didn't go through but they promise that this time they have it figured out and I should just wait a few more weeks. I feel like a fool for continuing to believe them. I am still waiting for over $550 refund of money I paid over six months ago.

overpriced. tiny spots. you have virtually zero view of anything as the next door neighbors camper/RV is right upon you . our slide out was only about 2 feet from the next door neighbors. ridiculous. we will never come here again. the next doors sewer hose is up against our picnic table. the other side, the guy just backed into our camper slide as he was backing into his spot with this pick up truck. laundry way overpriced. nearly $5 to do a load. and by the way, it says walking distance to town. . blah. blah. nearly a mile to get to the main part of town. dont come to this park. your better off in a motel.

The staff were all very nice and the laundry room wasn’t bad. However the spaces are extremely tight. The trees leaves drop this gross oily sticky drippings everywhere which sticks to your shoes, trailer, and anything you leave outside. There are also these gross black little big beetles that drop everywhere including on you. The bugs have this blood like substance that gets on you and anything you leave outside including your trailer and truck. The oily substance from the trees drops all over your car and windows. I wouldn’t stay in Manitou Sprngs. If you’re going to Garden of the Gods stay in Colorado Springs away from the highway 24 or stay up in Woodland Park if your on the 24.

Extremely small RV spots. Not conducive for large motorhomes, not to mention if you are towing a car. No privacy. Parking lot atmosphere. Overpriced! Close to down town but we would have rather had a little more space and had to drive a little further into downtown. We preferred downtown Old Colorado to downtown Manitou and it was only 2 miles away.
